A couple sees an ad that says “Beautiful large home in great shape $1,000.” It must be a misprint, but they call anyway. A lady answers and says it’s not a misprint. They race over and find it’s easily worth a million bucks. They ask the seller “what’s the catch?” The lady assures the couple there is no catch, but they are leery. A client bought a new home and the broker wanted to send flowers for the occasion.
Legal Hotline QUESTION: My buyer client made an offer on a house listed by another company. The listing agent told me that he had called his seller and that the seller had accepted my client’s offer. I never received the written acceptance and I have since found out that the seller entered into a contract with another buyer. My buyer believes that he should get the house because of the verbal acceptance of his offer. Is he correct? ANSWER: NO. The statute of frauds (MCL 566.108) requires that a contract for the sale of real estate be in the form of a signed written document in order to be enforceable. Since the so-called acceptance came through verbal communications between the seller, the listing agent, and the buyer’s agent and was never reduced to a signed writing, the contract is unenforceable.
They arrived at the home and the owner read the card; it said “Rest in Peace”. The owner was angry and called the florist to complain. After he had told the florist of the obvious mistake and how angry he was, the florist said. “Sir, I’m really sorry for the mistake, but rather than getting angry you should imagine this: somewhere there is a funeral taking place today, and they have flowers with a note saying, “Congratulations on your new home”.
NAR Opposes Plan to Limit MID NAR President Steve Brown issued the following statement in response to a tax proposal released today on Capitol Hill: "NAR supports reforms that promote economic growth, but we strongly oppose severely altering the rules that govern ownership and investment in real estate. Real estate powers almost one-fifth of the U.S. economy, employs more than 17 million Americans, and contributes a quarter of all federal and state tax revenue and as much as 70 percent of local taxes.
