The Cullowhee River Club will encompass 125 acres of scenic mountain property with over 1.3 miles of frontage on the pristine Tuckasegee River, widely known for its superior trout fishing and inclusion in the Western North Carolina Fly Fishing Trail, and popular with paddlers who enjoy kayaking and canoeing its scenic route. Cullowhee, located in Jackson County North Carolina, is 7 miles south of Sylva, a quaint, mountain town offering an array of dining and shopping opportunities and quality health care facilities. The town of Cashiers is 22 miles south of Cullowhee and the historic towns of Waynesville and Franklin are just 23 miles away. Harrah’s Cherokee Casino is located just 22 miles from Cullowhee and offers live gaming, world class entertainment, dining and shopping. The name “Cullowhee” is steeped in local heritage. It is historically known as the Cullowhee Valley, believed by some to be a translation from the Cherokee language meaning “valley of the lilies” and hearkens back to a time when this flower populated the area. The Cullowhee lily is a prominent part of the Cullowhee River Club logo and an aggressive effort is underway, led by the WCU chancellor’s wife, to reestablish this flower in the valley. Cullowhee River Club heartily supports this program and will establish extensive plantings of the flower throughout the community.

Cullowhee is best known as the home of Western Carolina University (WCU). Since its founding in 1889, WCU has grown to become a major cultural, scientific, and educational force in the region and state. A member of the University of North Carolina system, WCU provides educational opportunities to over 10,000 students representing 38 states and 32 countries. The new Cullowhee River Club entrance is located within 600 feet of the southeast end of the university campus. The Cullowhee River Club is designed as a mountain haven for individuals and families of all ages, casually elegant and deliberately lacking in the elitism and pretension typical to upscale communities. The rustic, yet sophisticated, mountain architectural style, proposed recreational amenities, and active community programming will make this community a memorable family gathering place for generations to come. The proposed Grand River Lodge, the heart of the community, will provide condominium residences and guest accommodations with one and two bedroom floor plans. The Lodge Restaurant, with river view indoor and outdoor dining, will provide casual and fine dining experiences and be the perfect venue for meetings and events.

A significant benefit to the residents of the Cullowhee River Club is access to the community’s club-style amenities and recreational experiences usually limited to private club communities with one important distinction- there are no club initiation fees or club dues at Cullowhee River Club.

Shaping the Vision The Cullowhee River Club was envisioned by a veteran team of developers, planners, architects, marketing and environmental consultants and funded by a Dallas-based equity capital group. The property development is being managed by Newell Land Group, LLC headed by Tim Newell, a 33-year veteran in the land development industry with domestic and international experience as a developer, land planner, and landscape architect. The developer team and capital partner both have an unwavering commitment to responsible development that supports conservation of natural resources. This combination of experience, capital, and commitment will enable Cullowhee River Club to become one of the most unique and exciting mountain residential and recreational communities in western North Carolina.


Founders Properties A limited number of riverfront and mountain homesites, cottages, townhomes, condominiums and cabins will be available in the Inaugural Founders Property Release. Riverfront Homesites on the Tuckasegee River ranging in size from 1/6 to 1/8 acres and priced from the low $130,000’s to the $150,000’s during the Founders Selection Period. There is no required time limit for starting construction on your home. (11) Riverfront Homesites will be available in the Inaugural Founders Property Release. Mountain Homesites with river and long range views ranging in size from 1/6 to 1/3 acres priced from the low $100,000’s to the $140,000’s during the Founders Selection Period. Lodge Cabins, sold as condominiums, are on the perimeter of the River Park and clustered around the Grand River Lodge. The Cabins will offer a one bedroom and a one bedroom plus loft floor plan option, ranging in size from 675 to 720 square feet and priced in the high $100,000’s during the Founders Selection Period. Owners may choose to place their cabins in a rental program managed by an on-site property management company. (11) Lodge Cabins will be available in the Inaugural Founders Property Release. Cottage plans for the above homesites will be showcased in an architectural plan book with floor plans, elevations, and specifications for multiple cottage designs ranging from 1,480 to 2,500 square feet showing alternate elevations and material options. Plans may be customized for increased square footage.

Townhomes are designed with 4 residences per building offering 2 and 3 bedroom floor plans ranging from 1,600 to 1,900 square feet and priced from the mid $200,000’s to the low $300,000’s during the Founders Selection Period. (4) townhome residences will be available in the Inaugural Founders Property Release.

Lodge Condominiums, the centerpiece of the community, are in two 18-unit buildings adjacent to the Grand River Lodge offering one and two bedroom options. Floor plans range in size from 680 to 1175 square feet and priced from the high $100,000’s to the mid $200,000’s during the Founders Selection Period. Owners may choose to place their condominium in a rental program managed by an on-site property management company. Only (18) of the 36 planned condominium residences will be available in the Inaugural Founders Property Release.

How can I participate in the Inaugural Founders Property Release?

If the Inaugural Property Release becomes oversubscribed, some participants will not be able to select a Founder Property during the Founders Selection Period or receive the program’s Privileges and Benefits listed above. For this reason, your timing in securing an Indication of Interest Reservation Agreement is very important. Although there is no limit to the number of Founders allowed to participate in the program, there are only 55 Founder Properties scheduled for release during the Founders Selection Period.

Due to the level of interest in Cullowhee River Club individuals and families who are interested in participating in the Inaugural Founders Property Release will be required to secure an Indication of Interest Reservation Agreement.

How will I benefit by securing an Indication of Interest Reservation Agreement? Your Indication of Interest Reservation Agreement entitles you to participate in the special Inaugural Property Release at the Cullowhee River Club which is limited to just 55 Founder Properties. Indication of Interest Reservation Holders are designated as Founders and assigned a priority status for property selections with the opportunity to purchase a Founder’s Homesite, Cottage, Condominium, Townhome, or Cabin during the Founders Selection Period prior to the general public offering. Additionally, Founders will qualify for the Cullowhee River Club privileges and exceptional benefits described above.

Step 3: Qualify for Founder status by completing a Non-binding Indication of Interest Reservation Agreement with a $1,000 deposit, held in our attorney’s trust account and fully refundable at any time should you choose to cancel. There is a four-step process taken at a pace determined by your level of interest. Each individual will gauge their interest as they become more knowledgeable throughout the process that begins with the initial information request, then developing an interest in the project, and finally determining their desire for Founder status.

INAUGURAL FOUNDER’S PROPERTY RELEASE RESERVATION CERTIFICATE (Founder Name) This Reservation Certificate entitles the Interested Purchaser to participate in the Inaugural Founder’s Property Release at the Cullowhee River Club. and during the Selection Period, the Interested Purchaser will have the opportunity to participate in the Founder’s Program and qualify for significant purchase incentives offered only during the Selection Period.
