The favorable home buying market: How long will it last? We’ve all been hearing that now is an opportune time to buy a home. For buyers looking for a primary residence to enjoy the benefits of home ownership, conditions are still excellent. There are many positive factors contributing to this buyers market, but there are also signs that this window of op- By Jon Paukovich portunity might be Ent closing soon. — For buyers, the market right now is ideal. Rates are low, home prices have dropped and there is plenty of inventory to choose from. Buying a new home is also attractive because of the number of

incentives builders are offering in order to compete with existing home inventory. Qualified borrowers shouldn’t have a problem securing financing now either, since strong local lenders are looking to invest in well qualified mortgages. We’re also seeing mortgage insurance companies relaxing their guidelines and increasing maximum loan-to-values (LTVs) up to 97% for purchase loans – providing opportunities outside of the Federal Housing Administration (FHA) - to finance with less money down. All of these factors are in favor of the buyer. With competitive rates, a large inventory to choose from and financing availability, those who have the financial capability and are looking to buy should consider it. However, I would advise

those buyers looking for a quick return on their investment to exercise extreme caution. While prices are low, home values are still not appreciating. I don’t know of anyone expecting a return to any significant appreciation anytime in the near future. It’s not a great market to make a quick buck flipping houses, but is an opportune time if looking to purchase

for a long term investment. While conditions right now are good for buyers, they may not last much longer. At the end of June, the Federal Reserve is planning on ending its second round of Quantitative Easing (QE2) – a stimulus tactic which has helped keep in-

Legislative session closes – Successful for REALTORS® The 2011 Legislative Session came to a close this week. During those 120 days, 595 bills were introduced. CAR tracked 41 of them and took a position on 27. This was a very successful session for REALTORS®. CAR succeeded in the passage of several bills that are beneficial to Colorado’s housing industry. CAR also played a critical role in defeating several bills that had potentially negative effects on Colorado home buyers and REALTORS®, as well as the housing market. Two of our biggest victories are the passage of HB 1022 Seller Financing o f Real Property and SB 234 Residential Real Property Transfer Fee Covenants. HB 1022 Seller Financing of Real Property by Rep. Ray Scott (R-Grand Junction) and Sen. John Morse (D-Colorado Springs) was signed into law on March 1, 2011. The new law, proposed

Foreign buyers recognize value of home ownership in U.S. The U.S. continues to remain a top destination for foreign buyers as international purchases surged by $16 billion this year, one of the highest increases in recent years. This is according to the National Association of Realtors®’ 2011 Profile of International Home Buying Activity. According to the survey, total residential international sales in the U.S. for the past year ending March 2011 equaled $82 billion, up from $66 billion in 2010. Total international sales were split evenly between non-resident foreigners and recent immigrants, while combined total domestic and international existing-home sales in the U.S. were $1.07 trillion. “The U.S. has always been a desirable place to own property and a profitable investment,” said NAR President Ron Phipps, broker-president of Phipps Realty in Warwick, R.I. “In recent years we have seen more and more foreign buyers coming here to take advantage of low prices and plentiful inventory. In addition to the advantageous market conditions, Realtors® in this country have a global perspective and experience in working with clients from different cultures and real estate practices, helping them bring value to their international clients.” Historically, foreign buyers have been attracted to property ownership in the U.S. for a number of reasons. U.S. homes are generally less expensive than comparable foreign properties, homes in this country are viewed as a secure investment, and the U.S. market offers rental opportunities and long-term appreciation potential. More recently, Realtors® have noticed new factors motivating foreign buyers. Many U.S. colleges and universities have a significant number of international students, and some foreign families are purchasing U.S. properties in college areas so their child has a place to live. Another source of international demand is foreign executives temporarily working in the U.S., some of whom prefer to purchase a residence instead of renting. “Besides the strength of the dollar and the general economic trends in the U.S., international buyers are

also recognizing the benefits of home ownership in this country, especially in the case of recent immigrants,” said Phipps. “Many foreigners perceive owning a home here as an important accomplishment in their efforts to become established in this country.” Recent international buyers came from 70 different countries, up from 53 countries in 2010. For the fourth consecutive year, Canada was the top country of origin, with 23 percent of sales to foreigners. China was the second most popular country of origin, with nine percent of international sales this year. Tied for third were Mexico, the U.K., and India. Argentina and Brazil combined reported an increase in foreign sales with five percent, up from two percent in 2010. The top five countries of origin accounted for 53 percent of international transactions in 2011. The average price paid by an international buyer was $315,000 compared to the overall U.S. average of $218,000. However, 45 percent of international purchases were under $200,000. This price segment has grown significantly over the years, most likely due to overall price declines in the U.S. as well as the strengthening of some foreign currencies. Almost every state had at least one international transaction in the past year. The four states with the heaviest

concentration of international buyer activity have remained the same over the past five years. Florida had 31 percent of total international transactions this year, the most of any state. California had 12 percent, Texas had nine percent, and Arizona rounded out the top four with six percent of international transactions. Foreign buyers are primarily interested in three factors when deciding where to buy in the U.S.: proximity to their home country; convenience of air transportation; and climate and location. Generally, the East Coast attracts European buyers. The West Coast remains popular for Asian purchasers. Mexican buyers are traditionally attracted to the Southwestern markets. Florida is most popular among South Americans, Europeans and Canadians. Similar to last year, 28 percent of Realtors® in 2011 reported working with an international client. Fifty-five percent served at least one foreign client, while the bulk of international transactions were handled by a small percentage of Realtors®. Only eight percent of members obtained 50 percent or more of their transactions from international clients. Sixty-one percent of foreign buyers purchased a single-family home while 36 percent bought a condo/ apartment or townhouse. In addition, 62 percent of international purchases were reported as being all cash. This percentage is significantly higher than all-cash purchases for domestic buyers, mostly due to the differences in international credit reporting standards. Financing challenges continue to be a major hurdle for international buyers, with 32 percent reporting these as their reason for not buying a home. Their targeted goal is about 10 percent, so they’re expected to continue to raise premiums and tighten guidelines to drive more business to the private mortgage insurers. The FHA is also being very aggressive at auditing and removing approval authority for lenders

that don’t follow their guidelines. Thus, reputable lenders are being very diligent at documenting FHA loans. So, while the market is favorable for buyers, signs indicate that it may not be an ideal market for long. Some buyers may be apprehensive because homeownership, and the financing process, can seem overwhelming. To ease their concerns, I’d recommend they attend a seminar to get all the facts before they buy. There are free seminars available from local credit unions and banks. Then, they should consult with an experienced mortgage loan

officer who can thoroughly review their options and make sure they don’t get overextended on their obligations. Once a buyer is informed and comfortable with the process, they can take advantage of the good deals out there and buy with confidence. ERA Shields Real Estate raises over $32,000 for MDA

Always willing to support a worthy cause, members of ERA Shields Real Estate recently raised over $32,000 during the 6th annual Expressions of Hope Art Show to benefit the Muscular Dystrophy Association. Held on May 5, 2011 at the City Auditorium in downtown Colorado Springs, the fundraiser featured food and beverages, an art show, live and silent auctions, a wine pull, and live entertainment. Over 300 people attended this year’s event and several hundred more donated to the cause. MDA is the nonprofit health agency dedicated to curing muscular dystrophy, ALS and related diseases by funding worldwide research. The association also provides comprehensive health care and support services, advocacy and education. "This fundraiser is one of the most successful initiatives every year within our company, thanks to the incredible, enthusiastic and ongoing support we receive from the community," said Stephanie Kasanicky, Relocation Director for ERA Shields Real Estate. "It's local efforts like this that really help to make a positive impact on the lives of those in need." Local News Weichert office’s top ACS Relay For Life fundraiser is runner/survivor The American Cancer Society’s 2011 Relay for Life of Central Colorado Springs, Colorado is a month away, and already, WEICHERT, REALTORS® - Pikes Peak Group has earned the Top Team spot by raising over $4,000. There was a National Association of Realtors study which revealed an interesting fact. Buyers of real estate were asked if they would use the same real estate agent to sell their property; seven out of ten said they would. Once all those properties were sold, less than two out of ten did use the same agent. Those questioned who did not use the same real estate agent answered, â&#x20AC;&#x153;I never heard from them once the first transaction was completed.â&#x20AC;? As President and Owner of a Title Insurance company, I often hear buyers and sellers say, â&#x20AC;&#x153;I have not heard from my real estate agent in years.â&#x20AC;? Working your sphere of influence is crucial, yet studies indicate many agents do not effectively keep in touch with By Bill McAfee past clients, friends, family, or other valuable relationships which Empire Title could give them repeat business. This is where I say, â&#x20AC;&#x153;DO IT!!â&#x20AC;? â&#x20AC;&#x201D; Your sphere of influence is the easiest way to get repeat business. You probably have a gold mine in your computer, and it is not being worked. You should extract every nugget in todayâ&#x20AC;&#x2122;s market. Those left behind will ultimately cost you time and money. Time is the reason you need a contact management system. Outlook will suffice, but there are real estate specific systems which work remarkably well. Sticky notes do not work when it comes to keeping consistent contact. In fact, a system that does not utilize a computer will likely leave you in sticky note purgatory. Consistent contact is a must, and technology has made it much easier and less expensive to accomplish this task. How much contact is enough? I recommend a monthly email, text, or hard copy mailer to your clients. In addition, you should speak with them four times a year. The information you send should be useful and educational. It should keep buyers and sellers abreast of current market conditions. Your goal should be to stay top of mind for everyone in your data base. In other words, your clients should call you for ANY AND EVERY real estate question. You may not be able to answer every question, but you should have the resources to find the people who can. The people you surround yourself with must be experts in their fields. A roster of your team would be very helpful to your buyers and sellers. By team, I am referring to title, lending, home inspector, handy man, insurance agent, etc. You are their point of contact to the real estate world. The more helpful you are the more valuable you become. The Jedi mind trick does not work. Believe me, I have tried. Staring into their eyes and saying, â&#x20AC;&#x153;You will use meâ&#x20AC;?, only works if you provide great service and fill a need your client has. Clients want information about your industry. What are interest rates doing? Are homes selling? Is now a good time to buy? Should I protest my property tax valuation? What new industries are coming to town? What new loan programs are available? Is now a good time to invest? Do you know a good plumber? What is the rental market doing? Are mortgage insurance rates going up on FHA loans? How does the Mortgage Debt Cancellation Relief Act work? Are foreclosures rising in our market? Are bank owned properties a good investment? These are all topics which are of interest to your clients. I just gave you one year of material to talk about for free. All of this information is readily available and does not cost much. Make yourself the real estate expert to your clients. If you give them great information, surround yourself with a great team, consistently contact them and return phone calls, you will get miraculous returns from your sphere of influence. People who do this well can expect long-term return of ten to twenty percent. In other words, if you have three hundred in your sphere you should be able to generate thirty to sixty transactions each year.
