MICHAEL URSINI

MANAGING DIRECTOR Greenwich Realty Capital co-founder and Managing Director Michael Ursini directs the firm’s investment strategies and financing efforts. Michael has 25 years’ experience in all aspects of real estate development and has worked across multiple property types, including office, industrial, multi-family residential, retail, and mixed-use. His expertise, which touches all phases of development, includes sourcing and negotiating land acquisitions, structuring transaction financing, and orchestrating the design/build process from concept to completion. Previously, Michael worked in the private equity space, both investing in and facilitating capital opportunities for the deregulated energy and merchant capital sectors. In 2005, Michael and Stephen Drew established a real estate investment fund through a $150 million PPM and placed the funds in numerous commercial real estate deals along the East Coast of the United States. Michael earned a BS in Finance from Quinnipiac University. He was previously a member of the Connecticut Home Builder’s Association and currently is on the Board of Directors of Yale Jr. Hockey.

STEPHEN DREW

MANAGING DIRECTOR Greenwich Realty Capital co-founder and Managing Director Stephen Drew leads canvassing and analysis of potential acquisitions, as well as debt sourcing. Over the past 20 years, Steve has been involved in real estate transactions with a combined total value over $1 billion. He has a significant background in capital markets and investment advisory services and is deeply knowledgeable about all elements of the development process from acquisition and financing to construction. Prior to co-founding Greenwich Realty Capital, Steve was CEO of Pinnacle Funding, a real estate finance company. In 2005, Steve and Michael Ursini established a real estate investment fund through a $150 million PPM and placed the funds in numerous commercial real estate deals along the East Coast of the United States.

Crown was established in 2008, days before the worst collapse of the economy since the Great Depression, with a focus on creating a firm cohesive to a developer’s needs, providing all services needed for real estate development under one roof. Crown has crafted a vertically integrated model offering development underwriting and due diligence services coupled with professional services such as architecture, engineering, code consulting and expediting. Crown has a deep understanding of each layer of the development process and the foresight to shorten renovation and construction timelines and avoid delays. Crown currently represents all asset classes, including new construction and gut rehabilitation residential buildings, private luxury residence, hospitality, commercial, retail, medical and education. With a core concentration in the tristate NYC metro area, Crown has worked on over 10,000 residential units during the recent residential development boom. Michael Santora started Crown in 2008 to create a vertically integrated architecture firm that solved many of the inefficiencies he saw between ownership, third-party professional services and city agencies.  Prior to starting Crown, Michael worked at M. Moser Associates, a global firm with 12 offices worldwide and 4,500 completed projects to date. He was quickly promoted to Director of New York which oversaw all operations in the Americas and helped close many acclaimed projects. This position marked the youngest promotion to Director in the company’s history. Prior to working at M. Moser Associates, Michael worked at AEC Engineering, a design/build engineering firm, where he learned the inner workings of the New York

City development industry and assumed the number two position in the firm. In this role, Michael was active in every aspect of the field: Design, Engineering, Municipal Legalization and On-Site Construction Management. Throughout college he moonlighted as a draftsman for the NYC architecture firm Attick & Nystrom. Crown’s success has been grounded in Michael’s unparalleled knowledge of building code, zoning, and the inner-workings of municipal agencies, while remaining committed to the creativity, design, and style of each project. Michael has advised and negotiated on behalf of many of New York’s most active developers on over three million square feet of development transactions, and currently advising and providing due diligence in the Los Angeles, Miami, Washington DC, and Denver markets. Michael was a Presidential Academic Achievement Award Winner under President Clinton and graduated from Wentworth Institute of Technology with Bachelor of Science degrees in Architectural Engineering and Civil Engineering. Michael is active in the ACE Mentoring Program, where he was once a mentee and scholarship recipient, for the advancement of high school students looking to enter architecture, engineering and construction. Michael currently sits on the Board of Directors for BOOM!Health, a non-profit organization that supports program participants on their journey towards wellness and self-sufficiency in the Bronx, NY where he advises on their real estate assets. Remaining active at his alma mater, he is a Corporator at the Wentworth Corporation, guiding, advising and advancing the Institute, alumnus inductee of World Association for Cooperative Education’s (WACE) Hall of Fame, endows the Crown Scholarship for undergraduates in the architecture program, and was awarded Wentworth’s Alumni Association’s 2015 Young Alumni Award.
