Subcontractors that work alongside us on your project are essential to the project’s success. All bid and trade packages are clear, concise, and customized to suit the needs of your project – avoiding scope and trade gaps and following state/local laws.
We know the value local subs can bring to a project. We keep that in mind when writing our packages and when advertising for local sub-participation. To ensure quality and reliability, establish a comprehensive prequalification process for subcontractors, evaluating their financial stability, safety performance, technical skills, and past project history. Conduct reference checks to confirm their work quality and dependability. Additionally, review subcontractors’ financial statements to verify they have the capacity to fulfill project requirements without financial risk.
We pride ourselves on providing accurate cost budgeting. Because of our selfperform capabilities on major project scopes, we have a robust historical cost database that we can pull from.
An accurate budget means you get the most value for the amount approved in your project. We will make certain you can deliver on promises made to the community. We typically establish the GMP at 90% construction documents.

We will identify challenges and obstacles early-on. We provide both speed and accuracy to ensure a quality project, on-time.
With years of experience building and renovation projects, we know how long things should take and plan accordingly. The project manager and superintendent will build a schedule that balances the time needed to provide quality work while ensuring the exhibits and renovations are completed on time. We will identify and address materials with long lead times that could impact the project schedule and provide alternate options, as needed.
We value design-assist in our construction projects, allowing us to integrate trade contractor insights early to enhance constructability and efficiency. After bidding on schematic drawings and scope narratives, we actively incorporate feedback from trade contractors to refine project details, optimize costs, and ensure alignment with practical construction solutions.

We look at every angle of the project and find the most efficient way to build it. We believe teamwork and loyalty lead to success.

We use our time and yours wisely. There may be some parts of the project that we can perform earlier, or later. We’ve found we can often get started earlier than our clients anticipate to maximize the project schedule. We also avoid delays by starting the procurement process earlier for critical path items and materials. We create bid packages, receive and level the bids, and then present the results to the client along with our recommendation for selection. Ultimately, the owner holds the final decisionmaking authority.
The last critical part of preconstruction is reviewing all construction processes from start to finish – looking for the most efficient means, methods, and materials. When we identify challenges before we build, we significantly reduce or even prevent errors, delays, and added costs from occurring.
As we do this, we pull from the information gathered in our design meetings and keep long-term maintenance for your staff in mind.

DESIGN + PLANNING MEETING PROCESS

Upon selection, our project team has a kickoff meeting with you. We’ll listen closely to your wants and needs and pull from our past experience to make sure your project is set up for success and getting the best value for your construction dollar.
We continue to attend design meetings until construction documents are finalized. Our job is to protect your vision while offering the best solutions for your budget. Keeping safety, cost, schedule, and quality all top of mind, we will make sure we help steer the project in the right direction.
It’s common to update the budget at three design phases, at a minimum: schematic, design development, and construction document. We also can update the budget in real-time if there are design changes made. Everything is completely transparent, so the entire team understands direct construction costs and indirect costs like fees, general conditions, and project requirements. In addition, we also present a total program budget, including the soft cost, to ensure the team fully understands the cost breakdown.
The project manager and superintendent are both involved during the preconstruction phase to help ensure the project is set up for success, making a smooth, easy transition into construction.

We will communicate progress, challenges, and everything in between to the Owner throughout the entire project.

All employees are responsible for safety program compliance. We identify training, verification, communication, and reporting needs on every project. Our project Superintendents and Project Managers are responsible for safety training, investigations, and communication. Senior Management is responsible for overall program creation, evaluation, and support. Safety meetings are mandatory and held daily as a part of our overall safety program. Any potential safety problems are discussed and identified for the day ahead. This also allows our Superintendent and employees the opportunity to exchange information, discuss audit results, review new safety procedures, identify anything new introduced to the plan, and introduce any required training programs.
Subcontractors will be instructed on their responsibilities for safety and held accountable for compliance with all federal, state, local, and other rules that may apply. We have a program to help our subs improve their safety and even provide training to those that need assistance.
We use DBO2/Safety Net technologies to help us collect, analyze, and disseminate our safety inspections. Safety inspectors and field personnel use a handheld device to record observations in up to 20 specific safety and risk areas. We automatically review any observations against safety and risk parameters. They are then organized, prioritized, and summarized in associated reports for distribution to upper management, project team, and field leadership.

For the 10,000-square-foot addition, we expanded the gaming floor with 300 new slot machines and a small bar, all while maintaining uninterrupted casino operations. Our bootson-the-ground team handled every detail, from integrating the new space seamlessly with the existing structure to installing a modern metal façade and guest-friendly auto-slider entry. When Bluetooth lighting controls failed, we didn’t wait for someone else to solve it—we hardwired the system ourselves to keep the project moving. We’re currently in the middle of preconstruction for the Iowa Tribe Casino & Hotel in Chandler, Oklahoma. When we joined the project, the plans were already 95% complete. We took the project out to bid and came back with a cost of $183 million—more than double the owner’s $85 million budget.
Rather than throwing our hands in the air, we got to work. Our team spent three months digging into every aspect of the project, value engineering and problem-solving alongside the owner and design team. We looked at materials, systems, and construction methods, always focused on maintaining quality and guest experience while bringing the plans into budget. Crossland had the honor of partnering with Marnell Architecture, a premier Las Vegas firm renowned for their work on legendary establishments like the Bellagio, Caesar’s Palace, the Wynn, and Harrah’s in Atlantic City. With such esteemed partners, we knew our collaboration on the Osage Casino and Hotel would be nothing short of extraordinary.
Our journey with the Osage Casino and Hotel project began with a clear vision. However, as with many great ventures, it evolved into something even more spectacular. Originally budgeted at $120 million, our competitive bidding process allowed us to come in $10 million under budget. This unexpected advantage enabled the Owner to expand the project scope, transforming it into a true client success story.
The expanded facilities now include an event center, a luxurious pool and pool building, a parking garage, and an enhanced site package, significantly elevating the guest experience. The casino floor is equipped with 1,500 state-of-the-art gaming machines, offering endless entertainment options. The Sports Bar and Grill, with its terrace overlooking a stunning 108,000-gallon pool, provides the perfect setting for relaxation. Guests can also enjoy a Pizza Bar, three ballroom spaces, a café, and an event center with a capacity of 1,800 guests. The project also included a new four-story parking garage accommodating 1,040 vehicles and expanded parking lots for 1,941 vehicles.

The Sage Casino & Hotel project in Pawhuska, Oklahoma, delivered an 85,224-square-foot entertainment destination for the Osage Nation. The facility includes a 55,000-square-foot casino with a 15,000-square-foot gaming floor, a back-of-house kitchen, restaurant, bar, flexible meeting rooms, and a four-story hotel with 48 guest rooms. The project also features an outdoor pool area with a deck, fire pit, and poolside bar. Crossland self-performed both concrete and steel work, ensuring quality and schedule control. Early engagement in the Construction Manager at Risk (CMAR) process allowed Crossland to provide budget development, value engineering, and bid package coordination from the start.

The project delivered a turnkey hospitality and gaming destination that supports the Osage Nation's vision for economic growth and community pride. Crossland's flexibility, problem-solving, and early involvement in the CMAR process strengthened relationships with both the Osage Casinos team and Marnell Companies, setting the stage for future collaboration.

The $24.8 million project encompassed three distinct operational zones: Front of House with two main entrances and player services, a central Gaming Floor featuring specialty areas and audiovisual systems, and Back of House/Administration with bistro, kitchen, offices, and support facilities. The project, completed over 22 months from August 2023 to June 2025, utilized a Hard Bid delivery method with Crossland self-performing concrete and finish carpentry work to ensure quality and schedule adherence.

The Woodside Pools Project in Westwood, KS provided Crossland’s Kansas City office the opportunity to be involved a unique and very challenging job. The project consisted of the reconditioning and updating of four outdoor pools and the associated amenities. Two of the pools, the “lower pools” were for The City of Westwood use and the “upper pools” were for the Woodside Racquet Club adult members. Both pools are owned and operated by Woodside Racquet Club. Crews took the existing facility down to the bones and gave it a true resort feel. Exposed aggregate concrete deck both elevated and on grade, extensive heavy cedar timber framing, miles of wood cladding on custom planter boxes, a full service bar and outdoor grill wrapped in milled limestone, a water feature and custom furniture under expansive cabanas are some of the items that made this project stand out. In addition to these items, Crossland remodeled the pool house and yoga room of the health club adjacent to the pools.
This project proved to be very challenging as it was largely dependent on good weather to complete the demolition of the existing slabs and structural shoring, erecting new structural support on difficult grades for elevated slabs, re-pouring of the new concrete, and the extensive wood framing and finishing. With a snowy winter and wet spring the project was delivered later than intended, fighting mother nature all along the way. Additionally the project access was limited to two points. The tremendous amount of material handling became a true balancing act with a “one in, one out” approach. In the end The Crossland team gave the residents of Westwood and members of Woodside Racquet club the perfect place to enjoy a poolside refreshment and take in the Kansas City summer.

Preconstruction starts by gathering an in-depth understanding of the wants and needs of the facility. We join the design team’s coordination meetings to talk through cost, schedule, and constructability implications of building specifics.
It’s our role to find the best product and material options with application, installation, and execution in mind. Any alternative solutions are presented as well as their impact on the budget and schedule. We often keep a wish list of items that can be revisited later on if the budget allows.
As Real Builders, we’re going to find the most efficient means, methods, and materials. When we identify challenges before we build, we reduce or prevent errors and delays.
Subcontractors that work alongside us on your project are essential to the project’s quality. We recognize the value local subcontractors bring to a project when writing our packages and advertising for local subcontractor-participation.
Transparent bid packages set expectations with subcontractors from the very beginning of the project. It helps the superintendent hold everyone accountable for their scope once we’re in construction– avoiding scope and trade gaps and following state and local laws.
We develop a site-specific quality plan during preconstruction that will address all three facilities in this project. These plans often focus on major components like roofing, windows and doors, cladding systems, weatherproofing, and penetrations.
Pre-installation meetings
Before work is put in place, we hold a meeting with everyone involved to go over the process or procedure, resources, materials, safety concerns, approved submittals, and best practices.
Physical mock ups are used to make sure everyone –the subcontractor, us, our client, and the design team all agree on the quality of a project scope component before beginning that scope.
Beyond pre-installation meetings, we often hold pretask meetings for important tasks to keep the project on the right track.
Punch List / Inspection
We keep a rolling punch list of potential quality concerns that we review at O/A/C meetings. We give everyone on the jobsite access to our QA/QC app, so they can upload photos of in-progress and completed work.
Half-way point meeting
We never wait until the end of a project to review quality – along with safety, it’s an ongoing priority. Halfway through the project, we host a formal review of subcontractor performance and overall quality. We’ve found this meeting is a great way to keep morale up by reviewing work that is completed and keep the excitement up for what we have left to finish.
Drone Video Footage
We take monthly drone footage of a project’s progress that we share with the full project team. A lot of times, clients will share it on social media to keep the community up to date on project progress.

Rocky introduction to Crossland came from a pheasant hunting trip with Mike Crossland. The two kept in touch over the years, and when the opportunity arose to come work for us, he took it. He started as a project manager, but it didn’t take long before Mike considered him for the open division manager position upon his retirement.
In less than ten years, Rocky won our prestigious Red Iron Award given out to one individual each year. This coveted award represents all of the qualities of our late founder. We are proud to say Rocky is one of our best.
