A plan for your land

by David Sistrunk An Environmental Land Planner (ELP) is a professional that has studied and understands all the integrated resources of the Texas Hill Country land environment. Using the latest technology available, studies and government conservation data like topographic maps, geology, hydrology, soils, native vegetation and wildlife management, an ELP does a complete evaluation of your land. After the evaluation, the ELP designs the plans to build on and enhance the existing resources in harmony with the environment and therefore enhance the resource base. Like a Landscape Designer that improves the atmosphere around your home, and increases its value, the ELP evaluates all aspects of the land’s assets and the ability to maximize its resources with proper development. ELPs specialize in water well aquifer recharge, soil building, permaculture harmony, road construction techniques, land contouring, wildlife management, the native-scape, timber management and weather patterns that enhance your property value. Using the on-site assets, such as cedar trees (Ash Juniper), limestone, rocks, existing soils and vegetation as construction material to implement the plan, simple inexpensive solutions to what appear to be complex problems are provided. In implementing the plan, the ELP manages the contractor’s schedule to provide savings in the movement of material to its designed effective resource placement area. One example is in the “Select Cutting of Cedar, then it’s Placement” for water filtration systems during the contractor’s activity – it allows both processes to be accomplished with the same crew. The ELP designs the plan to maximize each desirable resource, developing the native-scape land as a whole system. Understanding that each action on the land creates a reaction, you can direct and control the reaction. Proper construction techniques and timing will lead to your desired development goals, without creating unnecessary and costly repairs. Have a Design Plan before you cut vegetation or contour the land. When designing and building the Japanese Royal Palace and Gardens, many ELPs lived on a lot of sites and studied each site for years before selecting the right site. Once selected, ELPs planned the site’s construction to enhance the natural setting, and used its resources to create a life sustaining and peaceful environment. After all, at the price we pay per acre, isn’t it worth a small investment to control and improve the land’s assets and resource value? The Texas Hill Country is a pristine yet fragile environment.
