eal estate Sotheby’s auctions are most popular for special type of properties such as the monumental or ancient properties. Sotheby’s is one of the world’s oldest auction houses. Sotheby’s was founded in England in the year 1744 for auctions of scarce and valuable books and it is now most popular and its revenue has crossed $2.0b mark. The auction house has done a tremendous work to increase its revenue and profit in the last two hundred and sixty years and some of the expansion work includes the acquisition and mergers. In Manhattan, New York the auction house Sotheby’s has one excellent office.

There is a set procedure of auctions at

Sotheby’s and you have to act accordingly to get your property listed for auction. If you are willing to sell your property or real estate you will have to contact the companies office and their representative

and specialists who will evaluate the real estate and help you through the entire process of sale. Actually evaluation of the real estate is one of the complex procedures and is generally carried out by the experts and once your property is evaluated, a minimum bid price in consultation with you will be arrived at. Sometime the experts may not find the real estate suitable for sale and in such conditions it is not possible to auction the real estate, but is happens rarely.

If you agree to this minimum price of the

bid, you may be asked to sign a contract and the auction procedure is initiated. You should go through the contract in details as all the terms and conditions including the reserve price, the commission and other sale terms are mentioned in the contract. The contract will be binding on you and you can not cancel it later on, so be careful before signing and if you

have any doubt you may enquire it from the companies representative. The expert representative of Sotheby’s will also tell you the date and venue of auction. Further the minimum price bid or reserve price of the real estate should be carefully considered before actual auction and all other options should be discussed with the company’s representative.

f there is no bid above reserve price you will have to pay Sotheby’s for the auction and as it involves cost, you should carefully set a reserve price for your real estate in consultation with the experts. People do calculations carefully and take the experts advice twice before going for an auction. Therefore real estate Sotheby’s auctions should be carried out in such a way so that you get the maximum benefit from the auction and at the same time you need not go for another auction.

J.Fischer interviews the director of CLINICA AUSTRIA Dr. Martin Edlinger J.Fischer: Hello Dr.Edlinger, thank you for this spontaneous offer to talk about you and your working experience as a doctor for so many years in Altea. Has it been a good day today? M.Edlinger: Thank you also for coming, at this time we should normally have our lunch, no? Indeed it was a successful day for my patients and, due to this, for me as well. It is always satisfying when you notice deeply contented patients. J.Fischer: ....it does not happen every day, right? M.Edlinger: Of course, sometimes it is not that easy to find sufficient therapy at the very moment and you need more time to find out the right approach to the problem. And this sometimes implicates the need to consult other specialists. J.Fischer: Does it occur often? M.Edlinger: No, not that much, but I’m glad to know some good and highly qualified collegues in and outside the hospitals. My network that covers specialists in Switzerland, Austria and Germany is complemented by some doctors in this region, an enjoyable and valuable fact that makes my life easier. J.Fischer: Do you think the the level of medicine is getting better in the hospitals in this area? M.Edlinger: Oh yes, especially in the private hospitals they made some big steps towards a modern, qualified and respectful medicine guaranteed also by employing foreign doctors, with whom I have some excellent con-

tacts. J.Fischer: This sounds amazing, these good contacts make your worklife easier, don´t they? M.Edlinger: Yes, good contacts and being able to work in a network is essential, and not only here on the Costa Blanca. Medicine is a complex issue with many facets, apart from being medicine a reputable business we should not forget that patients always want only efficient and sufficient therapy. They want to enjoy their lives, so they have chosen the Costa Blanca to have some comfortable stay here and want the best solution for any problem. J.Fischer: So sometimes you are acting as a coach for your patients? M.Edlinger: Yes, doctor and coach in one person, a circumstance that can avoid medical errors in hospitals as well as misinterpretation by the patient. The interdisciplinary work in and outside the hospitals is still not that perfect like it is now in Switzerland, I will have to continue my intentions to reach this goal for my patients. J.Fischer: Is Switzerland that perfect? M.Edlinger: Not perfect, but highly recommendable for any kind of medical questions. Swiss doctors, thanks to their goal targeted and disciplined mode of operation, have the best requirements for being successful. I really appreciated those years in Switzerland when I was working in one of the best private rehabilitation centers, the clinic Valens in St.Gallen., in the department of rheumatology and neurology. J.Fischer: Could it be a reason to think about going back to Switzerland? M.Edlinger: No, no way. Why are we here Mr.Fischer, why do so many people choose the Costa Blanca for living, why is your top rated magazine read by so many foreigners and why are you so successful with Sotheby´s real estate? A STORY OF A DREAM...

José Resina López was born in L’Alfas del Pi in 1972. Graduated in Architecture and Technical Architecture. Over 15 years experience in professional activity. Managing Director of the ARQUIFORMA in L’Alfas del Pi, one of the largest architectural firms in the province, that consists of 13 professionals, 2 architects , 4 technical architects, 3 draftsmen, a project engineer and a manager. Summer approaches. We put ourselves in the shoes of a person. It does not matter what is his nationality or the country he came from. He has a dream to see the world. He heard of a little corner in the province of Alicante called Costa Blanca, particularly places that are called Altea, Benidorm, L’Alfas del Pi.... He must make a choice and is running out of time. In his head there is only doubt and uncertainty. After much thought, he decided to pack up and take a trip to see is it such a special place as it is said, because so many people say it is one of the best corners in the world where life is complete with a unique bonus: an exclusive location. On the flight it looks like the time stops. At last this almost eternal journey reaches its destination. There are still 50 kilometers by taxi. After 35 minutes the dream is about to become reality. He is new to this place, but it starts to feel good. A feeling of freedom, welfare, something new and different is happening in his life. What is happening? It seems like a new feeling is hard to explain, and only those who stay seem to find the answer with the passage of time, formalized in a final decision of “a wish to remain” and live the rest of their life in a place like this: a commitment linked to a relationship to perpetuity. u

u “A wish to remain” inherently involves accepting direct relationship with the environment, the landscape, with the place, with the Mediterranean Sea that washes the shores, with the weather, the mountains, the food and of course, the architecture, especially when choosing the perfect place to settle in. All this seems almost as a fictional tale, but frequently it actually is a common adventure. It is a true reflection of the reality of our “cosmopolitan” and multiversity population. People from other places that once made that decision based on this fictional story which eventually became its own reality and changed their lives. Today these people form an important part of our society and together with the local people successfully integrate into this way of life. We discuss these thoughts with our guest today and we can see that his face is excited to hear how this story becomes reality so often. He is one of the architects of fashion, one whose projects stand out as unique and innovative. Noted for his original designs, respect for the environment, he is one of the professionals using “people” as the main material for the development of his projects. His name and reputation are fully recognized; welcome the architect D. José Resina López.

Good afternoon Mr.Resina. Good afternoon. How are you? Nice to be here. I am honored that you have decided to have my presence and collaboration in this wonderful magazine and I thank you from the heart for being able to spend time here and share with you these lines. It is a pleasure for us to have You here, one of the most renowned professionals in the field of architecture as well as to have someone who, despite his youth, has a great future, together with extensive experience of years in this field. Thank you very much for these compliments, but really this recognition is that you bestow me from day to day in the development of my profession, which to me is really important. Successful architecture is the result of work over a long period of life of an architect, it is known to all, maturity is gained after many years of work and experience after

The truth is I cannot say much about it, we can only look around us and find so many people from different parts of the world, who have made this decision, and ask them. Sometimes the foreign population is larger than the native population, it is something unthinkable. This implies that this is a magnificent and unique place, where people want to come and stay. Moving on, do You think that architecture has a direct relationship with people? I am totally convinced. The life of a person is determined by the set of decisions made over it. These generally are diverse, but put together influence the life. I always say that “every person is the architect of his own life,” like in architecture, each person designs and builds his life according to their ideas, their decisions, whether imposed or voluntary. These are constituted as different materials used in building their own project, in a manner analogous to that in which we materialize our ideas as architects in our projects.

Do You want to say that to some extent “we all are architects”?

Well, tell us what do You think about the story of presentation? Could it be true? The truth is that just reading it excites me, since you have described perfectly an obvious reality: this place where we settle in, where we live, where we work, where we enjoy life, where “we wish to remain” is something unique that forms a part of our lives. That is why so many people have decided to stay and live permanently with us. Particularly striking is the variety of origin from different corners of the world. For me all this means even more because I was born and grew up here. This place is an inseparable part of my life and I must admit that we are all privileged to enjoy such a unique environment.

Indeed it is something no one believes in. If you notice, when you make a decision and it materializes in the end you get a result. If at that point you stop and think what would have happened if you had made an alternative decision, you realize that the result would have been different, but in the end there always is only one way. You are the one who choose, who design your own life: you get one outcome or another based on your decisions.

What do You think people who left their homes to settle in here are thinking about living in Costa Blanca, here with us?

So this can be transferred to the architectural profession? That’s right. Imagine, for example, you want to build your own home and hire me as a professional to develop your project. Do you think the final design will be based solely on my ideas? I tell you that no. I can suggest a number of proposals or ideas, but the reality is that the final design will depend on you and me, on the both of us. In short, in the realization of your project there is a number of architects, I am the professional, but you, your wife, your family, etc., are all team members, every one of them have their say. You are all architects to some extent, directly under the tutelage of professionals like me. It is truly fantastic. Can we really look that it this way… Think about it and you will realize that indeed it is true. We analyzed Your career in the field of architecture, which has focused mainly in this region. It is surprising that being

barely 40 years old, you already have an extensive resume and experience available to very few architects. It seems that You have directed and materialized hundreds of projects, that led your work to be highly recognized and valued. Well, this really is not the most important thing for me, but I have to admit that it is my professional career that led me to be who I am today, with all the good and the bad it brought. If you ask me about it I can tell you that I started my career in 1995, so my experience is so far 16 years in the industry dedicated primarily to developing all kinds of architecture and urban design projects. Can You count Your professional interventions and specify the main field of work? All these years I have dedicated primarily to design developments within the residential housing, mainly in the field of single-family house or “villa” from low-cost housing to luxury villas, which has resulted in exclusivity of the design together with proper monitoring of the construction process. All this is required in order to ensure the quality of the product and avoid problems for customers in the future.

Does this mean that if someone requested a project equal or similar to one previously done You would refuse and reject the order? Yes, indeed, it is a moral decision that I follow. But it does not always mean I lose that order, fortunately the architecture and design have no boundaries, and its only limit is creativity, which is infinite, so there always is a better alternative to the project you have been asked to repeat. This has to be transmitted to the client in order to convince him that we can always design something better. This rigid decision I have made is what gives the security to my clients that every design I make will always be exclusive to them and will not be repeated for anyone else. We know that You are one of the professionals who have an academic background available to a very few. According to data available to us You have two university degrees, which is unusual in other professionals. (Smiles) I do not think this is really important.

What comes to Your head when hearing the words “exclusive design”?

But we must recognize the level of training, along with experience, which has led to reach the professional dimension and prestige You have in this area around the world.

I have a sincere dedication to seek for a perfect and unique design, as well as moral decision not to repeat any previous project executed by me. I understand that when a person or client requires my services, architectural design must be unique for them and nobody else, as well as being adapted to their needs.

I have to admit that the fact of having simultaneous degrees as an Architect and Technical Architect is something that gives me advantage over the rest. As a result I am lucky, but it has a cost of years for study and research. What is really important to me is that the dual role allowed me to train as a professional and thanks to the technical architecture

I’ve been specializing in the field of technology, construction and execution of works, while the architecture has given me additional complement that has enabled me to close the circle around the architectural design. But we also know that You have additional specialties that allow to expand into more professional activities. (Smiles again) I have a feeling that you know about my career almost more than I do. In addition to the field of architecture, I have complementary studies on safety and health standards in the construction process. I also work with a large number of law firms in the pathology report writing and performance of the building and act as an expert witness. Furthermore, I have a degree in the field of real estate appraisal and valuation for the housing market ....And some more. And some more...It is an impressive resume, available to a minority. I would say that I have gathered the fruits of an intense professional life, dedication, research and work, hard and serious. Let’s change the subject a bit, how do You see the current situation? As everyone knows, we are in a serious and unusual situation. Possibly one the most profound and critical situations we have encountered. But like everything in this life, there is always a solution: after a storm there always comes tranquility. Also I was taught that things always happen for the better. Although it is grim to say now, but someday we will be glad about what has happened. We have

been suffering for several years and this time has been very hard, but with effort, trust, hope and unity we can put this situation behind us and get a better life, something that surely will come soon. Meanwhile gather your patience and enjoy life because each day that passes is a wonderful day, do not lose it. It seems that You are very optimistic. I think we all need to be optimistic. Life is not solely work: it is not only economics, not only politics. There are other things that are much more important but we forget and do not give them enough value: children, family, friends, leisure time. Of course this is easy to say, especially with so much suffering around, but while waiting for the solution to this serious situation we must not neglect what we have, things you we are not able to put a value on. What do You think about the effect of crisis on the housing market?

the market, it is turning to retrieve the demanding criteria of the 80’s when you really bet on architectural quality rather than quantity of construction. Recent years have been years of excesses that have been produced large quantities but quality has been neglected. Things start to change. There is a market that is generating a demand for exclusively high quality homes with spacious lots and outdoor areas, those in which the unique and different design begin to acquire a greater role once again. Do You mean that from now the quality of design will increase? That is what I really think. We only have to realize the architectural quality of the buildings that surround us: sometimes it is virtually zero or repetitive. They have no architectural soul. Construction is simple, pure and harsh.

What do You mean when mentioning architecture of quality? The architecture of quality does not correspond to those commonly known bizarre projects. The architecture should not be a show. The architecture is kindness, sensitivity, idea, design and, above all, comfort. Vitruvius put it well: architecture is firmitas, utilitas and venustas (firmness, utility and beauty). I would add one more factor: economics. I think the true architect is a person who with his skill and knowledge, is capable of responding to the needs of a client, getting a firm, tough and really useful building, as well beautiful and above all, economical. Is that Your professional philosophy? That’s what I think. This thought is the fruit of my experiences throughout my career. I think it is better to focus on the

I believe that there is a double standard in thinking about it. It has adversely affected the market because an extreme situation was created in which it is almost unfeasible for some to buy a home: there is a large sector of people who need and are not able to acquire it, mainly because of the lack of credit and, in many cases out of fear, uncertainty or unemployment. This is going to change eventually. Hopefully it will happen soon and that everyone will be able to exercise the right to have their own place. And what are the positive points? That’s actually a positive side to which I referred earlier. Current demand is low, but something different is happening in

activity, always in silence, leaving it to the work to show what it is worth and try to escape the limelight. The architect should not be the protagonist, it should be the project, as opposed to architecture showcase in which the architect generally seeks to enhance their professional egoism. The most important recognition is not the fame that comes through the magazines or the media, but the one given by the customers, peers and critics of the profession, not the pure and simple advertising. Which ones do You think are the main assumptions to be considered in architectural design? The first premise is to ensure that projects, once implemented are of a good quality and fully adapted to the

wishes and desires of clients. For this each professional has his own way, his own line and style, with a personal set of criteria that makes architects think differently and obtain exclusive designs. And above all is the ability to listen and understand the customer, as this is the most important when starting any project. What criteria do You mean? Primarily spatial criteria, functionality and aesthetics. Unlike other architects, I do not accept building a house as a program solely in aim to conceive a building or home as a base surrounded by walls with windows, with a number of interior walls and doors defining each of the units. This solution is commonly used by other professionals who have fallen into

the trap of accommodating your thought instead of trying to find new ways of interpreting architecture. So what is Your general view of building construction? I believe that today more than buildings we should create and design spaces. A home can be totally transparent and have certain units differentiated by the use of elements. For example, we can distribute the space only with furniture, without walls. Mies, when he designed the house Fansworth, demonstrated the ability of creating 4 different spaces on a single floor thanks to a single rectangular core: it was fantastic. Does it mean that buildings can be designed without walls?

I do not express it in a radical way, as it is often necessary to provide privacy to certain areas where the only choice is to install a door or a division. But if you can get sequences of open spaces that are fully interconnected, minimizing the amount of partitions and doors, it allows us to get more interior and outdoor quality.

there are more important things such as our families, our children, friends, leisure, etc., all of those must be above the personal occupation. I believe that each of us are able to get a feeling of fullness and satisfaction when we conjugate all and enjoy every moment of the day. We only live once and life should be perfectly proportioned.

It sounds very easy, doesn´t it?

Not as easy as it sounds, because you need to take into account other alternatives and variables: the relationship of interior and exterior (views, sunlight, etc.), the surrounds of the project site, and so on. A good professional is one who is able to analyze and synthesize all these variables and combine to give an adequate answer for creating a decent and successful project.

Earlier we commented that aesthetics is necessary to be taken into account of the design.... Indeed. It is one of the variables just discussed in which more emphasis is put the on architect when justifying his own style, his own way. Many professionals work in the same direction throughout their lives, many times it is very easy to recognize one´s own work as all projects are related or very similar. I like to work in a different way. I think it’s very fun to use different resources or styles that allow you to think distinctly and offer an interesting versatility in projects, as not all customers favor one style of architecture, we have to seek after multivariety. It seems that when You speak You are touched and almost live the profession. Is it the most important to You? Not at all. I think I am really privileged because I enjoy what I do, something that I think helps me to be a better professional. But I have to admit that in life
