The façade, with its strong rows of brick and glass come together to evoke a monumental quality that at first glance feels familiar yet contemporary. By contextually blending the modern look of oversized glass windows with traditional corbeling details, the expression of a thoroughly new classic façade honors the historic roots of a Cobble Hill townhouse parlor floor. Designed in collaboration with the award-winning and Brooklyn based CWB Architects and interior design firm the Meshberg Group, this timeless new address offers a rare collection of beautifully imagined homes including one-beds, two-beds, three-beds, and dramatic penthouses. The windows are the perfect convergence of sleek frames and expansive glazing surfaces that provide maximum light through 7 foot high openings, while maintaining the highest standards in energy efficiency and acoustic attenuation. In consultation with expert acoustical consultant, Cerami & Amp: Associates, these architectural windows were custom designed through a rigorous one year study and design process. Sound samplings recorded at 78 Amity Street were incorporated in their state-of-theart sound isolation booths and tested with a multitude of window assemblies to arrive at the best window, specifically for The Cobble Hill House location. Engineered and manufactured in Europe, IKON Windows used the highest grade glass to deliver the best performance windows to meet the acoustic requirements. The final products were tested by Intertek, internationally recognized and trusted quality and safety assurance experts, and passed the highest level air infiltration tests, which exceeded all New York City energy, thermal, moisture and acoustical code requirements and standards. Sleek and durable window frames utilize high-end extrusions and hardware that allow for more expansive glass surfaces without adding bulk from additional metal. From the inside, the hidden sash and thin frames provide a minimal design and allow for a feeling of floor-to-ceiling wall of glass. From the outside, the large “parlor” windows perfectly complement the classic Cobble Hill brick façade. Every detail including the use of tilt-and-turn windows, a multi-point locking system, hidden hinges to ensure the uniform look between operable and fixed windows, down to the ease of cleaning was thoughtfully considered. With the window placed in “turn position,” you can safely clean the exterior of your window from inside your home.

- AN ICONIC NEIGHBORHOOD -

Cobble Hill is a small neighborhood steeped in history, culture, character and diversity. Generations-old and new with character that provides equal reasons for long-time residents and newcomers to love calling it home. Cobble Hill has not only played a role in shaping the diversity of Brooklyn, but one of the foundations of America itself. There is a lot to be celebrated from flora and fauna to the industries of new and old. A cosmopolitan village with cultural heart. Cobble Hill was originally settled by Dutch farmers in the mid-1600s and remains impressively preserved to this day, in large part thanks to The New York City Landmarks and Protection Commission. Much of Cobble Hill stands on historically preserved land. For this reason, it’s considered one of the oldest -- and most agediverse -- neighborhoods in Brooklyn. The area’s stunning collection of well preserved 19th-century homes won it a historic district designation. Cobble Hill was used as a fort during the Revolutionary War, going by different names such as “Cobble Hill Fort,” “Smith’s Barbette,” and “Corkscrew Fort.” Interesting fact: the British cut off the top of the hill during their occupation of the area so American troops wouldn’t be able to look down on the British headquarters in Brooklyn Heights. By 1950, area brownstones were being rejuvenated and the neighborhood began its renaissance—leading to the revival of its (slightly updated) colonial moniker, Cobble Hill. In 1969, community activists successfully lobbied to create a historic district, effectively preserving what is now hailed as “one of the city’s finest collections of nineteenth-century houses.” It has seen notable restorations and popularity and has been truly become one of the 5 boroughs most coveted neighborhoods, with a similarity to the West Village, but considerably more quiet and discrete.
