History Cornerstone Design, Ltd. – Architects, a Lancaster, Pennsylvania architectural firm with architects who are registered to practice in the Mid-Atlantic and East Coast Regions of the USA, offers extensive experience and talent in both design and construction. Cornerstone Design-Architects specializes in creative and adaptive architectural designs for new construction, renovations, adaptive re-use, redesign, remodeling and additions. Cornerstone also is a local leader in Building Information Modeling (BIM), Integrated Project Delivery (IPD), Sustainable Design & Green Building Principles, and Facilities Information Modeling & Management (FIMM). Cornerstone Design-Architects has grown into a cutting edge, yet client-driven design firm during its 23-year history. Originally incorporated under the name of W.N. Marsh Associates Ltd. Architects in January of 1990 as an affiliate of The Horst Group. February of 1995, the company name was changed to Cornerstone Design Ltd. Architects. In 1997, Dale R. Yoder was named President and became a fifty percent owner of the firm. In May 2007, a new chapter was started as Cornerstone DesignArchitects underwent an ownership restructuring, becoming an employee-owned company with a goal of providing even more dedicated levels of client commitment. Our firm currently consists of Dale R. Yoder, AIA, President and Julie R. Hungarter, Vice President of Operations.

Services & Project Approach In-house services include a full range of architectural services for a wide variety of buildings types, from initial feasibility and programming studies, existing building analyses, code-analysis, schematic design and design development phases, construction documents, bidding and construction process. We are committed to listening to your needs/visions and to understanding your operational procedures and requirements. We will work with you to shape the identified needs and goals into your building design. Throughout the process, we believe it is important to have continued interchange and clear communication. We consider the customer to be key to the partnership to help us evaluate the most important criteria between cost, schedule, and quality. Together we will design a facility that meets or exceeds your expectation.

Staff Currently the firm employs 10 staff members; 2 Registered Architects, 1 Project Managers, 4 Draftspersons, 1 Business Manager, 1 Marketing Coordinator and 1 parttime Administration. When projects require additional expertise, consultants are hired to meet the needs of the project. We assure that the most qualified and cost effective professionals become part of the team by soliciting requests for proposals from several firms.


Computer Capability In our desire to stay on the cutting edge of technology, we have utilized Autodesk® Revit® Architecture since 2006 and have fully integrated Building Information Modeling (BIM) into our architectural design process. Revit® represents the next generation in computer aided design. It melds the 2D and 3D worlds and creates a comprehensive database that describes the proposed building. Revit® allows us to design, visualize and document in a more coordinated way with greater productivity and more accurate and complete construction documents. We are able to three-dimensionally model the structural, mechanical, and electrical building components and incorporate them into our architectural model. In addition to Revit®, we utilize Adobe® Photoshop® software to produce photo-realistic renderings and animations. Both interior and exterior models can be generated to show perspective views. The use of computer generated renderings enables visualization of various materials and finishes to enhance one’s visualization of the proposed design throughout the entire process. We are also fully AutoCAD® capable and can import and export AutoCAD® drawing files to our Revit® (BIM) platform as needed.

Green Design Services As the need for more environmentally conscious design has emerged in the design and construction industry, the need for architects to respond to the vision of our client's needs has increased. Sustainable design is not only a responsive process intended to mitigate the impact of buildings and their corresponding sites on the environment, but sustainable design also meets the needs of the occupants of buildings and spaces. Utilizing concepts such as natural daylighting, indoor air quality monitoring, and providing interior lighting and thermal controls serves to enhance the experience of building occupants. Although we have submitted numerous projects for LEED® certification which are in their final stages, our approach is to apply green design principals where it makes economic and/or represents the client’s desire to be good stewards of our natural resources. We no longer provide services for a LEED® accredited professional to lead the submission process. Our mission is to responsively and creatively design facilities of significance. If our client's vision includes incorporating sustainable design principles, Cornerstone DesignArchitects will lead the design team in finding solutions that respond to our client's vision and intentions for their facility. We also believe that designing facilities that consume less energy, reduce overall operational costs, and minimize their impact on the surrounding environment is the correct approach to design and an approach that creates a more enjoyable space to occupy.

We occupy the fourth floor suite which was the previously unused 2-story attic space for the building. We are pleased to have designed and now call this distinctive space on Gallery Row in historic downtown Lancaster our home.

Integrated Design & Construction A design/build approach utilizes a contractual agreement with the contractor, who in turn contracts with us, the Architect...allowing you as a customer to have one source of responsibility to service both your design and construction needs. Cornerstone Design-Architects understands how to work with a construction company. A healthy tension exists in this partnership that, on one hand, provides cost controls and analysis by the contractor during the design process. On the other hand, it enables Cornerstone Design - Architects to be an advocate for the client's aesthetical desires and functional relationships. The product of this partnership is a quality design, with pleasing aesthetics, that is aligned with the client's established budget and needs. We understand that we are design professionals, not estimators. This partnership removes a common pitfall where projects meet the needs of the client but not the budget. Mutual respect between both architect and contractor ensure that value engineering and decision-making in relation to costs, schedule and quality is readily achieved. Equally important is that this approach eliminates traditional adversarial roles, replacing them with team spiritedness and mutual advocacy. It is a win-win relationship for all.

Traditional Design/Bid Services Cornerstone Design - Architects also provides services for the traditional approach to design and construction services. When a client prefers to have plans and specifications prepared for negotiated or competitively bid construction services, we provide those construction documents. In preparing them, the client benefits from the knowledge about costs and construction methodologies that we gain by our frequent partnering with construction professionals. If our clients desire, we can secure estimating services from our sister company to provide accurate budget and cost estimates, during schematic & design development phases.

Nick Martin - Draftsperson Nickolas is a 2012 graduate of Wentworth Institute of Technology with a Masters of Architecture. Nickolas has Revit® and AutoCAD® experience as well as four years of in-the-field construction experience.

Josh Yoder - Marketing Coordinator Josh has been at Cornerstone since 2007. He provides the marketing collaterals for projects. He works with imaging, creates job site signs, posters, and created Cornerstone’s website. Josh is proficient in Adobe Photoshop.


Responsive to Your Needs and Desires Our Mission Statement is “To responsively and creatively design facilities of significance”. This project is all about you and your needs, not about our personal ambitions or an architect’s own concept of what he or she thinks is best for you. Our role is to be responsive to your needs and design to facilitate those needs by planning that is responsive and right for you.

Creatively Budget Conscious In all projects, we strive to produce creative designs, within the very real limitations of the budget. Creativity can take place in even the small decisions that enhance one’s experience and function in a building, even if the user is not conscious of the value provided.

Collaborative Approach We are well versed in working on a collaborative basis with the entire range of design and construction professionals. We welcome and encourage the participation of a Construction Professional (General Contractor or Construction Manager) as early as possible in the design process. We know that as Architects, we tend to be overly optimistic about what your construction dollars will be able to buy. A Construction Professional has a much better grasp on the issues of construction cost and schedule. There needs to be a healthy tension between function and aesthetics (Architect) and cost, schedule and constructability (General Contractor or Construction Manager). We welcome and desire their input throughout the design process.

Use of Cutting Edge Design Software Tools This project will be developed in Autodesk® Revit® Architecture, a Building Information Modeling (BIM) software package. Revit® represents the next generation in computer aided design. It melds the 2D and 3D worlds and creates a comprehensive database that describes the proposed building. Revit® allows us to design, visualize and document in a more coordinated way with greater productivity resulting in more accurate and complete construction documents. Cornerstone Design-Architects is inputting project information into our software database that enables coordination in the third dimension, as well as, the output of three dimensional views and images. Changes are made bidirectionally and the software will automatically track and change other areas in the documents that are affected by the change.
