Prepare your deck for winter

Homeowners often take steps to winterize the interior of their homes in the weeks before winter’s arrival, but such efforts should extend to the outside of a home as well. Decks make for great gathering places when the weather permits. Decks are where many people spend their free time and eat their meals come spring and summer, when the temperatures climb and the sun sets well into the evening. But as summer turns to fall, homeowners must take measures to protect their decks from potentially harsh winter weather. ■ Inspect the deck for problems. Decks tend to be used more often in summer than any other time of year. That makes fall and early winter an ideal time to inspect for wear and tear and any additional issues that may have cropped up throughout the summer. Damaged boards and loose handrails should be fixed before winter arrives, especially for homeowners who plan to use their decks in winter. Fixing such issues in winter and even into spring may be difficult thanks to harsh conditions, so make good use of the relatively calm autumn weather to fix any issues on the deck. ■ Clear the deck of potted plants. Even homeowners who intend to use their decks in winter should remove potted plants from the deck in the fall. Simple ways to save on heating costs this winter Comfort takes center stage each winter. As people look to stay warm, many may be quick to turn up the thermostat so their entire home is toasty warm. But much like cranking air conditioners during the dog days of summer, turning up the thermostat each time the winter winds begin blowing can prove costly for homeowners. According to estimates from the National Energy Assistance Directors’ Association, homeowners spent an average of $911 on home heating costs in the winter of 201920. The winter of 2020-21 could prove even more expensive, as the COVID-19 pandemic continues to force much of the world to practice social distancing. That means many professionals are still working from home full-time, while even those who aren’t are no doubt spending more of their free time at home. All those hours spent at home figure to increase reliance on heaters this winter, which means heating bills are likely to go up as the temperatures go down. Finding ways to save on heating costs will no doubt prove a priority for many homeowners this winter, and the following are some ways to do just that. ■ Add insulation. Extra insulation through-

out the house can dramatically reduce home heating (and cooling) costs. According to the Environmental Protection Agency, adding insulation in attics, crawl spaces and basement rim joists can help homeowners save as much as 15 percent on heating costs. ■ Lower the temperature on your water heater. Another way to trim your energy bill this winter is to lower the temperature on your water heater. The U.S. Department of Energy notes that, for every 10 F reduction in temperature on their water heaters, homeowners can save between 3 and 5 percent on their water heating costs. ■ Close the flue on your fireplace. Fireplaces can keep a home’s inhabitants warm in winter, but only when they’re in use. When they’re not being used, fireplaces can allow heat to escape a home. When the fireplace is not being used, close the flue to prevent heat from escaping the house. Keeping all windows and doors closed throughout the day is another way to prevent unnecessary heat loss. ■ Have your HVAC system serviced before winter begins. Inefficient HVAC systems cost homeowners considerable amounts

How to save up for your first home Home ownership is a dream for people across the globe. Many people save for years before buying their first homes, squirreling away every dollar they can with the hopes they can one day become homeowners. But thanks to factors beyond their control, even the most devoted savers can sometimes feel like their dream of home ownership may never come true. According to the Pew Research Center, American workers’ paychecks are larger than they were 40 years ago, but their purchasing power is essentially the same. Things aren’t much different in Canada, where analysis from Statistics Canada and the Bank of Canada has shown that, since 2015, wage growth in Canada has been weaker than in the United States. Various challenges can make it difficult to buy a home. However, some simple strategies can help prospective home buyers build their savings as they move closer to the day when they can call themselves “homeowners.”

• Determine where your money is going. If you’re finding it hard to grow your savings, audit your monthly expenses to determine where your money is going. Using exclusively debit or credit cards can simplify this process, as all you need to do is log into your accounts and see how your money was spent over a given period. If you routinely use cash to pay for items, even just to buy coffee on the way to work, keep a notepad handy so you can jot down each expense. Do this for a month and then examine how you spent your money. Chances are you will see various ways to save, and you can then redirect that money into your savings account. • Become a more savvy grocery shopper. Another great way to save more money is to alter something you already do each month: grocery shopping. If you haven’t already, sign up for discount clubs at your local grocer. This is a largely effortless way for shoppers, especially those buying food for families, to save considerable amounts of money. Shop-

ping sales at competing grocery stores also can save money. • Dine in more often. The U.S. Department of Agriculture says that Americans spend, on average, 6 percent of their household budgets on food. However, the USDA also notes that Americans spend 5 percent of their disposable income on dining out. If these figures mirror your spending habits, you can

nearly cut your food spending in half by dining out less frequently. That might be a sacrifice for foodies, but it can get you that much closer to buying your own home. American Family Insurance Company says to also look at the school budget history of towns you’re considering to see if residents prioritize funding for education. This can be a measure of how important education is in a given community. 4: COMMUTE TIMES Home ownership involves both lifestyle and financial decisions. Calculate the time it will take to travel to and from work when considering a certain town or neighborhood.
