Preparing for your Inventory describes the process of producing the inventory for your property as part of our Inventory service.

What Happens at the Inventory preparation?

A

The Inventory Clerk will visit and record the layout and characteristics of your property, the dĂŠcor and any permanent fixtures and fittings, noting in detail the condition and appliance makes and model numbers where they are clearly evident. From this the Inventory document will be produced, which will remain as the ongoing detailed and accurate record of your property and is updated at the start of each tenancy. You do not need to be present at the Inventory preparation appointment.

When does the Inventory preparation take place?

A

Wherever possible we try to visit the property when empty, prior to Check In or the tenancy start date in order to allow sufficient time for us to prepare the inventory and property for the commencement of the tenancy. Recent legislation has made it even more important that this document is ready for tenants when they move in.

What will be expected of me?

A

Having the property prepared to Check In standards at the Inventory preparation stage makes it easier to accurately record the Inventory. Therefore the preparation guidelines below should be taken into consideration for the Inventory preparation appointment.

Inventory Preparation Guidelines Depending on the level of service your Agent is supplying, this will dictate the number of complete sets of keys required, please check with your agent. All keys will be photographed individually and details of the location of the lock they fit.

Cleaning

Properties are required to be cleaned to a professional standard for Check In prior to the inventory preparation stage. When the property is empty, it is much easier to assess the condition of an item if it is clean.

Furnishing

All items in the property at the Inventory preparation stage will be recorded and inventoried. If the property is to be furnished, the items being provided in the property must already be in place prior to the Inventory preparation appointment.

Please ensure that all your personal items are removed and that sheds, garages and greenhouses are also decluttered.

Manuals

Manuals for all appliances, including the heating system need to be provided. A tenant cannot be held responsible for mis-use if no manuals are provided.

Gas Safety Check

We will need the location of your garage if it is in a separate block.
