he first quarter of 2021 saw major transitions which suggest a return to pre-pandemic market behavior. Between vaccination roll outs, schools reopening, and larger gatherings permitted, there’s a growing optimism as we move toward spring and summer.

Real estate in the first quarter of 2020 was on pace to set new highs, a trend which seems to have re-surfaced in early 2021. Despite typically being a time of reduced activity, performance this quarter indicates the setbacks seen throughout the last twelve months were simply buyers & sellers adopting a "wait and see" attitude, or facing inability to complete their purchase or sale due to industry restrictions.

Sales overall were up year-over-year in Q1 2021, and prices have continued to climb, with the median price jumping nearly 40% in Baltimore. Comparing this quarter to 2019 further supports that the first half of 2020 caused delays and pushed buyers to di erent market segments, rather than deterring them altogether. While nearly all the signs are positive, it will be important to continue to watch closely in the coming months. Mortgage rates are low, uncertainty is still lingering, inventory is slightly higher than expected, and the economy has not necessarily returned to its pre-pandemic strength. If the current trajectory holds, we expect a busy Spring & Summer.
