altimore and the surrounding area have experienced substantial market improvement since the onset of the COVID19 pandemic. After more than a year enduring lockdowns and industry restrictions, this April shows the market has made a recovery and is moving forward.

Baltimore saw 50% more sales compared to April 2020, while the median and average prices both increased, up 23.4% and 21.8%, respectively. Nearly all neighborhoods followed this trend, though Locust Point, Canton, and Fells Point in particular experienced excellent growth. Outside of the city had varied behavior. Baltimore County also saw growth, though less exaggerated, owed in part to the shift

toward suburban homes seen throughout much of 2020. Sales were up 24%, while the median and average prices respectively rose 7.5% and 10.5%. The average time on market fell nearly 55% however, echoing reports of fast-moving sales and significant activity. Market performance varied neighborhood to neighborhood, but single-family homes drove a significant amount of the increase in sales. Howard County saw price increases and decreased days on market, but was up only 8% in sales compared to April 2020. With reduced restrictions and a potential end to the pandemic on the horizon, we expect the growth in the city and its surrounding area to continue. The perks of city life always have their appeal, and as they return to normal, buyers will be acting fast.

actively listed during the time period covered by the report, at the time the report is prepared.

would take to sell all current active listings based on the 12-month trailing sales rate.

based on publicly reported transactions at the time the report is prepared. The signed price reflects the latest available asking price.

D AY S O N M A R K E T ( D O M ) is calculated by taking

the number of days between the contract date and the first known list date for each property going under contract during the time period covered in the report.
