A surge in high-value transactions Over the past two years, the Hunter has recorded an impressive surge in major commercial property transactions, reflecting both strong investor confidence and the region’s long-term

growth prospects. Activity has been particularly concentrated in the industrial sector, where limited land supply and ongoing infrastructure investment continue to underpin strong demand.

Several notable deals illustrate this momentum.

The $38.7 million sale of 4 Rural Drive, Sandgate saw the City of Newcastle reacquire the site after more than three decades, reinforcing its longterm infrastructure vision. Completed on behalf of ASX-listed Maas Group, the transaction was among the region’s largest industrial sales this year. In Hamilton North, 54 Clyde Street sold for $31 million after strong national interest, with plans to enhance the 26-tenanted complex and further strengthen one of Newcastle’s key inner-city industrial hubs. Just next door, 56 Clyde Street, a four-hectare inner-city holding with more than 15,000 sqm* of buildings and substantial income, is now on the market, with its scale and location expected to deliver another notable result as the precinct continues its transformation under the Broadmeadow Place Strategy.

Further north, significant off-market sales such as 11 Laverick Avenue, Tomago ($13.65 million) and 121 Munibung Road, Boolaroo ($13.2 million) reinforced the depth of demand for large-scale logistics and manufacturing facilities with longterm redevelopment potential. Resource-based transactions have also been notable, including the sale of Martins Creek Quarry, which attracted strong competition and achieved a $1.61 million annual rental return under a 25-year lease.

Why is Newcastle attracting strong investor demand?

Newcastle’s appeal lies in its balance of affordability, infrastructure investment, and economic diversity. With the city’s population forecast to grow from 167,673 in 2021 to nearly 200,000 by 2041, and the broader Hunter Region projected to exceed 860,000 residents (ABS, 2023), demand for commercial and industrial assets continues to strengthen.

The Hunter Region generates around $86.3 billion in gross regional product (Hunter New Energy, 2024), supported by key industries including manufacturing, health care, logistics, and education. The region also accounts for over 40% of New South Wales’ mining expenditure, contributing more than $8.8 billion annually (NSW Mining, 2024). Ongoing projects such as the Port of Newcastle Clean Energy Precinct and the airport expansion are expected to deliver significant long-term employment and growth.

The headland known as Fort Scratchley (the Fort) overlooks Newcastle Harbour on the Traditional Lands of the Awabakal and Worimi people. The Fort has long held deep cultural and historical significance, standing as a proud symbol of the city’s layered history.

In Awabakal and Worimi lore, Whibayganba, now known as Nobbys, is a sacred site where a legendary kangaroo jumped from Tahlbihn Point, today’s Fort Scratchley, to Whibayganba.

Its tail thumped the ground, causing the ground to tremble and symbolising the areas local earthquake activity (Fort Scratchley Historical Society).

In 1797, when the first Europeans arrived, Lieutenant John Shortland discovered coal at the base of the headland. The discovery marked the beginning of Australia’s first recorded mining operations in the early 1800s and set Newcastle on its industrial path. The site soon became vital for navigation, featuring a coal-fired beacon and signal station to guide ships safely into port (City of Newcastle).

By the 1870s, fears of a naval attack prompted the construction of Fort Scratchley under the direction of Major-General Sir William Jervois and Colonel Peter Scratchley. Completed in 1882, it became a cornerstone of Newcastle’s defences (City of Newcastle).

On 8 June 1942, the Japanese submarine I-21 shelled Newcastle Harbour and the BHP Newcastle Steelworks. The Fort’s guns returned fired at a Japanese submarine, the only time in Australian history a coastal fort returned enemy fire (City of Newcastle).

Decommissioned in 1972, Fort Scratchley was restored and reopened to the public in 2008.

Today, visitors can explore its preserved tunnels, gun emplacements, and sweeping harbour views. Managed by the Fort Scratchley Historical Society, it remains a living monument a place where Newcastle’s stories of culture, courage, and community continue to echo across the headland (City of Newcastle).
