Most of these sites charge a commission fee based on booking revenue earned, however due to our booking volume we receive discounts which are passed directly onto you. We recommend all properties list on these sites as they are heavily used by international and domestic travellers looking for short term accommodation. Relaxaway manage these sites and keep them up to date to prevent double bookings and ensure rates are always current. Part of our management process is constantly reviewing the market to ensure the rate is appropriate for the time of year, market capacity and demand to ensure you receive the maximum occupancy and the highest nightly rate achievable.


Registration and consent requirements for your property depend on where it is and how it is zoned, and also how you intend to use it. If your property has consent or was registered as a holiday home prior to April 2019 then it can continue to operate, provided the scale of the activity remains the same. If, however, you decide to operate as a holiday let, the basic rules around registration and consent are as follows:

High density residential zones: • Can rent up to 90 nights per year without obtaining

consent however must notify QLDC when commencing

• Any more than 90 nights per year requires resource consent • No minimum stay

Low, medium and Arrowtown residential historic management zones: • All Residential Visitor Accommodation activities require a resource consent

• 1-90 nights = controlled activity, requiring consent

(The consent authority must grant consent for a controlled activity and can impose conditions)

• 91-180 nights = controlled activity, requiring consent

(The consent authority can exercise discretion as to whether or not to grant consent)

• 181+ nights = non-complying activity, requiring consent

(The consent authority can exercise discretion as to whether or not to grant consent)

• Must provide 1 off street car park • No minimum stay

R AT E S Both forms of registration will result in a rates increase. If you are letting your property for 0-180 nights each year it’s likely to be a 25-35% increase. If you are letting your property for 180-365 nights each year it’s likely to be in the range of a 5080% increase. This will allow us to accurately check your property after guests have departed and to ensure it’s looking perfect when you come to use the property; which vase is on the window and which of your linen is on which bed, and more. We believe this ‘just as you like it’ service is vital.

We handle all payment processing and cost management to make the process as easy and stress-free for you as possible.

• Organisation of any maintenance necessary

We have long-standing relationships with contractors to ensure we’re able to provide you with timely maintenance at competitive market prices, bearing in mind that the cheapest isn’t always the best. Our contractors must always meet our exacting Relaxaway standards. We also have our own in-house maintenance technician who is able to look after any minor repairs and maintenance required to keep your property looking its best.

Before guests arrive we will check the property from top to bottom to ensure it’s immaculate. After they depart the property is reviewed again to check for damages.

• A security bond

Charged to guests to protect against any damage or excess cleaning charges.

• Professional cleaning after every guest departs.

If requested by the guests we can also provide in-stay cleaning services at the guest’s expense.

• On-call property managers available for emergency calls

Our staff all live locally and are on call at all times.

All guests are charged a cleaning fee, which helps toward the cost of cleaning and linen for our owners. The amount charged varies depending on the size of the property and cleaning time required. We contract several local companies for their cleaning services. Additionally, all of our properties are checked by one of our team before each guest arrives and again upon their departure. Cleaning is charged out at $37 plus GST per hour. Linen and consumables are an expense that should be considered by owners as each property will require the essentials.
