Market Shows Promise for Homes $1 Million and Up The Southwest Florida real estate market faced some significant challenges in the third quarter. The first time home buyer tax credit ended at the end of June, for one thing. We knew that would cause sales to fall off a little bit in the third quarter. News of the oil spill in the Gulf also caused a slow down, despite the fact that the oil never came ashore in our part of the state. My point is, we had a lot to overcome during the third quarter, yet the statistics seem to promise that we are already bouncing back. Closed sales dropped slightly, which we expected, but there were also some encouraging findings. Life appears to be coming back into the real estate market for homes priced at $1 million and up, which is big news, considering that the primary focus in the
market has, for a while now, been on competitive pricing. Furthermore, inventory has dropped to less than a year’s supply, and new listings are down as well, which seems to indicate a balanced market. You may remember the impressive increases in closed sales during the first two quarters of 2010. There were 2,470 closed sales during the first quarter for Naples, Bonita Springs, and Estero, 43 percent more than first quarter 2009. The number of closed sales increased another 20 percent during the second quarter, to 3,099. We expected to see dramatic increases like this as the first time home buyer tax credit neared its end, of course, and we also expected that sales would drop sharply in the following quarter. As it turned out, though, third

quarter didn’t suffer as much of a slow down as one might think, given the end of the tax credit and the concerns over the oil spill. There were 2,049 closed sales, which is of course a substantial drop from the 3,099 of the second quarter – but not bad when you consider that in the same quarter last year, there were only 2,304 closed sales. More importantly, though, inventory remains low. At the
end of the third quarter, we had 9,834 homes on the market, which is less than a year’s supply – an amount that is generally considered to be a balanced market. As we come into our busy season, the number of new listings have gone up, but still remain substantially lower than in previous years: During the third quarter, we were seeing 1.6 new listings to every pended sale, up just slightly from 1.3 in the previous quarter. (Compare this to 4.7 new listings per pended sale during third quarter 2007.) The third quarter was the most promising for sales of homes over $1 million, however. The number of closed sales in this category has now increased for four straight quarters, which has also generated a slight increase in the average and median sales prices. This shows an increasing
confidence in the market, since the category has suffered a pretty significant slow down as emphasis was placed on more competitive pricing. Although the third quarter statistics do show some expected setbacks due to the oil spill and the end of the home buyer tax credit, the news is largely good. With a much healthier level of inventory and increasing confidence in the $1-millionand-up category, the market is gaining strength as we go into our busy season. The numbers never lie! Please, Don’t Interrupt Me Have you ever really thought about how much we hate to be interrupted? I know for me I can get really focused at times and do not want to be distracted away from what I am doing. Interruptions come in all different shapes and forms. Interruptions are just part of life. How do you handle the interruptions of life, especially when things do not seem to be going your way? There have been plenty of moments in my life where I have felt like my time and work were being infringed on only to find out later that it was an opportunity in camouflaged. As we move into the holiday season I am reminded of the first Christmas. It is truly a story about interruptions. Mary, a virgin girl who was to marry Joseph, finds out that she is pregnant having never slept with a man. Interruption.
Joseph has his life planned out, knows where he is going until the unthinkable happens. Interruption. The shepherds, wise men and innkeeper all experienced interruptions. These were not normal everyday interruptions, however, these were God interruptions. It was a loving God intervening in the lives of men and women by sending His Son Jesus as the Savior for all mankind winning back the heart of humanity and restoring our relationship to God which had been separated by sin. Perhaps your interruptions could be part of God’s plan for your life. Take time to stop and think and see if God is trying to get your attention. Maybe your interruptions are really opportunities in disguise for you to know Jesus Christ the Son of the living God. Merry Christmas.

Homemade Beef Stew
Ingredients 2 pounds beef stew meat, cut into 1½inch cubes and patted dry 2 tablespoons whole-wheat flour Kosher salt and freshly ground pepper to taste 3 tablespoons olive oil, divided 4 cups low-sodium vegetable broth 1 medium Florida onion, chopped 2 medium Florida tomatoes, diced 1 tablespoon fresh Florida thyme leaves, or 2 teaspoons dried 6 Florida carrots, peeled, halved lengthwise, cut into 1-inch pieces 3 medium Florida potatoes, peeled and cut into 1-inch cubes ¼ cup minced Florida parsley leaves Method In large bowl, toss beef cubes with flour, salt and pepper. Warm 1 tablespoon oil in large, heavy saucepan. Add half of the meat in a single layer without crowding the pan. Brown on all sides, about 5 to 7 minutes. Remove beef and transfer to a bowl. Add ¼ cup of the broth to pot and stir with a wooden spoon, scraping loose any browned bits on the bottom of the pan. Transfer cooking liquid to bowl with meat. Repeat cooking procedure with another 1 tablespoon oil and remaining meat. Add remaining 1 tablespoon oil to pot over medium-low heat. Add onion and cook 5 minutes, stirring occasionally. Return reserved beef and juices to the pan. Add remaining broth, tomatoes and thyme. If necessary, add water to cover. Increase heat and bring to a boil. Reduce heat to medium-low, cover and simmer 1 hour. Add carrots and potatoes to pan. Let simmer, covered, 45 minutes or until beef is very tender and vegetables are cooked through. Add water, if needed, to bring stew to desired consistency. Serve hot with biscuits and garnish with parsley.
Bacon-Wrapped Potato Bites With Spicy Sour Cream Dipping Sauce
Ingredients 1 pound small or medium red potatoes 1 1/2 teaspoons chopped, fresh rosemary 1 tablespoon olive oil 1/2 teaspoon salt Freshly ground pepper 12 ounces-to-1 pound thick-cut bacon 1 cup (8 ounces) sour cream 1 teaspoon hot sauce Method Preheat the oven to 400 degrees. Wash and dry the potatoes. Chop them into 1-inch pieces, keeping the chunks roughly the same size, even if they aren’t the exact same shape. Put the potatoes in a medium pot, cover with cold water, and bring to a boil. Season the water with salt. Once the water begins to boil, cook the potatoes for about 3 to 4 minutes, until you can stick a fork into them without too much resistance. You want the potatoes to be almost, but not fully, cooked through (so they won’t fall apart during the next steps). Drain the potatoes and put them in a large bowl. Add the rosemary, olive oil, salt, and a few grinds of pepper, and toss until the potatoes are evenly coated. Cut the strips of bacon in half (with a short, vertical slice). Wrap each piece of potato in a half-strip of bacon, securing it with a toothpick. Put the potatoes on a baking sheet lined with parchment paper or aluminum foil. You may need to cook the potatoes in two batches. Cook the potatoes for 15 minutes, then flip each piece. Cook for another 10 to 15 minutes, until the bacon is cooked through and crisp. Mix the sour cream and hot sauce in a small bowl. Season with salt and pepper. Pile the potato bites on a plate and serve alongside the dip.

Bake: 1 hour In a bowl, combine first four ingredients. Cut in butter until crumbly. Press half into a greased 2-1/2-qt. baking dish or a 9-in. square baking pan. Cover with apples. In a saucepan, combine sugar, cornstarch, water and vanilla; cook and stir until thick and clear. Pour over apples. Sprinkle with remaining crumb mixture. Bake at 350° for about 1 hour or until the apples are tender. Serve warm, with ice cream if desired.

Green May Be The New “Black”… But This Isn’t What They Meant If you’ve lived in Florida for more than a day,
you’ve likely walked into a home that smelled a little ‘off’, a little musty. Many people dismiss the odor as just the humidity… it just comes with living in Florida. The truth is that musty smell isn’t normal, it won’t go away and it could be causing you health problems such as: • Allergies and Infections • Mold can irritate mucous membranes • Volatile compounds (VOCS) produced by mold can cause headache, attention deficit, inability to concentrate and dizziness • Some molds produce toxins that can suppress your immune system, with systemic effects on your skin, lungs and intestines. Both the National Association of Home Builders and The U.S. Environmental Protection Agency agree, the only way to control indoor mold growth is to control moisture. And, an ounce of moisture prevention is worth several pounds of reaction. If mold does have a chance to infest your home, the toll that it can take on your pocket book, health and the future value of your home can be devastating. In Florida, the two most common causes of mold are humidity and water intrusion. The good news is that when leaks are fixed quickly, you can easily avoid the headaches and hassles of a mold problem. Your air conditioning system can be your first line of defense against the Florida humidity. When allowed to run on auto, the air conditioning unit is naturally removing humidity from your home. The system does need regular maintenance, including sanitizing the cooling coils, emptying the drain pan, and properly changing filters. Many air conditioning contractors offer a maintenance agreement so that you have one less thing to worry about. Besides high humidity, the most common cause of mold is water intrusion – which can come from
several sources inside and outside the home. Here are the most common signs to look for: 1) Condensation or rusting around a pipe 2) You can hear running water, when nothing is turned on 3) Running toilets and dripping faucets 4) Abnormally high water bills 5) Discolored or damaged walls 6) Warped flooring 7) Condensation on or around your windows If you are not sure, trust your nose. If you notice a damp, unpleasant smell, call your contractor immediately to locate the leak and repair it immediately. The longer a leak is present, the more likely mold will surface. To all Realtors: During recent home inspections, an issue has arisen that we wanted to bring to your attention. When completing the Wind Mitigation Inspection, which we include at no cost with any single-family home inspection, we have to document the permit number to verify an updated roof. A roof installed after February 2001, can result in a very nice discount for homeowners insurance. If there is no permit found, your client will not receive credit for the roof. This could cause problems when attempting to secure homeowners insurance on a particular property. It could result in much higher premiums than expected or problems with getting homeowners insurance at all. In addition, sometimes a roof is installed without a permit or the permit is not closed, which means there is no county inspection. As a result, the roof may be considered not in compliance with county codes. In some cases, Collier and Lee counties are following up on un-permitted
improvements on houses and charging back the permit costs to the current owner, which could fall on your client. We suggest that the permits are investigated and considered prior to entering into a contract to purchase the property. If no permits are on file, the seller can produce the appropriate documents from the roofing company in order to verify the installation information on the roof. There is also a process by which the seller can “cure” the permit problem by having an inspection done by the county, and as a result a permit can be open and closed, at this time. Key Closing Checklist Items For Buyers start shopping early for insurance. Insuring real property in Florida has become more difficult over the years since fewer insurance companies are insuring real property. If the buyer is financing, the lender will require it be included as a loss payee on the policy and also that the insurance company have a certain “rating”. If purchasing a condominium, a buyer should consider obtaining general liability and personal property insurance, since hazard insurance is obtained by the respective condominium association. 5. Survey. A lender will typically require a survey of the subject property, unless the property is a condominium. If the buyer is not financing, the buyer should still obtain a survey to determine whether any encroachments or setback violations exist. If any of such problems exist, the seller may or may not be required to remedy same at his/her expense prior to closing. The buyer should request a copy of the seller’s prior survey, but should always obtain his/her own. If the buyer relies on the seller’s survey and any error was made by the previous surveyor, the buyer would be prevented from raising an objection with said surveyor since such survey was not certified to such buyer. A buyer should also be mindful of the deadline to obtain a survey and raise objections, otherwise the buyer could lose contract rights. 6. Closing Documents. Closing and closing document preparation will typically be conducted/prepared through an attorney or title company. If the buyer has not engaged an attorney to represent him/her and review the seller conveyance documents, closing statement, title insurance, survey, and loan documents, as applicable, the buyer should closely review each of these items. The seller will normally disconnect the day of closing and a forgetful buyer could have mold issues for failure to turn on the electric during Florida’s hot summers. 8. Closing Funds. The closing agent will advise the buyer of the amount of needed funds to bring to closing. It is important for the buyer to verify with the closing agent the “form” of such funds. Closing funds are typically “guaranteed funds” and are in the form of a cashier’s check or wire transfer. 9. Final Walk Through Inspection. The buyer should perform the final walk through inspection as close to closing as possible. During same, the buyer should verify the property condition, as well as determining that all agreed upon repairs have been conducted and paid for. Having a closing checklist will keep a buyer organized and on task. Moreover, important contract deadlines will most likely not be overlooked, thereby avoiding a costly mistake.

You have selected a property and have had your purchase contract offer accepted: Now what? A buyer’s purchase and closing experience will be less stressful and more efficient if one is prepared as he/she proceeds through the closing process. What follows are key closing checklist items for buyers. As one reads through the list, it will become apparent that closely monitoring deadlines are key to most checklist items. Said checklist items are not intended to be exhaustive and questions should be raised with an attorney, real estate agent, or title company, as applicable. 1. Home Inspection. The sales contract will specify what inspections the buyer is permitted to make and the deadline(s) to not only conduct same, but to request repairs. It is important for a buyer to pay careful attention to deadlines so as not to lose any contract rights. A home inspection is a very important checklist item which affords a buyer with pertinent information as to the property condition. Buyers should be mindful to select licensed inspectors. If the inspection report is unfavorable, a buyer, depending on the contract terms, may be able to require the seller to correct the deficiencies, obtain a reduction and/or credit against the purchase price or terminate the contract. 2. Mortgage Approval, as applicable. If the buyer’s obligation to purchase the subject property is conditioned upon loan approval, then the sales contract will typically specify within what time period the buyer will be required to make a loan application, as well as obtain loan approval. Additionally, the buyer will also need to timely provide a variety of financial information to the lender. If the buyer fails to (i) promptly make his/her loan application, (ii) act in good faith during the loan approval process, or (iii) timely notify the seller of loan declination, then the buyer could possibly lose his/her contract deposit. 3. Title Insurance. Title Insurance may be written favor of a proposed owner, mortgage lender or both. Please note that the lender’s title insurance provides no protection to the buyer. The contract will identify who is to obtain the title insurance and at whose expense. Usually there is a time period to obtain, review and raise title objections. If the buyer is financing, then the buyer should notify the closing agent of same so that the lender can timely obtain its mortgagee title commitment so as not to delay the process. If the buyer is not financing, the buyer should still obtain title insurance to confirm that the subject property is marketable. 4. Homeowner’s Insurance. It is always a smart idea to

Holiday Safety Tips From The ASPCA Holly, Jolly and Oh-So-Safe! Of course you want to include your furry companions in the festivities, pet parents, but as you celebrate this holiday season, try to keep your pet’s eating and exercise habits as close to their normal routine as possible. And be sure to steer them clear of the following unhealthy treats, toxic plants and dangerous decorations: O Christmas Tree - Securely anchor your Christmas tree so it doesn’t tip and fall, causing possible injury to your pet. This will also prevent the tree water— which may contain fertilizers that can cause stomach upset—from spilling. Stagnant tree water is a breeding ground for bacteria and your pet could end up with nausea or diarrhea should he imbibe. Tinsel-less Town - Kitties love this sparkly, lightcatching “toy” that’s easy to bat around and carry in their mouths. But a nibble can lead to a swallow, which can lead to an obstructed digestive tract, severe vomiting, dehydration and possible surgery. It’s best to brighten your boughs with something other than tinsel. Feasting for the Furries - By now you know not to feed your pets chocolate and anything sweetened with xylitol, but do you know the lengths to which an enterprising fur kid will go to chomp on something yummy? Make sure to keep your pets away from the table and unattended plates of food, and be sure to secure the lids on garbage cans. Toy Joy - Looking to stuff your pet’s stockings? Choose gifts that are safe. • Dogs have been known to tear their toys apart and swallowing the pieces, which can then become lodged in the esophagus, stomach or intestines. Stick with chew toys that are basically
indestructible, Kongs that can be stuffed with healthy foods or chew treats that are designed to be safely digestible. • Long, stringy things are a feline’s dream, but the most risky toys for cats involve ribbon, yarn and loose little parts that can get stuck in the intestines, often necessitating surgery. Surprise kitty with a new ball that’s too big to swallow, a stuffed catnip toy or the interactive cat dancer—and tons of play sessions together. Forget the Mistletoe & Holly - Holly, when ingested, can cause pets to suffer nausea, vomiting and diarrhea. Mistletoe can cause gastrointestinal upset and cardiovascular problems. And many varieties of lilies, can cause kidney failure in cats if ingested. Opt for just-as-jolly artificial plants made from silk or plastic, or choose a pet-safe bouquet. Leave the Leftovers - Fatty, spicy and no-no human foods, as well as bones, should not be fed to your furry friends. Pets can join the festivities in other fun ways that won’t lead to costly medical bills. That Holiday Glow - Don’t leave lighted candles unattended. Pets may burn themselves or cause a fire if they knock candles over. Be sure to use appropriate candle holders, placed on a stable surface. And if you leave the room, put the candle out! Wired Up - Keep wires, batteries and glass or plastic ornaments out of paws’ reach. A wire can deliver a potentially lethal electrical shock and a punctured battery can cause burns to the mouth and esophagus, while shards of breakable ornaments can damage your pet’s mouth. House Rules - If your animal-loving guests would like to give your pets a little extra attention and exercise while you’re busy tending to the party, ask them to feel

Renovating Smart In 2010
Looking For Tax Breaks, Anticipating What Will Bring Value In The Future Though the housing market has yet to stabilize in
many communities, homeowners can’t ignore property maintenance and other critical spending that will add to their home value in the future. Yet for most of us, the days of spending multiple thousands of dollars on a kitchen, bath or room addition expecting our market value will grow exponentially is much like the U.S. housing boom – over. Simply put, as Americans have been forced to get more realistic about using their homes as piggy banks, it’s time for similar realism about what improvements and renovations will pay off in a housing market with years of inventory to sell. Here are some steps to consider when improving your property in today’s market. Before you borrow or spend, get some advice on your overall financial picture: During the boom years of the housing market, people treated renovation as a financial fait accompli: Put in a $40,000 kitchen and add $60,000 to your selling price. Today, putting more money into your house requires a significant reality check. A financial planner can look at your overall savings and tax picture and give you an idea whether the dream kitchen you want is a worthwhile investment or if it’s time to downsize the job to a new sink. Check current values on the payoff your chosen renovation will have: Remodeling magazine’s annual Cost vs. Value report breaks down average cost and market return for projects large and small based on your region of the country. Their website is www.remodeling. hw.net. The current 2009-2010 report reports that upscale projects like a bathroom addition returns only about 60 percent of its cost in the current market; adding an attic bedroom would return 83 percent of
the cost. None of the projects in Remodeling’s annual survey currently break even. Consult Uncle Sam: The American Recovery and Reinvestment Act is still allowing taxpayers certain deductions and credits for energy-smart renovations to their property. For example, the Residential Energy Property Credit applies to taxpayers who install insulations, energy-efficient exterior windows and energy-saving heating and air conditioning with a maximum credit limit of $1,500 for improvements put in place through the end of 2010. It’s smart to consult your tax professional before going ahead on any of these moves in case Washington extends, limits or possibly increases these breaks for homeowners. Think about how long you’ll be in the home: If you want to get your money out of a renovation, keep in mind you’ll probably be waiting awhile. In August, the National Association of Realtors reported a plunge in home sales after the expiration of the federal home buyer tax credit. In July, existing-home sales were down 27 percent from June and a full 25 percent below the year-ago month. Most home sales experts are not predicting full stabilization for the U.S. housing in the market for at least six months. Beware the bump in property taxes: The great thing about a more valuable home is the potentially higher value when you sell. The bad thing is a visit from the county assessor – more valuable property tends to lead to higher tax assessments. Make sure you cannot only afford the cost of
renovation, but what you’ll need to pay in higher taxes if your home is reassessed. Also, keep in mind that the fall in home values hasn’t led to lower taxes in many communities. Don’t forget to deduct applicable sales tax: If sales tax was imposed on a major renovation or if your state or locality imposes a general sales tax on the sale of a home or the cost of a substantial addition or major renovation, you might be able to deduct it. This alternative is particularly valuable in low-tax states, and the sales tax paid on the purchase of some large items including the purchase of a home or major addition can be added to the table amounts. Discuss this with your tax professional. Always check local valuations: A reliable and experienced local real estate broker knows what the market will bear. Talk to them about any anecdotal evidence they have about what renovations might be most sensible as your home market improves. You’ll also get a tutorial on what current buyers are willing to pay for based on the current attributes of your home. Sponge Drill – The path to a better golf swing
The number one question that golfers ask me as an instructor is, how do I make a better golf swing? Well the answer to this question as any golfer who has been playing for a length of time could go for days. There are so many factors that relate to swinging the golf club but I will single one element that will work for the golfer who is struggling for some form of golf shot consistency. Every golfer that I work with has a little uniqueness to their motion, most because of their concepts and lack of instruction and of course their physical conditioning. Age is not an excuse for not hitting the

ball consistently with good quality. Many golfers I teach who are in their seventies can shoot in the seventies on an average set up golf course and while playing the respective distance for their length of shots. What ever your age or ability here is one simple fix for your swing consistency. The SPONGE DRILL! Purchase a car was sponge that has the outwards appearance of the number 8. This sponge is to be places between your wrists and lower arms as you can see in photo #1. The object is to relax the grip pressure and wrists during the golf swing from the address position seen in photo #2 and then making a full golf swing while holding the

sponge. If you drop the sponge this tells you where you may have an issue in the motion or you may have a physical issue to attend to. Notice the position in photo #3 And top of swing #4 then impact #5 then the relaxed extension #6 to the finish in photo # 7. Practice this as often as you can and I will guarantee you will learn how the simple motion should happen. If you can not do this drill, seek help to learn why. If you have pain stop and see a doctor as you might have rotator cuff issues or you need to adapt some exercises to become more flexible.
