Councilman Napolitano has noticed a rise in architectural appreciation within the Hill Section over the last two decades. “There was a bad span of architecture in the ‘90s when developers came in, tore down little homes, built the big homes, and just took a cookie-cutter approach,” he says. “I think we have some great local architects now who are stepping up and doing really good designs.” There’s nothing like driving through the Hill Section, checking out the homes, and finally making it over that last hill to see the expansive, sapphire Pacific Ocean ahead.

The best realtors know the subtle differences, and by getting to know their clients they can recommend the ideal lot or home. Molly Hobin Williams, another Manhattan Beach Realtor and 34-year resident, loves all the MB neighborhoods but chose the Sand Section for her family. “My husband and I live in the Sand Section right in the heart of downtown MB,” she says. “We walk or ride bikes everywhere.” With her personal and professional understanding of the Sand Section, she sells the majority of her homes within the neighborhood. Geilman, as much as he loves every neighborhood, can’t help but love the Sand Section just a little bit more. “I love the Tree Section, and the Hill Section tends to have bigger homes and huge sweeping ocean views,” he says. “But for my money - if you can afford the Sand Section, don’t need a yard, and are okay with small bedrooms - I mean, the views are unbelievable. I just love the Sand Section.” As a lifelong Manhattan resident, Councilman Napolitano refuses to pick any one neighborhood as his favorite. “It’s like asking, ‘Which child do you love the most?’ I love all the sections in town,” he says. “I think the great thing about Manhattan Beach is that it’s been developed at different times, different phases, and you have unique characteristics of these neighborhoods. And that’s one of the things that makes it special. It offers something for anybody, right? You want a big lot - there are areas where there are bigger lots. Not to have to maintain the yard - you got the Sand Section. You want an ocean view - you got an ocean view. Do you want a city view? You want to be close to school or work? There is something for everybody.” Captain Hageman and Councilman Napolitano have both spent their whole lives here, even when friends have moved elsewhere. Both men are proud and unapologetic about their Manhattan Beach roots. “We are very fortunate to be here still,” Captain Hageman says. “My wife - her family goes back 100 years here. Just a lot of history. We have no desire to be anywhere else.” Councilman Napolitano agrees. “People ask me, ‘Why are you still here?’ But, why would I ever want to leave?” he says. “I’m planning on a Viking funeral off the end of the pier. Light the boat on fire and roast some marshmallows. Bury me under the Roundhouse.”
