reat cities often have small neighborhoods with different demographics, character, and vibes. Manhattan Beach’s compact four square miles include four distinct neighborhoods, all offering a different feel. The Tree Section has shady, tree-lined streets with no sidewalks offering a slower more suburban feel. East Manhattan Beach is made up of larger lots with bigger homes and sweeping city views. The Hill Section has some of the most spectacular architecture in the city with lush, native landscapes and sprawling ocean views. And, of course, The Sand Section, with its walkability and oceanfront mansions, rounds out the four as the most compact, coveted, and celebrated neighborhood in the South Bay. As the current real estate market demonstrates, each of the four neighborhoods of Manhattan Beach — the Sand Section, the Tree Section, the Hill Section, and East Manhattan Beach — offer different speeds, views, lot sizes, house structures, street characteristics, and school districts. Few cities of our small size and only 36,000 residents have such clearly defined neighborhoods. Along with our iconic pier, vast beaches lined with pristine volleyball courts, and our bustling, culture-filled downtown, the four neighborhoods are a significant part of what makes Manhattan Beach so unique, even among other beach towns. Greg Geilman, a local realtor, says, “The South Bay has something for everyone. Manhattan Beach in particular - the little neighborhoods and subsections are really well defined, and people know where they want to live. That is a focus for them because each offers something unique and special.” Knowing the difference between the neighborhoods is the key to mastering MB real estate. Dave Fratello, another South Bay realtor, says, “It’s vital to know both the different neighborhoods and the sub-neighborhoods. Some parts of town, even individual blocks, can feel so different from others. [Manhattan Beach residents] develop an identity around their neighborhoods.”
