I’d like to welcome you to our 2019 Culver City The Guide. This magazine will serve as a way finder, connector and guide for you as you navigate the city. Whether you are new to the city or a long-time resident, I trust that the editorial in this magazine will give you a better insight to both the past, present and bright future of our community. As it relates to the Chamber, I am honored to be in my 2nd Year as the President/ CEO of an organization that is entering its 98th year of business leadership. Last year was an amazing year of growth and change. We hosted our largest Mayor’s Luncheon and Women in Business Leadership Luncheon events, launched our Chamber University program, and started up an amazing Ambassador Committee. Additionally, we welcomed many new businesses to our membership and saw great growth in our local community as One Culver and other development projects came online. 2019 will be a year of great progress for the Chamber. If last year was predominantly a listening tour of our members and business community, 2019 will be one of action. We recently revised our mission statement to speak directly to who we are, what we do and why we do it. It is short, direct and encompasses our many functions. It reads as follows: The Culver City Chamber is… “A CATALYST for business growth and expansion. A CONNECTOR for people, ideas and resources. A CHAMPION of strong community.” We will be launching a few events, programs and resources this year that will help us continue to serve our diverse membership, as well as intrigue more of our business population to engage with us. Among those will be an Economic Outlook event that will drill down on the current and future economic trends in the region; a series of industry-specific roundtables (Real Estate/Developers, Restaurant, Non-Profit, Health & Wellness); an HR Forum series that will keep business owners and leaders ahead of the compliance curve; a Lunch & Learn series that will combine networking with education; a Connection Leads group which helps members form power referral teams within the Chamber; an infusion of new Chamber University courses (Social Media, Marketing, Business Management); and a brand new incubator membership level/ program for our “solo-preneurs” and entrepreneurs (where resources will be aligned to the specific needs of a startup company). It is truly an honor to be able to represent this fine organization in this wonderful city – especially at this momentous time in Culver City’s history. I wish for those of you that have never worked with the Chamber, that you will do so this year. And, for those of you that have always been loyal to the Chamber, I want to thank you and ask that you connect with us on a deeper level in 2019. Welcome to “The Guide”, a resource of the businesses and industries that help shape and drive the economic, social, health and political welfare of Culver City. For 20 years, I have had the privilege of serving as the President and CEO of the Exceptional Children’s Foundation, a Culver City-based non-profit. As the incoming Chair of the Culver City Chamber of Commerce Board of Directors I enthusiastically welcome the opportunity to add another dimension to my service to the city. By working more closely with the members of our diverse and talented Board, the Chamber CEO and the broader Culver City community, we will contribute further to our dynamic city during its exciting renaissance. In the year ahead, the Chamber will offer myriad options to engage and contribute to the building of a vibrant destination for business and entertainment while connecting with the residents of the city to maintain the values that make Culver City a safe and attractive place to live. Our calendar will offer familiar events, including the Business Expo, Good Morning Culver City, Business After 5, and the Women in Business Leadership Awards Luncheon. We are also planning to introduce a few new activities to ensure all stakeholders of our city are welcome to engage in the development of a shared healthy future. KEVIN LACHOFF Newmark Knight Frank

A

s a real estate professional, Kevin Lachoff is keenly aware of the changes happening in the town he loves. Lachoff, a director in Newmark Knight Frank’s West Los Angeles office, has represented owners, developers, landlords and tenants in a variety of retail and office leasing and sales transactions. But no matter how much Culver City changes, Lachoff said the things he loves most about Culver City are the things that never change. “I don’t think I’ve ever been told ‘no’ by someone when I’ve asked for help,” he said. “One of the most significant things about living and doing business in Culver City is the benefit of being in a small town and still being part of the megaplex that is Los Angeles.” As a Culver City Planning Commissioner since 2012, he has been involved in helping to shape some of the city’s most dynamic new development projects, and while new businesses and new residents are flocking to the city, Culver City still maintains its “Mayberry” feel. “Culver City is a place where you have the opportunity to enact change at the school level or at city hall,” he said. “It still has that small town charm.” Part of that charm, he said, is finding ways to help the community wherever you can. As parents of two school-age children, you can regularly see Lachoff and his wife, Michele, donning bright green vests and directing traffic on the rear side of La Ballona Elementary School as part of the school’s “Cone Crew”.

The Chamber of Commerce, too, Lachoff said, is a place where people roll up their sleeves and get to work to help the community. Lachoff served as the Chamber’s Chair of the Board in 2015 and said the organization helps give a voice to business owners from all corners of the city. “The Chamber represents an important cross-section of stakeholders who don’t necessarily have representation as voters,” he said. “Business owners are responsible for providing a tax base and the atmosphere for our community, and they work hard to help the city achieve its goals. The Chamber helps give them a voice.” Residents and businesses working together is what will keep the city moving forward, while retaining all that makes it special. “It shouldn’t be an us-versus-them situation,” he said. “When we listen and work together to achieve our common goals, we can make the city better without losing all the things we love about it.”


JOHN RIORDAN

J

John Riordan Plumbing, Inc. ohn Riordan is used to getting calls late at night and in the middle of holiday weekends. As a plumber for 48 years, he’s used to people calling when they’re in trouble. But Riordan said the best thing about running his business in Culver City is the fact that he gets to help people even before their drains get clogged. Almost from the moment he opened the doors to his shop, he began a decades-long commitment to help the children of the community. “I remember going to put in sprinklers for El Marino (Language) School, and I got involved with them as a volunteer,” he said. “And I’ve been involved with the schools ever since. Our schools are really, really good. The teachers really care about their students.” Over the years, Riordan has been recognized for the many hours he volunteers with CCUSD schools, and his generosity is exemplified by his contributions to the many organizations he supports, especially those that provide services to families in need. Among the groups Riordan supports are the Jeffrey Foundation, which assists special needs children and their families, and the CLARE Foundation which provides treatment, recovery, and prevention services for alcoholism and substance abuse to families and the community. For many years, Riordan has also contributed to the Sandy Segal Youth Health Center helping to ensure the continuation of free physical and mental health services to the children of Culver City. In 2017, Riordan was recognized as Culver City’s Citizen of the Year. In fact, the walls of his shop are filled from top to bottom with honors and awards for his generosity from those he has assisted through the years. Modestly, he said giving back to his community is just what a good businessperson does. “We all get to help each other,” said Riordan, who added that the Chamber of Commerce has been a big part of his company’s growth. “My business has probably doubled because of the Chamber. And I get to meet other people in business, and we

ALBERT VERA Sorrento Italian Market

W

hile growing up, Albert Vera spent much of his spare time and time after school working alongside his parents at both their family business – Sorrento Italian Market, and in the family-owned olive fields north of Bakersfield. Today, he carries on the old-world tradition his parents began at Sorrento Italian Market on Sepulveda Boulevard, introducing new imports from all over Italy and creating what has become one of Southern California’s finest Italian wine departments. While many know Sorrento as a great spot to buy sandwiches, Italian specialties or that perfect bottle of wine, Vera said the store is really much more. “I think of it as a place where people can come and talk about our city,” said Vera, who routinely chats about politics and neighborhood improvements over the counter with his customers just like his dad used to. “Dad used to learn more about what was going on in the city just by talking to the people who came in every day.” Vera’s father, Albert, served 12 for years on the City Council from 1992-2000 and from 2002-2006 before his death in 2010. All those years of watching his dad run the business and connect with local residents and a profound impression on Vera. “I learned that it is important to help those less fortunate than we are and to give back to our schools and community organizations,” said Vera, who donates to a wide array of organizations from local churches, schools and youth sports teams. www.CulverCityChamber.com 15

He is a member of the Culver City Exchange Club and has served on both the Culver City Landlord/Tenant Board and the Culver City Civil Service Commission. He also serves on the Culver City Chamber of Commerce Board of Directors, the Culver City Palms YMCA Board of Managers and the board of Upward Bound House, a non-profit organization dedicated to helping homeless children and their families find permanent, supportive housing. “The amazing thing about Culver City is that everyone has your back,” Vera said. “People help each other because they really care. It makes me happy if I can help the schools or a Little League team because I know those kids will grow up and pay it forward.” Perhaps because of that attitude, Vera’s business has continued to flourish in Culver City. “We have a pretty tight-knit business community that care about our community,” he said. “I don’t think there’s anyone who runs a business in Culver City who doesn’t want our city to be the best it can be.”

Bennett Gaynor Sustainable Staffing

S

tarting a direct hire and temporary staffing business in the depths of a recession isn’t exactly how you’d draw it up in the business plan, but Christie Gaynor and her partner, Peter Bennett, were up for the challenge. “We talked about it and said, ‘We can either help people or close up shop,’” she said of the early days of Bennett Gaynor Sustainable Staffing. “We decided to help people. In 2009, there were no jobs, so we started doing seminars. We helped people with their resumes. We tried to help them discover what relevant skills they had.” 16 Culver City The Guide 2019 Community Guide & Business Resource

Gaynor admitted that a lot of those early days were about psychology – helping people get through the difficult times and maintaining their positive attitudes as they continued a job search in a brutal market. As times got better, Gaynor didn’t stop helping people. “We have given back to our community and connect with our community so that we can all help each other,” said the mother of two CCUSD students. Christie and her team have placed hundreds of candidates in various levels of administrative, accounting, financial (back and front office), customer service, and marketing positions. Her clients encompass diverse industries; such as financial services, investment management, real estate, advertising, beauty, public relations and insurance. “We’ve worked with everyone from watchmakers and architects to finding temps for Girl Scout cookie sales,” she said. Building long lasting business relationships is what Gaynor is all about. She is excited about both the clients and the candidates she serves and said she especially enjoys working with the Culver City Chamber. “We’ve worked with lots of members and even found the Chamber a new membership director,” said Gaynor. “We just love Culver City.”

MARIE PETRELLI George Petrelli’s Steakhouse

F

or Marie Petrelli, George Petrelli’s Steakhouse is more than just a family business – it’s a Culver City institution that keeps alive the idea of oldworld service and a truly personal touch. “It’s like a ‘Cheers’,” she said. “We have the same regulars at the bar every night. It’s the type of place where the customers have my cell and I have their cell numbers. We know each other like family.” Joe Petrelli was born in Bari, Italy, in 1902. He came to Culver City as a young man and worked in the property department of MGM Studios. It took 15 years to save up enough money, but in 1931 he opened his first restaurant. Ten years later, Joe Petrelli’s Airport Cafe, across from the small Culver City Airport, began to boom. Marie’s father, George, came to Culver City from the old country when he was just 18. Uncle Joe trained him in the business. Dad was the meat cutter for the restaurant for more than 50 years.” In 1958, tragedy struck. On a rainy night, Joe Petrelli was tragically killed in a head-on automobile accident. Marie recalled that her father wasn’t an owner of the restaurant and there was a great deal of worry whether the restaurant would continue. In the end, George worked extremely hard and carried on the tradition of serving Petrelli’s customers the best quality food while maintaining reasonable family prices. Marie never intended to run the restaurant. In fact, she went to school to become a pharmacist. She said at her graduation in 1987, “my dad was crying like a baby because he never imagined that anyone from his family would graduate with such a degree,” Marie remembered. “He was so proud that he had put both of his kids through college and we had been the first of the Petrelli family to go to college.” Sadly, George Petrelli passed away on May 30, 2014, but like George carried on Joe’s legacy, Marie has vowed to continue the family tradition in his name. “I’m doing this to carry out my dad’s dream,” said Marie, who comes to the restaurant in the morning to handle the books and returns after work as a pharmacist to relieve her mother overseeing the restaurant. 18 Culver City The Guide 2019 Community Guide & Business Resource

It was not long ago that Culver City was a sleepy, almost forgotten town, outshined by Santa Monica’s beachy vibe and Hollywood’s glitz and glamour. But no longer. Culver City is now the hottest spot on the Westside, thanks in large part to its transit connections, historic downtown and community feel that have lured in a seemingly endless stream of high-tech and entertainment companies.

Leading the way in the community’s rebirth are a host of developers who have not only had the foresight to see what Culver City could become but who are working hand-in-glove with the community to make sure that as Culver City booms, it never forgets its small-town heritage. RYAN SMITH

Hackman Capital hen Hackman Capital purchased the historic Culver Studios in March of 2014, it was with an eye ahead to what the studio could become and how the industry was changing. Originally built in 1918 by silent movie pioneer Thomas Ince, The Culver Studios has been home to some of the most famous films and television shows in Hollywood history, including Gone with the Wind, Citizen Kane and E.T.; but Michael Hackman and his team saw the studio’s potential as something more. In October, 2017, Amazon announced plans to move into The Culver Studios, occupying more than 280,000 square feet of space, including The Culver Studios Mansion and Bungalows, for its Amazon Studios, IMDb, Amazon Video and World

Amazon also has plans to take additional space at The Culver Steps project – a restaurant, office and retail project in the heart of Downtown Culver City also being developed by Hackman Capital. The announcement marked an important change in the kinds of businesses locating to Culver City. In just the past year or two, Apple has announced plans to take 400,000 square feet of space, a footprint that is expected to double in the coming years; and HBO has announced plans to locate in Culver City as well. “Culver City checks every box for companies like this,” said Ryan Smith, Executive Vice President of Hackman Capital Partners. “It has public transit, a great school district, its own police and fire. Really, Culver City has everything except housing.”


Smith said he is excited about all the new content companies coming to Culver City, but added that it is important for the city to keep its eyes on the horizon and not let the recent office and restaurant boom be the end of the city’s makeover. “The city is woefully behind in the development of high-density housing,” he said. “If the people who work for all these companies can’t live here, it will add to the already terrible traffic situation. We have seen, in the last five years, lots of beautiful development and companies signing longterm leases, but in 15 years, when those leases are up, they might pick up and go to the next Culver City if we can’t enable them to live close to where they work. Culver City has by every measure been a success, but we need to solve the housing issue and maybe even look at adding some soft goods retailers.” Smith said Hackman Capital is dedicated to continuing the conversation with City Hall and the community to help craft a future for Culver City that enables the city to benefit from its recent boom and not become a victim of it, adding that he is already working with Amazon to make sure Culver City’s newest tenant is truly additive to the area. “Amazon purposely will have very minimal on-site amenities,” said Smith, who adding that approach is unusual for tech companies that often like to create closed campuses with fitness centers, restaurants and other amenities onsite designed to keep employees from leaving. “Amazon really promotes the idea of having its employees become members of the community. Each day, they will encourage their employees to go out into the community to eat, to shop, to work out.” That attitude, he said, will benefit local businesses. “Our success will be the Chamber’s success,” Smith said. “We couldn’t have gotten here without the Chamber and their support, their feedback and their connections. Now, we want to make sure everyone in the community will benefit from Amazon coming to town.”

ust down the block, providing the link between Downtown Culver City and the city’s burgeoning Arts District, Ivy Station is beginning to take shape. The project, a joint venture of Lowe Enterprises, AECOM and Rockwood Capital, is scheduled to be completed in early 2020 and will show off yet another way creative developers are weaving their projects into the fabric of the surrounding neighborhood. Literally surrounding the city’s Expo Line Station, Tom Wulf said. The project has been designed to integrate public transit. Public transit, he said, is no longer a development

afterthought, but rather an integral part of the success of a project like Ivy Station. “We want to try to embrace transit and have that open right into our common space,” he said. “We have the unique ability to be the gateway from Expo for all of Culver City. Whether it’s businesses or residents, we will be the hub of activity.” With Downtown booming and the Arts District, which has one of the highest concentrations of art galleries and exhibition space in the L.A. area, coming into its own, Ivy Station has the chance to be the connective tissue between the two. “There has been a gap between the two,” Wulf said. “But we will be able to fill in the missing link, continuing the fabric and quality of everything people love about Culver City.” The $350-million, 500,000-square-foot project will feature a 200-unit apartment, a 148-room hotel, 200,000 square feet of office, 55,000 square feet of retail and restaurant space, underground parking with 1,500 spaces and plenty of open park space. Wulf said the project will become a multimodal community transportation center, seamlessly integrating the lightrail station with transit connections by bus, bike, vehicle or by foot. “These uses will bring together residents, workers, commuters and visitors,” he said. “It is rare to have a single mixed-use development that has all of these elements and diversity of users. Ivy Station will inherently complement other developments underway in the City of Culver City transit district, and the property will

So, we have to provide the most competitive space – that includes walkability, transit, amenities, housing. The war for talent is real. We are beyond just ‘creative office space’ now. We’re getting into the next generation of office.” Wulf said he takes seriously the feedback he has received throughout

the development process from local businesses and from residents. He said that feedback helped shape the project. “Our experience with the community and especially with the Chamber has been very helpful in our development plans,” he said. “We have a shared vision with the Chamber, and that shared vision has been very helpful in communicating our ideas to the community and to city leaders.” In the end, Wulf said, despite the new take on what makes office development successful and the wide range of new amenities office tenants are seeking in the current marketplace, Culver City will always be successful. “Overall, what made the city of Culver City attractive 100 years ago, when [it was] founded by Harry Culver, is exactly what makes it attractive today,” he said.

n the other side of town, David Saeta is making waves with a new kind of creative office complex that is testing the boundaries of what people think of when they hear the words “creative office”.

The building, now fully leased, takes creative office to a whole new level. “It’s really a revolutionary design,” Saeta said. “C3 has high-volume ceilings, which is critical to what creative is doing.” Unlike typical office buildings, C3 has 13-foot ceilings with floor-to-ceiling glass windows on its first few levels, while upper levels have 21-foot ceilings and lofts. “The penthouse has 25-foot-tall ceilings, tall enough for screening rooms. It will be a fantastic experience for people with terrific views.” Perhaps most important, C3 embraces the outdoors. While typical office buildings may have a courtyard space

or a rooftop gathering space, outdoor spaces at C3 are inextricably connected to the building’s indoor space. “It is a complete indoor/outdoor environment,” Saeta said. “There are barbecues, tables and chairs, bocce courts, a dedicated dog park, a fire pit, spaces for outdoor conference centers and even an amphitheater with stadium seating.” Saeta said taking the risk of developing something that is truly different has paid off. “We are definitely unique in the market, and we’re more successful than even we expected to be,” said Saeta, who prefers to refer to his neighborhood as Culver Pointe instead of Fox Hills. “Culver Point is really equidistant from the high-end beach communities of Manhattan Beach and Hermosa and the Palisades, Santa Monica and even Bel Air.” That connectivity, Saeta said makes it

easy for companies to locate to Culver City and network with other similar companies. “We have always been supportive of the chamber wherever we’re doing a project because we want businesses to expand without leaving town,” said Saeta, who added that is exactly what is happening in Culver City. Henkel Corporation, an international conglomerate, which had been located at 600 Corporate Pointe, was able to consolidate employees from throughout the area to its new location at C3. The company has grown from 12,000 square feet to 65,000 square feet. “We’re affording companies the opportunity to consolidate and bring people together in Culver City,” he said. “The thing we hear most is that companies want to be close to other cutting-edge, high-tech companies.”

An integrated team of teachers, counselors and therapists coordinate academics, behavioral therapy, speech and language therapy, occupational therapy, and educational therapy, helping each student learn how to learn. A robust enrichment program offers students opportunities to participate in performing and visual arts, adaptive physical education, and community service activities – all of which focus on increasing self-esteem while developing teamwork and leadership skills. Mental Health Services At the Kayne Eras Center, licensed and credentialed therapists address the complex issues and barriers that prevent students from learning at their full potential. Whether that means expansive parks, a varied city recreation program or a business community that caters to the health and medical needs of its residents, Culver City has it all. The City of Culver City oversees a park system that includes 13 parks and parkettes in every corner of the community. Each park is different and offers unique activities and facilities, so whether you’re seeking a place to barbecue, hold a picnic, swim or play everything from basketball and tennis to softball and soccer, there’s a place for you. For those interested in combining an amazing view with their workout, Culver City offers access to the Baldwin Hills Scenic Overlook and its trail system. Due to the Trail and Stormwater Improvement Project, sections of the trails and stairs will be closed for construction and restoration work through April 1, 2020. But the area still allows visitors to take in breathtaking views, hike through restored native habitat, and enjoy a state-of-the-art visitor center. Visitors can begin to discover, or residents can rediscover, Los Angeles from this 500-foot peak that offers panoramic views of the entire Los Angeles Basin, the Pacific Ocean and surrounding mountains. Exhibits tell the story of this once-drilled and exploited land which has now become a symbol of restoration, conservation and hope. Park hours are from 8 a.m. to sunset daily.

If getting around on two wheels is more your thing, Culver City is actively working to improve its bicycle pathway system. This includes a dedicated path along Culver Boulevard and connectivity to the Ballona Creek Bike Path, which follows the channelized Ballona Creek for seven miles from Syd Kronenthal Park in east Culver City to the Pacific Ocean. There it connects with the Santa Monica Beach and South Bay Bike Path. In addition, Culver City is updating its bicycle and pedestrian plan. This has already seen the city add five miles of new bike lanes, even more sharrows, dozens of crosswalk improvements and safer routes to school. The new effort seeks to find innovative ways to link Downtown Culver City to public transit locations and employment hubs throughout the city. If recent developments are any indication, it’s Culver City’s time in the Southern California sun. While many agencies and creative companies have called the area home for years, the buzz around it is palpable due, in large part, to the recent announcements that both Apple and Amazon are putting their content businesses here. Culver City has grown from a sleepy “company town” that provided the workforce for the motion picture and aerospace industries into a city experiencing a renaissance with scores of things to do and see. Originally, much like surrounding downtown Culver City, the former Culver Theatre was a key part of classic Hollywood’s thriving entertainment community. Over time, the theater became dilapidated, tired and worn. Today, the Culver, renamed the Kirk Douglas Theatre, operates as a performing arts center and playhouse that has become a magnet for some of the area’s most unique and successful performances. FAST-FIX HAS REVOLUTIONIZED JEWELRY AND WATCH REPAIR Mark Goldstein never intended to follow in his father’s footsteps and become a jeweler, and instead focused on making his mark in the business world in New York. However, in 1984, everything changed. Over Thanksgiving, Mark and his brother were brainstorming a solution to his father’s business dilemma when he had an “ah-ha” moment. “I was trying to imagine what a store would have to look like if customers could meet the jeweler or watchmaker working on their item, and see with their own eyes their watch or jewelry being repaired,” Goldstein said. “That’s when I had my breakthrough moment and the idea of a kiosk, something open on all sides, came to mind.” Mark knew from the beginning that in order for this concept to be successful, he was going to have to create a new model with secure locations in high traffic areas, and focus on service, convenience, transparency, and fast repairs. Most repair

companies at that time sent broken items elsewhere to be repaired. His idea would revolutionize that model and provide his customers with peace of mind and quick service in house. Once the idea took hold, Mark didn’t waste any time and took his holiday bonus and the small amount in his savings account and got busy. He hired his father to help him open his first store that December in Century III Mall in West Mifflin, Pennsylvania, and he was on his way. “We were set up across from Santa, and by the third day the line for our business was almost as long as the line to see Santa,” Goldstein said. “That’s when I truly understood how important it was for our customers to have their jewelry or watch repaired while they waited.” Given the success of his first location, Mark opened four more stores in the Pittsburgh area over the next two years, and he was just getting started. Mark

He discussed his idea with a friend, and shortly thereafter decided to franchise his concept. The first Fast-Fix franchise opened in 1987 in Dallas, Texas, and since then, more than 150 franchise locations have opened across 26 states, the United Kingdom, and Ireland. The company is turning its attention to expand in Canada as well as other markets throughout the U.S. “The jewelry and watch repair business is vibrant.
