MOBILITY & HOUSING The well-kept secret of Culver City is out, and we are booming. With big companies moving into our backyard, a new wave of people is moving in. That means more housing, more cars on the road, and sparse space left to develop.

WELCOME D MESSAGE FROM THE PRESIDENT/CEO

would like to welcome you to our 2021-22 The Guide Culver City Centennial Edition. This magazine serves as a way finder, connector, and guide for you as you navigate our city. Whether you are new to the city or a long-time resident, I trust that the editorial in this magazine gives you a better insight to both the past, present and everevolving future of our community. As it relates to the Chamber, I am honored to be in my 5th Year as the President/CEO of an organization that is in its 100th year of business leadership. Last year was an exceptionally challenging year, with the pandemic, which permanently closed roughly 17% of our business community. The resilience shown by those who persisted, and the connection led by the Chamber are two large reasons that we experienced more rapid recovery than many of our neighboring communities. The past two years have challenged most of us. From the delayed ripples of the COVID19 Pandemic, the delays and revisions to the recovery, and impact of local changes, there is much work left for all of us to do in the future. We will continue delivering on our mission commitment of being “A CATALYST for business growth and expansion; A CONNECTOR of people, ideas and resources; and A CHAMPION of strong community.” We have and will continue to launch a few events, programming and resources this year, that will help us continue to serve our diverse membership, as well as intrigue more of our business population to get engaged with us. Among those will be a series of industry-specific roundtables (Real Estate/ Landlords; Insurance, Retail & Restaurant; Health & Wellness; and Homelessness), an expansion of our HR Forum series that will keep business owners and leaders ahead of the compliance curve post COVID-19; Multi-Chamber, a Connection Leads group which helps members form power referral teams within the Chamber; an infusion of new 2022 Chamber University courses (Social Media, Marketing, Business Management, Branding Post-COVID-19), and a brand new incubator membership level/program for our “solo-preneurs” and entrepreneurs (where resources will be aligned to the specific needs of a startup company). ally, we have continued our connection with Culver City leadership through our “Convo with the Councilmembers” series, which is a bi-weekly call and intimate conversation with a Culver City Councilmember and a chance for attendees to have a very real-time Q & A. It is truly an honor to be able to represent this fine organization in this wonderful city – especially as we navigate through these incredibly challenging times in Culver City’s history. I wish that for those of you that have never worked with the Chamber before, that you will do so this year. And, for those of you that have always been loyal to the Chamber, I want to thank you and ask that you connect with us on a deeper level moving forward. As always, I am available to connect with each one of you. Please don’t hesitate to call or email. Onward and upward to our great city and our vibrant business community. We will thrive again, together, and the Chamber will be at the heart of it. Sincerely,

Colin Diaz

ensed Insurance Agen WELCOME D MESSAGE FROM THE CHAIR OF THE BOARD

s the Chair of the Board for the Culver City Chamber of Commerce, I am extremely pleased to present to you this Centennial Edition of The Guide. This year we celebrate our 100th anniversary as “a Catalyst for business growth, Connector for people, ideas, and resources, and Champion of a strong community”.

This publication captures the heart and soul of our thriving business community with its rich history in entertainment and aerospace and its evolution into a mecca of broadly diverse businesses including architecture, design, technology, retail, restaurants, the arts, non-profits, and much more. As we emerge from the COVID-19 Pandemic, we acknowledge that we have come through one of the greatest challenges in our lifetime, a challenge that has had a profound impact on our business community. Throughout this difficult period the Culver City Chamber has maintained a laser focus on the concerns and needs of local business owners and the impact on the goods and services they provide to our greater community. While the ability to thrive in this environment may have been diminished, I believe we have benefited greatly by coming together to encourage and support one another and by working to find solutions and new ways to grow well into the future. I am truly honored to serve as the Board Chair this year and to work with so many of our talented board members as we continue to advocate for the many businesses that serve this great community. As a career Financial Services Representative with New York Life Insurance Company, I am committed to helping business owners not only plan for personal success and their family’s future but also find solutions that support their employees and enhance their bottom line. I am eager to give back to this city that has been so important to me and my family. For more than 20 years Culver City is the place where we have worked, shopped, enjoyed the restaurants, movie theatres, and parks, and even found our dentist and our daughter’s pediatrician. I look forward to helping the businesses large and small that play such an important role in our community to provide jobs, services, and goods that enhance the quality of life for all of us. I believe by working together we will see Culver City continue to thrive as we attract new businesses and residents looking for a safe, family-friendly location close to Los Angeles, LAX, parks, and the beach. I am confident that you will find the best of everything there is to enjoy about Culver City in this newest edition of The Guide!

Culver City is known for many things. We boast robust small businesses and worldwide corporations. Single-family, decades-old homes flank shaded, sidewalk-lined streets; other thoroughfares are peppered with newer, swanky multi-family dwellings. We have a small-town feel in our neighborhoods and big city vibes in different pockets of town. All of these juxtaposing elements would be nothing if they weren’t both dynamic and sustainable. Two year’s of pandemic proved that everything can change within a matter of hours, that nothing is certain. Every aspect of life needs a contingency plan. Natural disasters in California’s history have also shown that Mother Nature occasionally has different plans for the landscape of a city. Preparation against various outlying factors that threaten the strength of a city is an oft-overlooked but vital element of city planning and maintenance. As of late, the recovery and resiliency of a city is a primary defining factor. While Culver City has, for years, been restructuring to increase resiliency against earthquakes, the pandemic required a different type

of adaptability. How quickly a municipality rebooted from the devastation of quarantines and shutdowns exhibited its foresight, amenability, and creativity. Culver City responded with flying colors, and our community is better for it.

Culver City’s Economic Recovery Task Force Ours is a small community in a big region. Leadership, including the Mayor, offers accessibility and has recently exemplified flexibility and resilience. With businesses huge and small, economic recovery plans had to be varied and tailored to specific needs. Mom-and-pop restaurants needed supplies just as much as HBO and Amazon Studios did. The City created the Economic Recovery Task Force (ERTF), composed of Culver City staff and external stakeholders, which looked at no less than ten economic sectors and applied their efforts to each market. They looked at short-term, mid-term, and longterm recovery across all ten divisions. The ERTF designed its strategy and implemen-

Enter a slew of ideas that bolstered all business. During the peak of the COVID-19 pandemic, the City relaxed many permit fees and moved most of the government online. They allowed expanded outdoor dining in the City right-of-way free of charge. Culver Boulevard was shut down until November 2021 to encourage foot-traffic and local business. Vaccination and masking requirements have encouraged more in-person patronage with COVID safety in mind. Culver City remains one of the remaining cities on the Westside with a commercial eviction moratorium; collaborative pricing plans between tenants and landlords have saved businesses throughout our city. Encouraging the economic success of both small and large businesses in one fell swoop is how we have maintained our defining characteristics. Supporting local companies kept newer entrepreneurs and long-term tenants within our city limits. Our city retains its charm; our citizens continue with the same quality of life they’re used to. Jobs and businesses remain. The short-term plans were all the relaxations, allowances, and programs set in place to kickstart the economy once again. Now that those projects are wrapping, and Culver Boulevard has reopened as part of the city’s mobility project (bike lanes, yay!), the ERTF looks to the mid-term plan. Bike lanes, sidewalk improvement, and other inventive ideas enhancing the down-

IS YOUR BUILDING STRUCTURALLY SAFE? Making buildings, businesses and multifamily housing structurally safer is a critical job today. Don’t risk your older building’s failure by neglecting to periodically check it’s structural safety. Relatively minor problems with your building’s original design and materials can be magnified over time. Weather, soil conditions and other factors can combine to weaken older structures. Even small earthquakes, over time, can weaken structures built before 1978 when building codes were strengthened after the Sylmar earthquake. And many existing buildings are still woefully unprepared to withstand the Big One. The risks building owners and businesses face in the event of structural failure of their facilities can far exceed the value of their property and their insurance coverage. Checking your building’s structural safety should be an ongoing part of every business plan. Doing so protects your business, building, assets, income and employees. Our team of structural engineering experts has been evaluating the safety of buildings since 1984. Contact Optimum Seismic today to arrange for a complimentary assessment of your building’s structural risks.

town experience are all to encourage local support. Retaining unique small businesses requires ongoing action from Culver City residents, that notion is always on the mind of the Chamber of Commerce and City leadership. Culver City Council Member Alex Fisch was Mayor during the development of the ERTF. He’s proud of how the City has responded to the challenges of the COVID-19 pandemic and looks forward to the future evolution of the community as an opportunity. “This transition,” Council Member Fisch says, “is a great moment to recognize a truth that’s always been out there - there’s no going back. We’re always moving forward. This experience has been an inflection point for so many people in so many ways.” As Mayor Fisch hands over the reins to new Mayor Daniel Lee, there is still a focus on how to best address housing and mobility. “Culver City businesses and government led with innovations designed to help weather the pandemic,” Mayor Lee says, “and they 16 I

“It’s going to take real leadership to improve the lives of people who live and work in Culver City.” COUNCIL MEMBER FISCH were wildly successful. As we transition into recovery, we will continue to lead with policy and entrepreneurial innovations that continue to make Culver City a destination for businesses to locate and thrive as well as a sought-after place where families and individuals of all types wish to live.” “For the city,” Council Member Fisch adds, “we took this beat to realize we have to fix our housing situation. And we have to fix the mobility situation. The answers to those things are not the traditional answers. It’s

2 02 2 CO M M U N I T Y G U I D E & B U S I N E S S R E S O U R C E

going to take real leadership to improve the lives of people who live and work in Culver City. This has provided an opportunity to begin that process.” To read more about the mobility and housing in the community, go to page 20. This year, Culver City was one of the finalists for Los Angeles County Economic Development Corporation’s prestigious Business-Friendly City Award. The nomination honors “exceptional public and private leadership” and “outstanding contributions to economic development.” The nod means even more this year as it “recognize(s) the cities that prioritized creating the most supportive environment for business recovery, reinvention, growth, and hiring during the pandemic.” The long-term ETRF recovery plan is harder to define as flexibility is key to success. There’s a way to recover not just to where we were before the world shut down, but beyond that. We have room for improvement, as all cities do. Now that

I @culvercitychamber F @culverchamber L@culverchamber

leadership has gone through a trial by fire, their creative juices are flowing.

Resilience, Retrofitting, and Emergency Planning Apart from the City’s ERTF and recovery efforts, another way Culver residents and business owners are adapting to potential threats is earthquake emergency planning. In Southern California, we live with the reality of not if but when. That’s why experts like Tom Robinson of Optimum Seismic are so passionate about their work. Tom’s company specializes in seismic retrofitting, preparing buildings for the worst. As cities have recently been testing their fortitude within an unpredictable health pandemic, the need to protect communities from an unpredictable natural disaster is also rising to the surface. After a major earthquake - the kind that devastates a city - it is crucial to get things back up and running. People will need care, food, and community. If the structures throughout a city are protected from the inevitability of Southern California’s most threatening natural disaster, their ability to recover and help others increases exponentially. Seismic retrofitting is the solution to physical resiliency throughout a city. Optimum Seismic hosts seminars around LA County, teaching business owners and city leaders how to up their resilience and protect their property and people. After attending a seminar, Chamber of Commerce President and CEO Colin Diaz was inspired by the work of Tom and his team. He looks to promote their involvement throughout the city’s local business landscape. Optimum Seismic has put on these digital seminars for the last 14 months on the great need for resilience throughout LA. Their company physically executes the retrofitting and takes the time to enlighten business owners and city leadership on the imperativeness of the cause. Theirs is lifesaving work.

What’s Next in Culver City’s Economic Recovery Culver City’s recovery isn’t done yet. With the mid-term and long-term phases beginning implementation in our pres-

ent and near future, we are poised to go through meaningful and lasting change. And Culver City residents can rest in the fact that leadership has already been doing a phenomenal job. Council Member Fisch encourages optimism. “I firmly believe,” he says, “that we’re close to digging into what life will be like in the mid- and long-term. I think it will be good, and people shouldn’t be afraid. It’s the same with mobility and housing. We’re at the beginning of what’s going to be a long process of fixing some really serious problems. And that can be very exciting for people who are willing to engage in that process.” The people who have participated in the pandemic response have saved the city. “I have to credit residents and businesses,” Council Member Fisch says. “We provided the space and opportunity, but it’s the businesses that filled that space and took the opportunity. And the residents are the ones who went out and got vaccinated and got business done.”

MOBILITY & HOUSING The well-kept secret of Culver City is out, and we are booming. With big companies moving into our backyard, a new wave of people is moving in. That means more housing, more cars on the road, and sparse space left to develop. The solutions and challenges are one and the same - creativity, willingness to change, and unity.

With explosive job growth and thriving community life, prospective residents are flocking to Culver City in 1849-like droves. Housing stock has not been able to keep pace. Affordable homes and efficient transportation have significantly worsened over the last half-decade. With these two simple needs becoming an everyday struggle, Culver City as a whole has a public problem that has reached its head. In addition to simply needing more homes, California housing officials are pushing for over a million new homes by the end of the decade; in Culver City, they’re requesting 3,400 additional units by 2030. Most current residents can see that we’re grappling with a housing crisis right now, though. Demand far exceeds supply, few options are available to new inhabitants, and the housing cost burden is well beyond the national average. Policymakers and those in leadership work daily to address these issues. They 22 I

While many Culver City residents are trepidatious about growth and development, hardly anyone can deny the need. As with many widespread issues, one of the challenges we face is unity. “We don’t have a consistent vision on housing,” Former Mayor Göran Eriksson says, who added that the city is in many ways becoming a

2 02 2 CO M M U N I T Y G U I D E & B U S I N E S S R E S O U R C E

victim of its own success. “We have been very successful in attracting jobs – Amazon, Apple, HBO – but with that comes a responsibility to encourage the development of new housing. We haven’t done our part on that front.” Another significant problem is the lack of development space. Most of Culver is already developed. So we look to repurposing. Recently, accessory dwelling units (aka Mother-in-Law quarters) were approved, opening up single-family lots to more housing options. Another way policymakers have reimagined existing space is up-zoning, the approach of replacing single-family homes with multi-family dwellings. These changes have been met with some resistance, specifically from multi-generation Culver residents. Redeveloping, renovating, and replacing what’s been here for years vastly changes the scenery and infrastructure of our neighborhoods. Decades-old homes are being supplanted with new, swanky

condominiums and multifamily dwellings. People are living closer and closer, losing their yards, and changing the overall look of what Culver once was. Some are even wondering why we must meet the number of rising jobs with housing within city limits. Regardless of the feelings people have, more units are coming. Downtown Culver City has gone through a major overhaul in the last 50 years, and most everyone agrees it was a roaring success. Maybe in the decades to come, the redevelopment we’re about to see in the 2020s will be looked upon in the same way. The question is how we’ll do it. Large, skyscraper-like residential buildings are as tempting as the aforementioned options, but most Culver City residents are unified in their dislike of that vast change in vibe and scenery. Other camps of thought are pushing another option: adding residential units to our bustling commercial corridors. Much of our retail space is single-story. With two or three units atop the copious restaurants, boutiques, and mom-and-pop shops of Culver City, we can beef up the housing potential and city centers without turning into a skyscraper-laden landscape. Residential units above commercial spaces on lively streets like Sepulveda and Jefferson would create what experts consider the best and healthiest communities - a place where everything you need is within a 10-minute walk. Councilperson Eriksson said any housing solution the city undertakes would only succeed if it puts people closer to the places they want to go. Walking and biking remain the ideal forms of transport to and from work and play. Non-car options are critical to long-term success. “A lot of sophisticated data shows that if you remove just 5 to 10% of the cars from the road, traffic will move at the posted speeds,” Eriksson says. As Culver City grows, a classic issue of exponential growth compounds: traffic. With more cars on the road, often too many cars, quality of life severely decreases for the everyday commuter and errand-runner alike. Before Culver City is largely walkable or bikeable for those of able body, and before we introduce a minimum of 3,300 new residents, Culver City must improve and embrace public transit. Culver City Architect Dane Twitchell, who

serves on the city’s Bicycle and Pedestrian Action Committee, said the city must find a safe place for those who walk and bike. “We need a local lane,” Twitchell says, “for bikes, scooters, e-bikes - a space that’s not on the sidewalk and not on the street.” The city recently opened the dedicated bike lane through our busiest thoroughfare; residents and experts will continue to evaluate and decide on the longevity of said option over the coming months. This mobility project is part of a larger reboot plan headed by the city’s Recovery Task Force (more on page 12).

“We need a local lane,” Twitchell says, “for bikes, scooters, e-bikes - a space that’s not on the sidewalk and not on the street.” C u lv e r C i t y A r c h i t ec t Dane Twitchell

While bikes are a great option for the able-bodied, public transit is a more widely-effective use of city resources. Culver City has made efforts to improve bus cleanliness and electronic tracking systems. But simple changes like better signage and naming bus stops for familiarity could entice Culver residents across all demographics to try it out. “We need people in ties taking the bus to work,” Eriksson says. “We need people to encourage people to get visitors to their house by bus – ‘Take the No. 1 bus, get off at the Sony stop. I live one block from there.’ It’s a cultural issue, and we need to change behavior.” For Twitchell, the best solution comes down to a hybrid of efforts: more bikes and bicycle infrastructure, more housing near where people want to travel, and a change in the way the public views buses. “Very few people take the bus,” says Twitchell, who is a regular. “I’m often the oldest, whitest guy on the bus, and that has to change.” Mayor Alex Fisch seconds these opinions. “We need to get away from the idea that transit is just for people without any other option. If you could get across town in 20 minutes for $1.75, people will use that.” Regardless of improvements in mobility

throughout the city, Culver City’s biggest hurdle remains a lack of adequate, affordable housing. Not just more units, but ones near everyday needs to cut commute times. While much attention has been paid to adding affordable housing, Councilperson Eriksson believes it critical to find ways to add what he calls “attainable housing” – housing for the kinds of employees who will consider Culver City home. “We need more affordable housing – yes,” Eriksson says. “But that cannot be our 100% focus. The new employees in the new businesses coming to our town will be making $80,000 or $100,000 a year, and that’s not enough to justify $4,000 a month for a one-bedroom. We need to address the mid-level of the market.” Many of these new residents would be young people who are willing or even eager to live without a car. Millennials and Gen Z city-dwellers are typically eco-conscious and active; they’d prefer to get around with solely their feet, a bike, or public transit. Embracing more transportation options may come organically. Now it’s the city’s responsibility to encourage new housing to 26 I

I

“We need more affordable housing, but that cannot be our 100% focus... We need to address the mid-level of the market.” Councilperson Eriksson be built in locations that make that possible. Culver City Chamber of Commerce President & CEO Colin Diaz says the ageold real estate adage of “location, location, location” holds true. If the city wants to ensure housing gets built in the right places, it needs to work with developers. “We need to rezone areas along Sepulveda,” Diaz says, “and other retail and commercial hubs to utilize more than the one story that most of these structures currently occupy. “The city needs to embrace its public-private partnership opportunities,”

2 02 2 CO M M U N I T Y G U I D E & B U S I N E S S R E S O U R C E

he continues. “There are developers out there that can assist us in reaching some of our goals, but they need to have mutually benefitting incentives.” In addition to the city working with developers, locals must be on board with the dynamic landscape. Those who chose our city for its quiet, tree-lined streets are understandably concerned. New development could mean even more gridlock and tall buildings that will mar the aesthetic that attracted them here. Nevertheless, state legislators are demanding more housing, which means more housing is undoubtedly on its way. With inevitable development, it’s time for residents to reimagine the future. Twitchell emphasizes the importance of people working together to find the best ways to implement additional housing. “The biggest problem is NIMBY (Not in My Backyard Phenomenon) - the people who just say ‘no,’” Twitchell says. “We’re going to need more density, but we need to be smart about how we do it. We need better design, better architects, and we need the neighbors to be reasonable.” “People, I think, are in the denial phase,” Mayor Fisch adds. “This is the number of new homes we need to build. This is the backlog. This is the future demand. It’s a painful process figuring out how to be a Culver City with 20% more homes with the charm we all love. It won’t be easy.” It’s a seemingly insurmountable task that’s certain and upon us. Flexibility will prove key in the coming years. Policymakers agreeing is one thing; public approval provides a whole other hurdle for changemakers to overcome. But if housing increases are done right, there’s no reason that Culver City can’t get better, cuter, and more quaint. Who doesn’t want to live in a new apartment over a luxury boutique? Wouldn’t you rather be steps from your job or favorite restaurant? And all of us want to save on gas. These changes can be viewed as improvements rather than forced alterations. With amenability, we can all work together to find solutions to the problems. As Culver City grows into a thriving mini-Metropolis, longtime residents and newbies alike can share in creating something new and better.

CULVER’S 100 YEARS The Culver City Chamber of Commerce turned 100 years old this year!

A city’s age and its Chamber’s age are rarely almost identical. Culver City has been different from its birth, a city set apart by the unique businesses small and large that have nestled into various pockets of our home. The active Chamber of Commerce has been a considerable part of the city’s success for 100 great years.

CULVER CITY HISTOR

Culver City has forever been a city of business. From its genesis in the early 20th Century as the Mayberry-esque “Heart of Screenland” to the mini-metropolis it is today, Culver City’s residential and corporate lives have been inexorably linked. We didn’t become the Heart of Screenland by accident. Henry Culver, anticipating the potential of movies, worked with legendary filmmaker Thomas Ince to acquire the land for and develop a movie studio. In 1915, the Ince/Triangle Studio became the first of its kind in Culver City. Three years later, Samuel Goldfish (later Goldwyn) took over and started what would one day become Metro-Goldwyn-Mayer Studios, aka MGM. Over the last 100 years, studios like MGM, Warner Brothers, and Sony Pictures have upheld our beloved moniker. The various Culver City studios are home to huge movies and TV shows, including the illustrious decades-long runs of Wheel of Fortune and Jeopardy! Fifty years ago, in 1971, a significant redevelopment program began revitalizing Culver City. A $16.6 million tax allocation helped build what is now the Westfield 34 I

Culver City mall, an uber-successful and massive boost to our economy. The Culver City Redevelopment Agency (CCRA) then turned its attention to Culver Center. The Kirk Douglass Theatre received a major overhaul while the Meralta Plaza business complex provided ample office space for corporations. Culver City Historical Society Volunteer Hope Parrish thinks the early impetus of the Culver City Chamber is one of the reasons our city has always had such thriving business and community life. “The Chamber started very early,” Parrish says. “And it was active - as active with all local people, restaurateurs, and retail as it is today.” Incorporated on August 27, 1921, the early Chamber members got working right away, taking stands and making change. We had our first Rose Parade float just a year and a half later. The early Chamber celebrated the studios, even pushing for Tom Sawyer Days. They had the foresight to endorse the creation of Marina del Rey, a now thriving adjacent community. They’ve started programs across various sectors, from education to citywide celebrations. Chamber members

are treated to education, promotion, and community involvement. “The Chamber networked all the locals to support each other,” Parrish continues. “It wasn’t like today when you hear, ‘Buy local!’ You just did. There was camaraderie and friendship. Your business neighbors lived in the same town; your kids went to the same school. We put on parades together. Everyone came out for Tom Sawyer Days.” For 30 years, the CCRA transformed Culver City. The Chamber was alongside this development the whole way, helping to plan, budget, and champion every step. Even when the Chamber wasn’t directly involved, the community they built spawned betterment. Main Street and upper Culver Boulevard were all businesses when Culver City was founded. In the fifties, Culver Center superseded Downtown Culver as the new hot spot. Over the next 20 years, Downtown Culver slowly dilapidated. Dead zones popped up where local businesses had left. But in the early 70s, a few restaurants set up shop there - places like Al Penny’s and Sagebrush Cantina. They looked around and saw potential, so the business owners teamed up and pushed for redevelopment. “They decided, we gotta do something here!” Parrish says. “So they got the theatres going. They wanted restaurants so Downtown Culver could become a destination for people.” Culver City locals and residents from surrounding towns would come to Culver to grab a bite and watch a movie. A true Hollywood-inspired night on the town. And it all started with unified business owners and Chamber members wanting to revamp the Downtown area. The boost businesses received from redeveloping the entire city was crucial to our overall health. And the Chamber united all of those businesses - one group all plugging away with one goal. Culver City has always balanced residential communities and flourishing business centers. Our mom-andpop shops thrive alongside international corporations like Amazon Studios and HBO. The symbiosis and mutual support are rare for such a diverse community, and the Chamber of Commerce is a large part of the cohesion.

FAST-FIX HAS REVOLUTIONIZED JEWELRY AND WATCH REPAIR Mark Goldstein never intended to follow in his father’s footsteps and become a jeweler, and instead focused on making his mark in the business world in New York. However, in 1984, everything changed. Over Thanksgiving, Mark and his brother were brainstorming a solution to his father’s business dilemma when he had an “ah-ha” moment. “I was trying to imagine what a store would have to look like if customers could meet the jeweler or watchmaker working on their item, and see with their own eyes their watch or jewelry being repaired,” Goldstein said. “That’s when I had my breakthrough moment and the idea of a kiosk, something open on all sides, came to mind.” Mark knew from the beginning that in order for this concept to be successful, he was going to have to create a new model with secure locations in high traffic areas, and focus on service, convenience, transparency, and fast repairs. Most repair

companies at that time sent broken items elsewhere to be repaired. His idea would revolutionize that model and provide his customers with peace of mind and quick service in house. Once the idea took hold, Mark didn’t waste any time and took his holiday bonus and the small amount in his savings account and got busy. He hired his father to help him open his first store that December in Century III Mall in West Mifflin, Pennsylvania, and he was on his way. “We were set up across from Santa, and by the third day the line for our business was almost as long as the line to see Santa,” Goldstein said. “That’s when I truly understood how important it was for our customers to have their jewelry or watch repaired while they waited.” Given the success of his first location, Mark opened four more stores in the Pittsburgh area over the next two years, and he was just getting started. Mark

Javier Suarez - Store Manager considered the possibility that other people might share his same desire; be their own boss. He discussed his idea with a friend, and shortly thereafter decided to franchise his concept. The first Fast-Fix franchise opened in 1987 in Dallas, Texas, and since then, more than 150 franchise locations have opened across 26 states, the United Kingdom, and Ireland. The company is turning its attention to expand in Canada as well as other markets throughout the U.S. “The jewelry and watch repair business is vibrant. We provide a solution to our customers’ problems, be it ring resizing, stone resetting, watch repairs, watchbattery replacement, engraving services, eyeglass-frame repair, cellphone screen replacement, and more,” CEO Gerry Weber added. “With many traditional jewelry stores not providing many of these services, we fill a need in the marketplace.” To learn more about Fast-Fix, visit their website at www.fastfix.com

EDUCATION Benjamin Franklin said, “An investment in knowledge pays the best interest;” and throughout Culver City those critical investments are possible. Celebrated as one of Southern California’s most vibrant education communities, Culver City offers highly ranked public schools and premier specialized private schools. There are educational opportunities for students of all ages and a school community that enhances both property values and business success. Long an advocate for arts and music education, Culver City Unified School District has developed a wide array of partnerships that expose students to an unparalleled level of education in the fields that have called Culver City “home” for more than a century.

Through its Academy of Visual and Performing Arts, CCUSD is helping to provide a steady pipeline of well-educated graduates to entertainment and tech companies such as Sony Pictures Entertainment, Apple, Amazon and more – students that have real, hands-on experience in the industries in which they want to be employed. In addition, the district offers not only an incredible education for those interested in pursuing higher education goals but has also developed a series of career pathways that give students real, hands-on experience in careers ranging from sports medicine to architecture to coding. CCUSD received national attention when it became the first district in the nation to require students to be vaccinated, spearheading a commitment to campus health and safety that some of the country’s largest districts are now following. Among Culver City’s private school institutions, Turning Point School, The Willows Community School and Echo Horizon School provide a unique focus on specific developmental needs to create well-rounded and more successful students. At Park Century School, students with language-based learning issues such as dyslexia, ADHD and other learning differences, are engaged by a team of teachers who customize a program to their individual needs and strengths. While Culver City offers an amazing public school district that routinely earns state and national awards for academic excellence and a variety of private schools that rank among the best in California, the area is also blessed with numerous options for continuing education. West Los Angeles College is an accredited California Community College offering paths to university transfer, career education and courses for professional and personal growth. It occupies 70 park-like acres overlooking Culver City and serves between 16,000 to 19,000 students while retaining the small, warm college feel as it has no more than about 5,000 students on campus at any one time. West’s dental hygiene program is a national model and is one of only two California community college programs authorized to offer a bachelor’s degree. The campus

Through its Academy of Visual and Performing Arts, CCUSD is helping to provide a steady pipeline of well-educated graduates to entertainment and tech companies... boasts state-of-the-art childcare and learning services to help students succeed in their studies; and West’s athletic fields have been host to Olympic events (the hammer throw, and track and field event at the 1984 Los Angeles Olympic Games).

Antioch University, a private non-profit university, which was recently named one of the top 20 colleges most committed to community service by USA Today; and University of Phoenix, a private university that offers classroom and on-line learning in more than 100 degree programs at the associate, bachelor’s, master’s, and doctoral degree levels; offer other opportunities for continuing education. Nearby Loyola Marymount University is a four-year Jesuit university that routinely ranks among the best universities in the West. Founded in 1911, LMU is rooted in the Jesuit and Marymount traditions and is committed to fostering a diverse academic community rich in opportunity for intellectual engagement and real-world experience. LMU has a nationally ranked school of film and television and has been recognized as a top producer of Fulbright student scholars by the Chronicle of Higher CulverCityChamber.com

Education (2018). LMU offers 61 major and 55 minor undergraduate degrees and programs for its 6,500+ students and boasts and impressive faculty that includes nearly 20 Fulbright Scholars, a Nobel Prize winner and a Pulitzer Prize winner. Truly, the Culver City area provides the

kind of educational community few other cities can offer. Perhaps even more important than the schools themselves is the way the education community has worked hand-in-glove with the business community to improve Culver City. Every day, businesspeople volunteer in

CCUSD schools, sponsor athletic teams and provide funding, talent and manpower for a wide array of after-school and enrichment programs that benefit students of all ages. Through the Culver City Education Foundation, local businesses have contributed millions of dollars to CCUSD, funding everything from classroom grants and beautification projects to field trips and investments in educational materials and equipment. In addition, the Chamber of Commerce has been a leading supporter of public education in Culver City, not only through the contributions of its members but also through its role at the forefront of advocacy in favor of every school tax and bond measure during the last 20 years. Ben Franklin would be proud of the kinds of educational opportunities that are available to Culver City students of all skills and abilities. Moveover, the community’s deep commitment to rally around its students and provide an unparalleled level of educational support is impressive.

Your best health starts with primary care. We all want to enjoy good health. Regular visits with a primary care physician are the best way to get there. Life is busy and making time for your health can feel like just another thing to add to your already packed to-do list. That’s why it’s important to have a trusted doctor close by that you can see for a same-day visit if you’re sick, injured or have another health concern. Convenience isn’t the only important factor though, there’s more to primary care than just addressing urgent concerns. You should think of a primary care physician as your health care partner. They get to know you and your health history during regular visits. They also focus on prevention, and make sure you’re up to date on immunizations and disease screenings.

If you have a chronic condition, your primary care physician will work with you to develop a personalized treatment plan, refer you to the appropriate specialists, monitor your condition and coordinate your care. Your primary care physician will also help you make medical decisions based on your unique situation, suggest lifestyle changes so you can achieve your health goals, such as losing weight, managing anxiety or quitting smoking, and generally help you live your healthiest life. If you haven’t been to see a doctor in a while — even if you’re currently healthy — we encourage you to schedule a wellness check and get to know the team that’s right here in your neighborhood today.

ENTERTAINMENT Culver City today is in the midst of a renaissance. The century old city, founded by real estate developer and philanthropist Harry Culver in 1917, almost immediately became an epicenter for the motion picture business. Three major film studios opened within seven years of its founding, and WWII saw the city become a central hub for aircraft production. D Suburbanization and development in the 1960s led to the area’s decline before a revitalization effort beginning in 1990 jump-started Culver City and led to the renaissance it’s enjoying today.

With a walkable downtown and vibrant pedestrian life, sunny parks, gorgeous bike trails, and robust nightlife, Culver City has a little something for everyone. With a walkable downtown and vibrant pedestrian life, sunny parks, gorgeous bike trails, and robust nightlife, Culver City has a little something for everyone. And that unique environment coupled with its smalltown vibes has made the city a magnet for new businesses, cultural resources, and restaurants. Much like surrounding downtown Culver City, the former Culver Theater was a key part of classic Hollywood’s thriving entertainment community. Over time, the theater became dilapidated, tired and worn. Today,

the Culver, renamed the Kirk Douglas Theatre, operates as a performing arts center and playhouse that has become a magnet for some of the area’s most unique and successful performances. For more information about what performances are coming to the Kirk Douglas, visit www.centertheatregroup.org. For those who love to shop, the search for that must-have item can be as fun as roaming through a studio lot. Culver City offers shoppers a bounty of options. The city is filled with unique one-of-a-kind shops that offer the highest level of customer service and high-quality products. From Lundeen’s, where you can find unique gift items, to The Platform, a retail and restaurant hub that has attracted such unique shops as Broome Street General, Modern Society and Reformation, Culver City’s Downtown offers discerning shoppers a little bit of everything: home and baby goods, art galleries and all things in between at unique and enchanting shops within the quaint confines of downtown Culver City. THE ARTS DISTRICT Culver City is home to 14 contemporary and fine art galleries with several more located just over the border in the City of Los Angeles. Most of the galleries are located in the Culver City Arts District along Washington and La Cienega Boulevards, an area hailed by USA Today as one of the 10 “best arts districts” in the nation.. For more about the unique collection of contemporary art galleries, artist studios, boutique restaurants, and specialty shops and services in that area, please visit culvercityartsdistrict.com. In addition, Culver City is home to many prominent performing arts organizations presenting, which present performances and educational programs throughout the City. From the Actors’ Gang, the resident company at the Ivy Substation; and the Culver City Symphony Orchestra to the New American Theatre and Pacifico Dance Company, there is no shortage of cultural opportunities in and around the city.

ble and visible shopping center in west Los Angeles, located along I-405 and within arm’s reach of LAX. Offering over 150 shopping and dining options, this trendy destination is a people watchers paradise. Culver City is also home to a wide variety of national and regional retail and grocery outlets ranging from Costco to Trader Joe’s, but it is best known for harboring those oneof-a-kind secrets known only to the locals. On Sepulveda Boulevard, Sorrento Italian Market has been a Culver City institution since it was founded in 1963. A true oldworld deli and market, Sorrento is the kind of place where you can find everything from a tasty, freshly made sandwich to that hardto-find chianti imported directly from Italy. On Washington Boulevard, you’ll find Copenhagen Pastry, billed as the first authentic Danish pastry shop in town. The spot offers fresh-baked delights such as coffee bread, apricot macaroons and Napoleon hats -- a small dark chocolate-dipped cake with a cookie base and a filling of pure almond paste. Yum! Another Culver City gem is the Helms Bakery District on East Washington Boulevard. Today a mecca of modern furniture and design, the Helms District boasts a rich and flavorful past. most commonly known as the place where Gone with the Wind was filmed. But over the years, the studio, founded in 1918, has been where mavericks from David O. Selznick and Orson Welles to Alfred Hitchcock and Steven Spielberg have made movie magic. Sandwiched between the historic studio and the venerable hotel is Culver City’s newest landmark – The Culver Steps. With 45,000 square feet of curated retail, 80,000 square feet of creative office for Amazon Studios, a 40,000-square-foot public plaza and two levels of underground parking, The Culver Steps is a mixed-use destination unlike any other in Culver City or even Los Angeles. It’s a park-like oasis at the center of a walkable urban hub, with open green spaces, landscaped terraces, a grassy knoll. It’s a go-to gathering spot – not just for shopping and dining, but for outdoor movies, concerts, farmers’ markets and more. Exploding with ethnic eateries and flush with one-of-a-kind dining establishments, Culver City features restaurants that offer everything from organic cuisine and Asian fusion to comfort food and unique twists on traditional meals. Opened in the heart of downtown in 2008 by Akasha Richmond and Alan Schulman is AKASHA. The renovated historic Hull building is home to the menu featuring California and New American cuisine created with cultural influences taken from Chef Akasha’s many travels. For a Chicago atmosphere, go no further than downtown Culver City’s Rush Street, a multi-level restaurant, bar and lounge serving lunch, brunch and dinner. With two bars, two lounges, two outdoor patio decks and fifteen wide screen TVs, Rush Street accommodates everything from a high-volume New American Cuisine dining, to a vibrant happy hour and sports scene, to its progressive music and DJ-driven second-floor Lounge experience, to full-venue private parties, events and film shoots. Though Southern California is home to some of the finest Mexican food in the world, few quick service locations offer tastier eats than Benny’s Tacos and Rotisserie Chicken on Venice Boulevard. Benny’s offers more than just tacos and rotisserie chicken. In fact, Benny’s offers a full breakfast menu, delicious salads,

n 1989, Sony Corporation purchased both Columbia Pictures Entertainment and the former MGM studio lot, later renaming the company Sony Pictures Entertainment (SPE) and the studio lot, Sony Pictures Studios (SPS). As part of the intricate negotiation, Columbia Pictures left the lot it shared in Burbank with Warner Bros. and moved to the Culver City studio lot in 1990. Soon after, major renovations were underway to turn the property into a state-of-the-art facility. SPE became known throughout the motion picture and television industry as a model for preserving the studio’s legacy with projects like the restoration of Stage 6; the 94’ tall “art in public places” installation, Rainbow; and the studio lot’s newest buildings named after Columbia Pictures’ co-founders Harry and Jack Cohn and Sony co-founder Akio Morita.

SPS stages have remained busy through the years. Films such as Hook, all films in the Spider-Man and

Men in Black series as well as television shows The Goldbergs, Wheel of Fortune and Jeopardy! were filmed on the studio lot. The film Think Like a Man starring Kevin Hart and the television comedy The Goldbergs utilized Culver City’s environs to film on location throughout the city. SPE is a subsidiary of Tokyo-based Sony Group Corporation. SPE’s global operations encompass motion picture production, acquisition, and distribution; television production, acquisition, and distribution; television networks; digital content creation and distribution; operation of studio facilities; and development of new entertainment products, services and technologies. In the community, Sony Pictures’ philanthropy has deep roots, with long-term commitments to arts and education, supporting and initiating an extensive and diverse array of programs in the school district, such as the AVPA, elementary school Makerspace program and the Front and Center Theatre Collaborative as well as supporting the City’s

across most Sony divisions. Sony Group Corporation’s Road to Zero sustainability initiative aims for a zero environmental footprint by the year 2050, and Sony Pictures productions and operations work toward that goal on a daily basis, through water recycling and reuse, and solar power. a robust Rideshare program, which provides vanpools, perks for alternative commuting, guaranteed rides home, and other incentives.

Sony Pictures has been a proud active member of the City’s Chamber of Commerce since 1990, working with local businesses large and small, participating and serving on the Chamber Board and committees, and planning events including the celebration of the retirement of legendary Chamber President, Steve Rose. www.sonypictures.com © 2021 Sony Pictures Entertainment Inc. ABOUT THE CHAMBER n its 100th year of business leadership in Culver City, the Chamber of Commerce stands firmly and consistently as the leading voice of business in the community. Since its inception on August 27, 1921, the Chamber has stood for the prosperity of business as it continues to focus on the business community’s concerns and how to best respond to its needs. From advocacy and support to networking, marketing, and resources, the Chamber works to meet its 3 “C” mission: CATALYST; CONNECTOR; CHAMPION. The Chamber is a CATALYST for business growth and expansion. No other organization does as much for the business climate in Culver City and strives to ensure both growth opportunities and to foster retention efforts. From monthly networking events (allow members to make key connections leading to business growth opportunities), to Issues & Eggs Breakfasts (focus on timely issues), and HR Forums (tackling a myriad of topics that are likely to keep business owners up at night), the Chamber continually proves it’s here to help businesses thrive. The Chamber is a CONNECTOR of people, ideas, and resources. It maintains an astute ability to align stakeholders in Culver City and resources, tried and true concepts, and out-of-the-box ideas. This is a major reason the Chamber remains a growing and relevant entity in Culver City and has remained a factor for 10 decades. From marquee events like the Economic Outlook, Installation Gala, and Women in Business Leadership Awards; to emerging workshops and seminars, including Cham62 I

ber University; the Chamber continues to turn the dial forward on real-time connection – a connection that has benefited the Culver City community for decades. The Chamber is a CHAMPION of a strong Culver City. Besides their tireless work advocating for business vitality, they also spearhead many of the business community’s give-back initiatives. From charitable donations and scholarships to serving in the community, the membership and Chamber have always done their part to work closely with the School District and multiple non-profit entities. This ensures we are all creating an environment that is thriving and sustainable. The visionary oversight of the Chamber Board of Directors guides the work of the Chamber staff and volunteers. This group of business professionals may have varying levels of connection to the city, but they and the entire Chamber team share this commitment to growing Culver City’s vibrant business community and ensuring economic vitality for years to come.
