AN overwhelming demand for yacht berths in europe forms the underlying premise for porto montenegro.
Demand - Supply berth imbalance
With an overwhelming demand for berths in Europe, Porto Montenegro not only offers state-of-the-art facilities, but is also one of the few homeports with long-term lease opportunities. Limited marina growth due to land costs, planning restrictions and environmental controls translates into a general shortage of opportunities for long-term berthing. The offer of 15- and 30-year leases will allow investors to share in the long-term capital appreciation that deep-water berths have enjoyed over the past 50 years. In addition to tax and duty-free fuel, reduced VAT on marine-related services and an extensive list of official service and warranty representatives, Porto Montenegro also offers a hassle-free management system for sub-rentals, with 75% of revenue returned to the leaseholder and the remaining 25% used to cover management and associated administrative fees.
