The site is zoned for residential purposes and is within Bendigo’s urban growth area. In this context the site’s proximity to industrial land is not a barrier to its residential subdivision. The proposed subdivision design responds appropriately to the site conditions. The existing street network can cater for the traffic generated by the subdivision and the proposed intersections with Lockwood Road and Wesley Street will be appropriately treated. The proposed subdivision is consistent with the objectives of the General Residential Zone and overall the proposal complies with the Planning Scheme. It is recommended that a permit be granted subject to conditions.
