We welcome you to the Spring Edition of our Gibraltar property magazine. As well as a fine array of Gibraltar properties, the second half of our magazine showcases some of the properties we have for sale or rent in nearby Sotogrande and Alcaidesa, plus further afield in London, Malta and Mallorca. We are still encountering a steady influx of companies, their employees and high net worth individuals into Gibraltar. This has put pressure on the availability of residential and commercial property as very little property has been built in the last couple of years. Our commercial property and office division reported record results in 2012. Few agents have the necessary knowledge of commercial leases and the Landlord & Tenant Act to deliver an added value service to relocating companies. We have exploited this gap in the market and as a result, have been engaged upon some of the larger office relocations in 2012. We also managed the business sale of one of the most well known restaurants on the Rock. We were able to do this as we have the unique blend within Gibraltar of accountancy and property skills required for business sales of this type.

A further service we provide outside of the standard estate agency offering is a bespoke relocation service to Gibraltar and nearby Spain that employers can utilise for their incoming employees. From property to bank accounts, residency to removals, our service becomes an extension of the HR department of many companies, predominantly within the gaming and financial sectors. The residential lettings market in Gibraltar remains quite a challenge. Having grown our managed portfolio to one of the largest in Gibraltar since our launch in 2008, we now find ourselves short of stock. In many cases we are renting apartments before the previous tenants have left. We continue to attract more landlords, however, we are attracting new tenants faster than we are attracting new landlords, which creates a supply problem. Fortunately, our loyal buy-to-let investor client base is responding with the acquisition of apartments, however, we are always seeking new properties from new landlords. Residential sales remain steady. The demand for rental properties is tempting the vendor to become a landlord and we see this trend continuing. This is creating upward pressure on prices at the lower end of the property spectrum and we believe this will have a ripple effect up the value curve slowly but surely. Various statistics released in the UK in the first months of this year have all pointed to the end of price falls there and the possible onset of a sustained period of annual property price increases. Hindsight may suggest that in the UK, now was the time to buy and that may be true for Gibraltar as well. We have a strong team of individuals at Chesterton, all of whom have many years’ experience in either the UK and/or Gibraltar property markets. Personal Income Tax

Special Tax Status for Individuals

(i) Allowances Based System

Tax is calculated on net taxable income, after being reduced by allowances and deductibles.

Persons with net wealth of £2M+ can apply to pay tax only on their first £80,000 of taxable income, equivalent to tax of approximately £29,200, but subject to a minimum of £22,000.
