styling

Increase the value of your property and potentially reduce the sale time using our interior stylist or property stylist. Impeccable presentation can make a huge difference when placing your house on the market. Equally as important is the creation of a warm and inviting atmosphere that will allow prospective purchasers to develop an emotional connection with your home, enabling them to imagine themselves living there. We offer the services of our in-house interior designer at no charge. Damian provides a report containing suggestions to facilitate the best presentation of your property with an emphasis on maximising size and space. We also provide solutions for vacant properties with the assistance of property stylists Shift by Design and Home Plus Style. We can arrange to stage your vacant home with rental furniture to provide an appealing first impression. Both these companies provide packages to suit most budgets and offer a comprehensive range of modern and vintage furniture, homewares and accessories.

professional

photography

Photography is an essential element of real estate marketing. The majority of today’s home buyers use the internet to search for properties making professional photographs an important barometer in searching for a home online. At Charlotte Peterswald for Property, we recognise that great photography can capture incredible interest from buyers. Our professional photographer has the skill to always show a property at its very best.

drone

technology

At charlotte peterswald for property we are constantly looking for new technologies to add to our existing suite of marketing products, which is why we are excited to work exclusively in conjunction with Locky Gardner from Aerial Vision Australia to produce marketing videos for our listings which are then linked to your property’s page on our website. Our property consultants work with Locky by providing a voice over to his spectacular “eye in the sky aerial footage, offering a more interactive way of engaging with prospective buyers by marketing not only the key features of your property, but also your suburb and surrounds. We are the only residential sales agency in Tasmania offering this dynamic marketing solution and we have received extremely positive feedback from our clients who appreciate the point of difference it gives their property in the competitive online marketing sphere. In fact, many of our past clients have made the decision to list their property with us based solely on our capacity to offer this advertising feature and we can also attribute many mainland purchasers to our use of this technology.

architectural

floorplans

We employ a professional draftsman to produce the floorplan of your property with accurate measurements. Floorplans include north orientation, dimensions of each room, total house size, out-buildings and courtyards. Floorplans are featured in our brochures and websites where virtual floorplans are created to merge with photos. Floorplans are used in all facets of marketing your property.

3D showcase Our investment in the Matterport 3D Showcase from the United States allows us to offer a significant point of difference to our clients, by creating high quality, immersive 3D models for your home’s listing. Our graphic designer will come to your property and photograph it using the Matterport camera to capture each room and create an interactive floorplan that once uploaded on our website, will allow our website users and prospective purchasers to take a “virtual walk” through your home, to explore and discover it for themselves, encouraging greater buyer engagement and a unique, interactive experience.

Andrew Baines of Kay & Burton South Yarra and Marcus Chiminello of Marshall White Armadale are co-agents on the listing.

Pacific penthouse Property developers Allen Linz and Eduard Litver are expecting about $11 million for the final penthouse in their Bondi Pacific apartment complex, which they are marketing themselves via an expression of interest campaign closing on December 2. But the final price will depend on the fitout selected for the 236sq m, three-bedroom Lighthouse 504 penthouse, which is being sold as a shell. The three-bedroom penthouse sports four bathrooms and an “indulgent” 19m beach frontage with “majestic” headland-toheadland views of Bondi Beach. The apartment was once destined to be owned by former Multiplex chief executive Andrew Roberts, who had bought it together with Lighthouse 507 for a total of $25m, in one of Australia’s highest priced apartment purchases. But the deal fell over. Linz and Litver would not comment yesterday. The pair have since sold Lighthouse 507 for $15m. The purchaser has not been disclosed.

Size matters One-time publican John Stathis was intent on buying a mansion fronting The Crescent, Vaucluse, and the deal, struck at about $9m, almost went through. But Stathis, who was once in business with Malcolm Beville, son of billionaire property tycoon John Beville, called off the sale when it emerged that the sixbedroom house was on an 840sq m parcel of land — not 1100sq m as originally thought. The property is back on the market through Sotheby’s International Realty agents Michael Pallier and Jake O’Neill. The Vaucluse property, which includes a cinema room, pool, guest bedroom and Sydney Harbour views, is owned by Sydney’s Pongrass family and this time around will be auctioned.

There are still opportunities in Sunshine Beach ROSANNE BARRETT

The prestigious Noosa enclave of Sunshine Beach is continuing to rack up multi-million-dollar sales after Vita Group chief executive Maxine Horne emerged as the buyer of a $9.3 million luxury home. Property records show a company associated with the chief executive of the $530m ASX-listed communications and electronics company purchased the 1460sq m waterfront home in June, following an 18-month sales process. Sellers Viv and Perry Taylor, the prominent Noosa restaurateur behind Cafe Le Monde, bought the land 30 years ago for $200,000 and subsequently built an architect-designed home. It has been a bumper year for the waterfront Noosa suburb, which adjoins the national park, where there have been a dozen $2m-plus home sales. On McAnally Drive a fourbedroom, three-bathroom home with spectacular views sold for $6.2m, a Park Crescent home sold for $4.1m and a Seaview Tce address went for $3.9m. There were also eight home sales between $2m and $4m since January, according to RP Data. Agent Tom Offermann, who declined to comment on the Webb Rd transaction, is also selling the nearby home of tennis star Pat Rafter, with a listed price of $18m. Mr Offermann said there had been significant activity on the beachfront, including a recent land sale for $5.25m. A niche construction boom was also underway to renew the beachfront, he said. “They’re front row positions, there is only a few of them. “People who can afford to be on the waterfront can afford to

According to the latest Real Estate Institute of Queensland Quarterly Market Monitor, the Sunshine Beach median house price was $1.055m, down 3.9 per cent on last year but up 24.9 per cent compared to five years ago. It had the highest median price of suburbs within the Noosa shire.

Noosa Richardson and Wrench agent Peter Butt said the market’s top end had only recently recovered from the depths of the global financial crisis and he expected the major property hikes in Sydney and Melbourne would flow on to Noosa. “There certainly is that nexus happening where that investment is pushing through those southern markets and we are going to get the benefit of that as a secondary wave,” he said. “We’re running nine to 15 months behind the high end of

Today, because of local conservation laws, it would be impossible to build Villa Solenzana so close to the beach and surrounded on three sides by the crystal clear Mediterranean Sea. So this sprawling home with access to private beaches is a rarity, designed in the 1960s but recently renovated, on its own peninsula facing the popular port of Stintino. It’s an area characterised by the “purity of the natural environment”, says Giancarlo Bracco, CEO of Immobilsarda, which is marketing the villa. Thanks to its secluded location, it’s perfect “for those who are looking for privacy and tranquillity”, he says. The villa is owned by a couple from Sassari, Sardinia’s second-largest city, the husband an entrepreneur, the wife in the world of culture and theatre and collector of the beautiful things visible in the house: ancient curtains in Bosa filet lace, pink marble from the 18th Century and a piano in cherry wood. The main villa has five bedrooms with private bathrooms, as well as a dining room, double living room and semiprofessional kitchen plus pantry. A further master suite with private bathroom is on the raised ground floor.Next door stands a second apartment with two bedrooms and bathrooms. AGENT: John Bracco, Immobilsarda

Your Charlotte Peterswald for Property consultant will advise you of the following factors when determining a marketing price for your home:

Your chosen property consultant will explain your marketing package in greater detail as well as your choice of sale method when you meet.

• what have buyers recently paid for similar properties

Private Treaty – Traditional negotiation with price or price guide. An offer is presented to the seller by the agent and negotiations are undertaken until it is accepted.

• will this price attract enough attention from buyers to generate inspections and competitive offers

Expression of Interest – A hybrid method which combines aspects of Private Treaty, the Auction process and contained within a set time frame and customarily a 4 week marketing plan.

• what properties are currently competing for buyer interest • what properties have not sold, indicating what prices buyers are unwilling to pay under current market conditions

activity

A property attracts the most excitement and interest from potential buyers when it is first listed, therefore it has the highest chances of selling for the highest possible price when it is new to the market.

Auction – Sold under the hammer with no conditions enabling a final sale on the day. Set again within a set time frame traditionally with a 4 week marketing plan. There is flexibility to sell your property, before, during or even after the auction.
