What a fabulous opportunity in the South Charlotte community of Longview. Considered among all the luxury builders in this community to be the choicest lot in the community, the current owners’ loss is your gain. This lot is just under 2 acres with sweeping pastoral views of the renowned Longview golf course and other manor style homes nestled in this gated community. This to-be-completed estate was originally conceived as an elaborate 17,000 square foot Tuscan style villa, complete with courtyards, porte cochère, pool and pool house, wine cellar, elevator, soaring ceilings and uniquely Italian architectural accents. Though in the framed-in stage, the exterior look and internal design could easily be modified to suit.

This private and gated enclave is considered a South Charlotte community just over the Union county line and minutes from I-485. The Club at Longview features the only residential course in the Charlotte region to earn a place in Golf Digest’s prestigious ‘Best in State’ rankings and offers the ultimate in gracious living.

Just under 2 Acres 12,136 square feet heated 17,000 square feet under roof, this Villa has also been approved to have it’s own private gates in addition to the Longview gated community. $1,800,000 invested… all reasonable offers considered.

Fredrick's Luxury

Design & Construction Offering your imagination unlimited possibilities Imagine Old World craftsmanship with heavy timber framing reminiscent of the 17th and 18th century manor style homes that were constructed to house generations. Now you have an idea of the quality offered your large or small project by Fred Nader of Fredrick’s Luxury Design and Construction. Fredrick’s incorporates passion and vision for unique designs with building techniques that cannot be rivaled by other builders in the region. A luxury home or estate should be engineered and constructed from the foundation up, including soil conditions, in a completely different manor than smaller homes. Too many luxury homes and estate homes are manufactured utilizing the same methods and procedures as lower priced “track” homes. The luxury-home-owners-to-be trust their architects, builders and home inspectors to provide them a well built, quality home, free of defects and shortcuts. Unfortunately, as so many local owners of newly built luxury homes in the area are finding out, their brand new estate home or luxury home was constructed on poor soil, improper waterproofing, inadequate drainage, insufficient foundation, framing and roofing. These construction shortcuts have resulted in settling cracks, windows and doors that won’t open, uneven floors, water damage and mold, to name a few. We invite you to examine and compare Fredrick’s quality, building process and white glove treatment. Fred is confident that your examination will leave you wondering why other builders in the region are not designing and building luxury homes this way.

Home Staging

Home Staging in Charlotte has gone mainstream within the past five years. Let’s clarify what it is and what it is not.  It is pre-marketing the property before it is listed on MLS.  The Home Staging industry is in the real estate industry, not the interior design industry.  Decorators/Designers personalize a space; whereas a Stager neutralizes a space and configures furniture & accessories to appeal to the most amount of buyers. Home Staging® is an equity protector, especially in this market, where home prices are falling, and there are a lot of foreclosures in the mix.  In the current economy, there are 2 things that sell a home - price and condition.  As Gary Keller, of Keller Williams stated in his interview with GMA, “Price gets you interest; staging gets you offers.”  Currently, according to, the industry leader and training company for Home Staging, the home sits on the market for 212 days vs a Stagedhome, for only 32 days.

Before Staging

In August, we had over 25,000 listings in the Charlotte area, only 1,704 sold. Were they the “stuck in the 80’s home” or the “Pepto Bismol Dining Room home?”  Of course not, they were mostly Staged homes, or the homes that were being given away.

Before Staging

If you are trying to sell a vacant home - try to rent furniture, even if you have to borrow them from a friend, or rental company. Just make sure it is in good condition and reflects the price of the home.  If not done properly, it can have the adverse affect.

For those of you who live in your home while it is listed, here are some ways to keep showings relatively stress-free and staged properly for the holidays.

QUICK TIPS: The areas where it is ok to decorate for the holidays are Family Room, formal Living Room, and/or Dining Room. There shouldn’t be holiday decor in any of the other rooms. Curtail the need to put more than one tree up.  You should have one up, in the Family Room, or formal living room if you have one.  Make sure it is a good place for it and ample room, not shoved in a corner where people who do celebrate, may have a concern about their traditions and not having enough space for things. Hanging up stockings is fine, and I think adds to the charm and festivities.  If these are stockings you had as a child growing up, and are tattered and torn, for the sake of Staging, buy new ones. If you typically do garlands, keep it to a minimum - down the stair railing or along the mantel. If you have a collection you’ve accumulated over the years, you normally display during the holidays, leave them in storage.  In fact, I’d take them out, just to make sure they are all wrapped up nicely and boxed up for moving day.  Take it out at your new house next Holiday. Don’t over scent your home - some people have a negative reaction, or allergies.
