To our Realtor members, It has been an honor and a privilege to serve as your Association and MLS presidents this year. It has been an exciting and productive year for both the Association and the MLS. We set a high standard for performance this year, and we believe we exceeded those expectations—we established clear goals that will increase the value of membership in both the Association and MLS going forward. As an association, we solidified our position as the respected voice for real estate, legislative issues, smart growth and economic development in our Lowcountry community—we made sure your Angie Gainey Bailey, 2011 CTMLS President voice was represented in discussions on port issues, the rail debate, Rob Woodul, 2011 CTAR President and of course, market analysis. In response to a rapidly changing MLS landscape, the CTMLS embarked on its first strategic planning phase this year and is working to establish directives, goals and benchmarks for success as we move the MLS into the future and ensure that our users have the best tools, resources and access to the most cutting-edge technology to support their business. The MLS introduced a number of new products this year, including a real-time statistics module, Market Monitor, a fine warning system, a new and enhanced mobile interface and most recently, a new showing service, through ShowingTime. As much success as we saw this year, we still have a significant amount of work ahead, and we encourage you to be involved—work with your incoming leadership team to keep this momentum going. They will work to continue providing superior service and resources, keep fighting for increased professionalism and education, and ensure that you are represented by a strong Association. We thank you for the opportunity to serve as your leaders this year. It has been a tremendous experience that we have both enjoyed and learned a great deal from. “2011 has been a pivotal year for the Charleston real estate market. Without the support of a tax credit or other incentives, our market had to stand on its own and it did so considerably well. We’ve had 11 months of relatively stable activity and are beginning to close the gap on prices—which will likely be affected by additional foreclosed inventory next year. However, continued job growth and economic development in our region should help soften the potential negative effects of that bank-owned inventory” said Rob Woodul, 2011 CTAR President. Year-to-date, 8,458 homes have sold at a median price of $179,200, which indicates nearly 5% sales growth and a 3% decline in prices compared to this point in 2010, when just over 8,000 homes had sold at a median price of $187,00. “This year, local REALTORS® have helped nearly 8,500 individuals or families make an investment in the Charleston area. Whether the market is up or down, helping people and families find a place to call home only adds to our region’s stability and strengthens our sense of community” said Woodul.

Volunteer REALTORS® from the Charleston Trident Association of REALTORS® kicked off the holiday season with a week of giving back to their community. Nearly 200 local REALTORS® participated in the second annual Charleston REALTORS® Care Week, which took place November 14-18, 2011. On Tuesday, REALTORS® worked with East Cooper Meals on Wheels, to package and deliver more than 350 meals to homebound residents of Mount Pleasant, Sullivan’s Island, Isle of Palms and Cainhoy. On Wednesday, participants in the Reading with REALTORS® program visited the College of Charleston with students from James Simons Elementary. The visit was designed to engage the students in a college environment and encourage them to begin taking the steps toward a college education now. More than 100 REALTORS® celebrated their week of philanthropy with an Oyster Roast and Chili Cook-Off at Salty Mike’s Deck Bar on Thursday evening. 100% of the proceeds from this event benefitted the REALTORS® Housing Opportunities Fund (RHOF), which supports the work of local organizations like Rural Mission, local Habitats for Humanity and Operation Home, who assist Lowcountry residents in need of safe, affordable housing. The funds distributed by RHOF can ease the cost of repair or reconstruction for those living in substandard housing. To finish the week, the REALTORS® volunteered for a Build Day with Charleston Habitat for Humanity, renovating the downtown home of Sandra Miller, whose property is in severe disrepair, with holes in the walls and a simple tarp covering the roof. The REALTORS® Housing Opportunities fund donated $1,000 through Habitat to support the project, and CTAR President Rob Woodul, RHOF Chairman Matt DeAntonio, and committee member Nell Postell presented the check to the Habitat for Humanity Executive Director, Jeremy Browning and Sandra Miller.
In it’s fifth year, the Reading with REALTORS® program continues to enrich the lives and improve the literacy of underserved children in the Lowcountry. Volunteer REALTORS® spend one hour a week reading with a child at James Simons Elementary. Since the program’s inception, the student’s standardized test scores have improved dramatically. This fall, the students accompanied their REALTOR® mentors on a field trip to the College of Charleston, where they spent the day touring the campus and encouraging the students to begin taking the steps toward a college education now. In 2011, the REALTORS® Housing Opportunities Fund (RHOF) granted out nearly $40,000 to local affordable housing organizations including Dorchester, East Cooper, Berkeley, Sea Island, and Charleston Habitats for Humanity, Operation Home, United Methodist Relief Center, Human Needs Network, Humanities Foundation, Charleston Area CDC, Home Works of America and the Rural Mission.
The South Carolina Senate and House of Representatives approved the Point of Sale reform to cap the amount a property can increase in assessed value upon sale. This has been a major legislative hindrance to our industry since 2007 and this was a major victory for the REALTOR® party. The reform still allows for a reassessment the year after an assessable transfer of interest (usually a property sale) occurs, but reduces the new assessment by 25% from the previous assessed value (unless the discounted assessment is less). This will curb major increases and instead provides some equity back into the property tax system.
Nationally, REALTORS® have fought some of the biggest fights in the history of our organization. We continue to protect the Mortgage Interest Deduction, which in light of the rising federal deficit and tax reform has been targeted by some for elimination. We also successfully fought for higher FHA loan limits to ensure mortgage liquidation and several extensions of the National Flood Insurance Program to ensure affordable coverage for property owners.

Statewide, the REALTOR® legislative agenda was highlighted by completion of a multi-year effort to reform the Point of Sale legislation and the passage of tort reform, which now protects REALTORS® and other small business owners from burdensome legal costs.
CTAR Leadership represented Charleston REALTORS® at the Point of Sale bill signing with Governor Nikki Haley.
Locally, we worked to remove unnecessary regulations that hinder the ease of practicing real estate in the Lowcountry. Charleston City Council unanimously passed a reform of the Commercial Corridor Review Board process, which streamlines the process to make it more efficient, prioritizes job creation projects and puts an emphasis on community design. We also took up the fight to protect REALTOR® Property Managers from being held liable under an update to the city’s public nuisance law for tenants and landlords.
MAYORAL ELECTIONS The 2011 election year was highlighted by the re-election of Charleston Mayor Joe Riley and North Charleston Mayor Keith Summey. Following the retirement of Berlin G. Myers after 39 years of service, Bill Collins was elected mayor of Summerville. CITY ELECTIONS Volunteers from the CTAR Candidate Screening committee met with 31 candidates in races taking place in Charleston, North Charleston, Mt. Pleasant and Summerville. Of the 15 candidates CTAR ‘recommended’ throughout the year, 11 won seats in this year’s election. CTAR Real Estate School expands offerings in 2011 In 2011, following the new LLR license renewal cycle, approximately 1,100 licensees statewide were required to renew their licenses. Following a strategic planning session in late 2010, the 2011 educational offerings were expanded to broaden the variety, skill level and topics of the educational offerings. Licensing course numbers were up slightly this year, as we implemented several programs designed to increase attendance. In 2011, we offered Gold Card Broker course discounts, brokerin-charge recruiting discounts for pre-licensing courses, and Post Licensing loyalty discounts offered to students who completed the Provisional Licensing course at CTAR.

MLS Fine Warning System Implemented On Wednesday, May 25, the MLS introduced a new feature to the listing input system designed to help warn users of potential violations. This tool scans the listing input sheet and detects possible rules violations. If a possible violation is detected, the user is alerted by a red warning screen. Users can choose to either go back and revise the listing or choose to continue, knowing the listing could be fined.
Required Disclosure of Short Sales In March, the MLS implemented the required disclosure of short sales, based on an MLS board vote in late 2010. When a listing is reasonably known to be a potential short sale, Participants must disclose this information in a confidential, agent only field in the MLS.

Annual Commercial Investment Division Oyster Roast The Commercial Investment Division (CID) of CTAR held their Annual Oyster Roast at Goldbug Island in January with over 100 CID members and guests in attendance. Guests enjoyed live music, oysters, beverages, and caught up on networking to get 2011 off to a great start!

More than 200 Commercial REALTORS® and other industry professionals attended the 2011 Commercial Real Estate Market Forecast in October. Ted Abernathy, Executive Director of the Southern Growth Policies Board gave the regional and national forecast. The local market reports were given by Todd Wigfield of Greystar who reported on the multi-family segment, Tim Metzler of Retail Properties, Inc. gave an update on the retail segment, Mike White of CB Richard Ellis/Carmody reported on the industrial segment, and Peter Fennelly of Colliers International gave an update on the office segment.
Maybank named 2010 Commercial REALTOR® of the Year
National Instructor Teaches Commercial Course in Charleston In June, CID received an Innovation Grant from NAR Commercial to bring in nationally acclaimed speaker, Rob Nahagian to Charleston to teach “Liquidity and the 2011-2012 Commercial Real Estate Market”, which included 4 hours of CE credit. 77 REALTORS® attended the sold-out course.
David Maybank III was named 2010 Commercial REALTOR® of the Year. David is President of Atlantic Services Group, which oversees the operations of Maybank Properties, LLC. In 2010, David also served as Chairman of the Charleston Metro Chamber of Commerce and has been a member of the CID since 2003. “His work with the Charleston Metro Chamber of Commerce and World Trade Center Charleston show his commitment to the growth and development of our region’s economy” said 2011 CID President John Tecklenburg. Later in the year, David was also recognized by NAR's National Awards Program, The awards program, exclusively for associations that have earned Commercial Services Accreditation, was created to highlight and honor NAR members who have distinguished themselves in their communities.
Lunch & Learn In 2011, we continued to offer our monthly luncheon programs, where members are invited for lunch and a one-hour educational seminar, provided at no cost as part of REALTOR® membership. Topics this year included: Tax Strategies for REALTORS®, Tech Tips for REALTORS®, Generational Marketing, Short Sales, Foreclosure Activity Update, and a Self Defense for REALTORS® class.
Happy Hours Each month, REALTORS® from all over the tri-county gathered at networking events in Mt. Pleasant, Downtown, Summerville, Goose Creek, and West Ashley.
RPAC Donor Appreciation Dinners In July, 16 Major RPAC Donors were invited to an appreciation dinner at FISH Restaurant. Representative Chris Murphy, Representative Leon Stavrinakis, and Charleston County Councilman Aubry Alexander were also in attendance.
Open House Weekend More than 250 REALTORS® in Charleston participated in the second annual Nationwide Open House Weekend.
Residential Market Updates More than 400 REALTORS® gathered in February and again in August for the now bi-annual Residential Market Update. The August event featured a panel of speakers, including Dr. Joseph Von Nessen from the USC School of Business as well as Charleston County’s Master in Equity, Mikell Scarborough and mortgage banker, Mikell Richards.
REALTORS® Got Talent In August, more than 100 REALTORS® attended the Second Annual REALTORS® Got Talent Show at the Trio Club Downtown. The 7 acts included singers, dancers, comedians and piano players. This year’s winner was the Carolina One Metro North Office who performed Michael Jackson’s “Thriller.” This event raised more than $2,000 for RPAC.
2011 Holiday Gala In December, nearly 250 REALTORS®, Affiliate members and guests celebrated the holiday season at CTAR’s Annual Holiday Gala at the Francis Marion in downtown Charleston. Guests enjoyed live music from the Secrets and bid on items in the silent auction benefitting the REALTORS® Housing Opportunities Fund. The 2012 CTAR & MLS Boards of Directors were installed and the 2011 REALTOR® of the year was announced.
In February, 199 REALTORS® were honored as REALTORS® of Distinction, during a reception at the Daniel Island Club. The 2010 REALTORS® of Distinction award was based on sales production and adherence to the REALTOR® Code of Ethics in 2010.

Corwyn Melette named 2011 Charleston REALTOR® of the Year During the annual holiday gala on December 9, The Charleston Trident Association of REALTORS® (CTAR) named Corwyn Melette the 2011 REALTOR® of the Year. 2010 REALTOR® of the Year, Dinkey Stroman presented the award as Corwyn's wife, mother and family looked on. A South Carolina native hailing from the Pee Dee area, Corwyn J. Melette is the Broker-in-Charge for CARES Real Estate Sales. With more than 15 years of customer service experience, real estate was a natural fit for Corwyn. In the 5 years since Corwyn began his real estate career, he has proven himself to be a valuable asset. He has been named a Top Producing Agent, received a Sales Achievement Award. Now, Corwyn has been nominated by his peers and selected as Charleston’s REALTOR® of the Year. Because he has such a great passion for his work, Corwyn also serves as a real estate agent mentor for other agents in the area and remains active in local and state professional organizations including service on the CTAR Board of Directors and associated committees, as well as the South Carolina REALTORS® (SCR) Board of Directors—where he also serves as Chairman of the SCR Public Relations committee.
