The meeting was called to order by President Lyn Ayers. Members present: Lyn & Janine Ayers, Blain & Cheryl Cowley, Patty Silver, Sue & Gregg Denning, Quinn Posner, Jeff Gough, Max Hohnbaum, Ken Opp and Jackie Maze. There were 4 visitors from the WAA including Rob Tickler President of the WAA, also Chester Baldwin and Mark Gjursic WAA lobbyists. Rob Trickler went over the current status of the various local rental associations that belong to the WAA. Rental associations are changing as is technology progressing and local groups need to keep up the changes to stay viable. Rob noted that the WAA needs to develop a better business model to be competitive, have a smaller core group that keeps up with changes and focuses on the important issues for landlords, and centralized planning and communications. The WAA is putting together a proposal to have new bylaws written and each member rental association would become local chapters of the WAA.

Patty Silver reported for Roger Silver on membership status, renewals for the 2014 dues are slowly coming in to the office. Max Hohnbaum noted that Roy Pyatt and Randy Sprenger will be the guest speakers at the January dinner meeting. Their topic will be the real estate contracts and the tax consequences of buying and selling rental property. Blain & Cheryl Cowley noted that the CCRA will be hosting the WAA Board meeting April 25 &26th in 2014. Lyn Ayers stated that Jan 23 & 24, 2014 will be the legislative day in Olympia, WA. and he will be attending with a few other CCRA board members. It was moved and seconded to adjourn. Motion passed. As I write this, the Washington legislature is in its fourth week of the 60-day 2014 session. There are a handful of bills in committee that could negatively impact landlords (and tenants) of Washington State. One of those bills looks to be an endrun for rent control. As this bill now reads, any time an owner wants to raise the rent on an existing tenant, the notice must be 90 days instead of 30 days as is now the law. This applies to a month-to-month agreement as well as a longer-term lease. Additionally, if the tenant can no longer afford the new increased rent, the landlord will have to provide financial assistance moving to a new home. With that being the case, most landlords won’t take the risk of raising the rent. The effect of this would be a form of rent control. Since this will apply additional restrictions on property owners and managers, there will be significant rent increases at tenant turnover, thus hurting the new renters. This is just one example of the detrimental laws that landlords have to aggressively oppose. Others may arise during the session. Hopefully these can be diverted and/or rewritten to achieve worthwhile goals without negatively impacting the housing industry. Several CCRA landlords traveled to Olympia on January 30th to visit our CLARK COUNTY RENTAL ASSOCIATION

legislators from SWW for state-wide residential housing day. After meeting with all 9 of our representatives and senators, the consensus seemed to be few negative bills would be passed this year. I have said this before and will say it again: we need to communicate our concerns and issues to our representatives. Even if they disagree with us, they need to know voter’s opposing positions. We left with mixed emotions on the effectiveness, although all of them generally listened attentively. We will keep you informed as the session progresses on the bills that appear to be gaining traction and moving forward. After all, we support some of the legislation and oppose others. I hope you have tried out the new features on our website. In addition to our monthly newsletters on-line, we now have access to writeable pdf forms provided through the WAA website. Click on the “Forms” button, follow the directions, log into the WAA website as instructed, and a window of various forms will appear. Select the form(s) you are interested in. Either fill them in on-line & print them or print them so you can fill them out at home. The cost is hard to beat as this feature is free. (If you have difficulty, consider asking a child or grandchild to help; that’s what we finally did.)

Unlawful Detainers

The Right Way to Do a Walk-Through Many property management problems can be avoided with one simple procedure: the tenant walk-through. The walk-through is simply a way to record — and prove — the condition of the rental property. This information is recorded on a Move In/Out Checklist. With this completed form in hand, you can avoid most security deposit disputes, spend less time rehabbing your rentals, and reduce the amount of time a property sits vacant. Here are some tips to follow when conducting tenant walk-through’s: 1. To be an effective record, you must record the condition of the property at move in and again at move out. Use the same Move In/Out Checklist, like the one available on our Landlord Forms Page, for both inspections. 2. While it’s not exactly a case for CSI, do get into the habit of taking photos or videos of the “scene” when a tenant moves in, and again at move out to make it easier to see the damage, and to prove when the damage occurred. (Ed. note: some judges are also requiring move-

in and move-out photes. Use the “date stamp” on the camera and take lots and lots of photos.) 3. Involve the tenant in both the move in and move out inspections. It’s appropriate to invite the tenant to make notes on the form, especially at move in. That way, the absence of any notes regarding damage at move in can quell a security deposit dispute later on. 4. Remind a tenant well in advance of a planned move out that all their belongings will need to be out before the final walk-through. Encourage the tenant to be present at that time. If the tenant is experiencing selective memory regarding damage, show them the move in photos so they can see for themselves the damage they caused. This reduces the chances they’ll file a small claims for the deposit deductions. 5. Keep a record of any changes to the unit throughout the term of the lease, including repairs, routine maintenance, and tenant complaints. Article Source: American-Apartment-Owners-Association.org

When your current or former tenants are looking for a new apartment, your contact information may be submitted to their future landlord as a reference. Similar to how you request landlord references and complete a background check on your applicants, it’s a chance for you to help out a fellow landlord and give them an honest account of your experience renting to your former resident. Whether the reference is requested in the form of a letter or phone call, here are a few tips to create your own template so future landlord references can be processed quickly and easily.

Be specific Details, facts, and descriptions are the most helpful information you can give to a future landlord. A phone call reference check allows landlords to ask specific questions, but a letter is much more open-ended. Saying “they were a good tenant” isn’t very helpful – stick to the facts, such as whether or not the tenant paid rent on time, were respectful, or kept the unit in good condition. Keep your own opinions and feelings out of the reference; let the facts speak for the tenant.

Emphasize how responsible the tenant is The biggest risk you take on when accepting a tenant is

the chance that he or she won’t pay the rent on time, follow the stipulations of the lease, or care for your unit. Tell the future landlord how long the tenant lived in your building, whether or not payments were made on time, and the resident’s level of cleanliness. If there were any incidents of repeated late payments or trashed apartments, make sure you communicate it.

Be honest Always be honest in your reference. You might be tempted to say good things about a bad tenant so they’ll move out, but lying and providing false information can get you in legal trouble for misrepresentation. Once again, stick to the facts, provide examples to back your claim, and be accountable for everything you write or say.

Be available Provide your contact information and let the landlord know you’re available in case of any further questions. Even if you already answered their questions and they don’t reach out, it’s professional and shows good will. (Ed. note: Under fair credit reporting act. The new prospective landlord must show the old landlord a signed application stating that the tenant has given permission to contact th old landlord.)

As we know, managing a rental property takes time, compassion, patience and skill, as one deals with a Russian roulette of sorts when agreeing to a possible property renter. If one property can be a headache, imagine a property manager in an apartment complex, where the potential for problems are multiplied by the number of properties rented out. While this may seem to be an impossible job to do, many property managers actually do the work successfully. There are techniques to follow in order to be able to do the tasks required to run a property management business smoothly. Here are some of the tried and tested steps that several property managers both rookie and veteran either forget or disregard, which can lead to disappointing unsuccess: Scheduling. Many successful property managers who manage several locations at once follow a specific schedule in relation to functions of each property. This would include payments schemes, actions to be taken as well as visits. This would help compartmentalize each property and identify issues as well as address them at specified times. This schedule does not only cover the property manager, but all other members of the staff in each property to have everything in order. Technology. Since one of the main problems a property manager faces is an inability to be at all of his or her locations at the same time, they require tools that offer 24/7 instant access. Voice-over internet protocol, instant messaging and streaming services are but some of the ways that a property manager can now be able to do the work simultaneously even from one just location. Visibility. Even with amazing technology advancements, a property manager still needs to visit the properties being managed. This would show management presence as well as be able to speak directly with their serviced clientele to ensure all parties are satisfied. Many irresponsible property owners fail to see that their presence and listening ear would help in resolving issues as well as address problems at a faster rate with the personal touch compared to being an absentee landlord. Customer Service. Some property managers fail to realize that the work they do has everything to do with customer service. Failing to understand that the property being managed is the home of individuals who make their leased apartments their sanctuary and refuge is huge mistake. This means that only a licensed contractor is allowed by law to do it. How to Make Sure that Your Repairman will do a Good Job? Before you hire someone to repair and maintain your rental property, ask around for recommendations. You can look for other property owners or call your local landlord association to find who are the repairmen that they have worked with and will gladly hire again. If you are hiring a licensed contractor, his work record should be publicly available at your local housing agency. When looking through his records, it's important to watch out for any recent complaints and work violations. Once your find your ideal repairman, always make sure you discuss all the important details with him first. This includes when the time period for the repair work, what are the exact repair jobs that will be carried and all related costs. It's also a good idea to watch over your property guys when they are doing the actual repairs. However make sure you don't harass them and speak out only when you notice something out of place. Meth labs have been found in some pretty strange places. To name a few: college campuses, hotel rooms, vehicles, and even inside a nursing home. But the most common, and logical (if setting up a meth lab anywhere could be considered logical) place is in a rental property, or home. After all of the cleanup, and the extensive procedures to take care of a previous meth lab on a property, is it still necessary to inform new renters, or potential buyers? The answer, of course depends on the state. The Scripps Howard News Service conducted a searchfor states that require meth contamination disclosure to potential home buyers, and tenants. They found that only a little over half of the states in America require disclosure (with varying laws). Real estate agents and home owners in Washington, Oregon, California, Montana, Idaho, Nevada, Wyoming, Utah, Arizona, South Dakota, Nebraska, New Mexico, Minnesota, Missouri, Oklahoma, Texas, Illinois, Arkansas, Louisiana, Indiana, Kentucky, Mississippi, West Virginia, North Carolina, New Hampshire, Alaska, or Hawaii, are obligated to disclose meth contamination in a home for sale. Some states require written notices, some require no disclosure if the site has been properly cleaned and

treated, while others allow disclosures to be undone, once the site is off of the state’s contamination list. Even fewer states require disclosure for rental properties or units. Property managers and leasing agents in Washington, Oregon, California, Montana, Wyoming, Utah, Arizona, South Dakota, Nebraska, New Mexico, Minnesota, Oklahoma, Illinois, Missouri, Kentucky, West Virginia, and New Hampshire need to disclose the creation of methamphetamines in the unit. In Arizona, it is even illegal for anyone other than the owner to enter the unit, until it has been cleaned in accordance with the law (Scripps Howard). If a rental unit is suspected of housing a meth lab, it needs to be inspected by professionals. The hazardous toxins and chemicals need to be cleaned and treated, as the side effects on humans, and especially children can be disastrous. Not to mention, the explosive tendencies of the chemicals themselves. The website www.methlabhomes.com updates property owners on meth contamination cleanup news. Now would be a good time to make sure all property management staff have been trained in identifying classic meth lab red flags, since as Breaking Bad has taught us - it can happen anywhere, by anyone.

A recent court decision (Landis & Landis Constr., LLC v. Nation) held that RLTA laws requiring a tenant to notify a landlord of a defect do not apply, and that a landlord does not have to be given an opportunity by the tenant to cure a defect prior to a tenant terminating a term lease. This overrules 40 years under the RLTA.

Under SB 6292, landlords would be required to provide tenants with 90 days' written notice for any new rule of tenancy, including a change in the amount of rent charged. Additionally, tenant relocation assistance would be available for tenants whose household earns up to 80% of the area's median income, up from 50%.

• The RLTA requires landlords to maintain a rental property in good condition and provides remedies for tenants if the landlord fails to make repairs or keep the unit in reasonably good condition. • The RLTA sets forth specific duties for the landlord including complying with all local codes and ordinances. • Under the RLTA, If the landlord fails to repair, the tenant may: terminate the agreement and move without further obligation, bring a lawsuit against the landlord, or repair and deduct from rent.

If this bill were to pass, it would have the effect of raising the costs of rentals because there will be additional people receiving tenant relocation assistance.

Long-life smoke alarms have existed for over 10 years. and the ICC has yet to see fit their required installation and use. Legislators should defer to the experts at the ICC in determining smoke alarm requirements.

If a tenant wishes to have the security to know that rents will not increase without notice, they can enter into a 12-month lease and they will be assured that their rent will not increase during that time.

The bill would also make local governments, through law enforcement, responsible for making good faith attempts to inform property owners when criminal activity is taking place on their premises. Landlords are having problems with gang members invited in by tenants. The property values of the entire neighborhood are harmed. These remedies will help to protect the rights of property owners as well as making available the tools to ensure that uninvited occupants do not pose long-term problems.

Please OPPOSE: SHB 1651 - Sealing Juvenile Records The Washington Constitution guarantees open access to legitimate accurate records. The Rental Housing Industry depends on the open availability of accurate records in order to protect our tenants and make informed decisions regarding property. This bill as amended seals access to juvenile court records.

HB 2401 is flawed and needs work. We urge you to defeat HB 2401 to allow the serious investigation it deserves.

The Rental Housing Industry is in the business of providing safe and affordable housing for Washington families. Rental Owners have a duty to protect their tenants and keep them safe from harm. We do this by using trustworthy data to accurately screen potential tenants.

Mechanisms already exist in the law for individual sealing. Sealing requires that the court balance competing interests.

• Not all reports are created equally - Tenant screening companies vary widely in their methods and screening reports vary dramatically both in content and quality. • Accuracy, Authenticity, & Fraud - The moment a report is run. it already has the potential to be inaccurate. Using the same report for as much as 30 days means that the data contained in the report is not current and is likely to have changed. Applicants can use get the report before an eviction or crime can show up. • Violation of the Federal Fair Credit Reporting Act - Providing certain credit information in a portable screening report could violate the terms of the FCRA and subject a property owner to liability. • Right to accurate data - The WA Constitution provides for free and open access to data. Limiting rental owners to one predesigned data report undermines the ability of owners to access accurate information.

However if you require major repairs or a complete revamp of your rental property, then it's highly recommended that you look for a reliable licensed contractor to do it for you. In fact for some critical repairs such the electrical rewiring of your rental home or installing a new air-con compressor, you will need a permit for it. This means that only a licensed contractor is allowed by law to do it. How to Make Sure that Your Repairman will do a Good Job? Before you hire someone to repair and maintain your rental property, ask around for recommendations. You can look for other property owners or call your local landlord association to find who are the repairmen that they have worked with and will gladly hire again. If you are hiring a licensed contractor, his work record should be publicly available at your local housing agency. When looking through his records, it's important to watch out for any recent complaints and work violations. Once your find your ideal repairman, always make sure you discuss all the important details with him first. This includes when the time period for the repair work, what are the exact repair jobs that will be carried and all related costs. It's also a good idea to watch over your property guys when they are doing the actual repairs. However make sure you don't harass them and speak out only when you notice something out of place. Meth labs have been found in some pretty strange places. To name a few: college campuses, hotel rooms, vehicles, and even inside a nursing home. But the most common, and logical (if setting up a meth lab anywhere could be considered logical) place is in a rental property, or home. After all of the cleanup, and the extensive procedures to take care of a previous meth lab on a property, is it still necessary to inform new renters, or potential buyers? The answer, of course depends on the state. The Scripps Howard News Service conducted a searchfor states that require meth contamination disclosure to potential home buyers, and tenants. They found that only a little over half of the states in America require disclosure (with varying laws). Real estate agents and home owners in Washington, Oregon, California, Montana, Idaho, Nevada, Wyoming, Utah, Arizona, South Dakota, Nebraska, New Mexico, Minnesota, Missouri, Oklahoma, Texas, Illinois, Arkansas, Louisiana, Indiana, Kentucky, Mississippi, West Virginia, North Carolina, New Hampshire, Alaska, or Hawaii, are obligated to disclose meth contamination in a home for sale. Some states require written notices, some require no disclosure if the site has been properly cleaned and

treated, while others allow disclosures to be undone, once the site is off of the state’s contamination list. Even fewer states require disclosure for rental properties or units. Property managers and leasing agents in Washington, Oregon, California, Montana, Wyoming, Utah, Arizona, South Dakota, Nebraska, New Mexico, Minnesota, Oklahoma, Illinois, Missouri, Kentucky, West Virginia, and New Hampshire need to disclose the creation of methamphetamines in the unit. In Arizona, it is even illegal for anyone other than the owner to enter the unit, until it has been cleaned in accordance with the law (Scripps Howard). If a rental unit is suspected of housing a meth lab, it needs to be inspected by professionals. The hazardous toxins and chemicals need to be cleaned and treated, as the side effects on humans, and especially children can be disastrous. Now would be a good time to make sure all property management staff have been trained in identifying classic meth lab red flags, since as Breaking Bad has taught us - it can happen anywhere, by anyone.

As we know, managing a rental property takes time, compassion, patience and skill, as one deals with a Russian roulette of sorts when agreeing to a possible property renter. If one property can be a headache, imagine a property manager in an apartment complex, where the potential for problems are multiplied by the number of properties rented out. While this may seem to be an impossible job to do, many property managers actually do the work successfully. There are techniques to follow in order to be able to do the tasks required to run a property management business smoothly. Here are some of the tried and tested steps that several property managers both rookie and veteran either forget or disregard, which can lead to disappointing unsuccess: Scheduling. Many successful property managers who manage several locations at once follow a specific schedule in relation to functions of each property. This would include payments schemes, actions to be taken as well as visits. This would help compartmentalize each property and identify issues as well as address them at specified times. This schedule does not only cover the property manager, but all other members of the staff in each property to have everything in order. When an emergency occurs, there is ample time to address the situation within the day as all the other tasks are already pre-programmed. CLARK COUNTY RENTAL ASSOCIATION

Technology. Since one of the main problems a property manager faces is an inability to be at all of his or her locations at the same time, they require tools that offer 24/7 instant access. With recent developments in technology, a manager can do work from one location while maintaining a presence felt in all other properties. Voice-over internet protocol, instant messaging and streaming services are but some of the ways that a property manager can now be able to do the work simultaneously even from one just location. Visibility. Even with amazing technology advancements, a property manager still needs to visit the properties being managed. This would show management presence as well as be able to speak directly with their serviced clientele to ensure all parties are satisfied. Many irresponsible property owners fail to see that their presence and listening ear would help in resolving issues as well as address problems at a faster rate with the personal touch compared to being an absentee landlord. Customer Service. Some property managers fail to realize that the work they do has everything to do with customer service. Failing to understand that the property being managed is the home of individuals who make their leased apartments their sanctuary and refuge is huge mistake. If the manager does not take this into account and treats the clients as mere files or numbers, they’re making an already difficult task all the more problematic. FEBRUARY 2014

Communication. A property manager is only as good as the information received regarding the needs and issues of a specific property. This starts with being accessible 24/7, either personally or through a representative, as the information can be obtained for future action. The next level would be the onsite representative, either the security force or any other property management employee that can provide all the important and pertinent information for proper action by the property manager. With a future where real estate properties are preparing for a growth market, a property manager who is tasked to oversee a number of properties must adjust to the times using the available resources around them. Tips for Processing Tenant References by JENNIFER

When your current or former tenants are looking for a new apartment, your contact information may be submitted to their future landlord as a reference. Similar to how you request landlord references and complete a background check on your applicants, it’s a chance for you to help out a fellow landlord and give them an honest account of your experience renting to your former resident. Whether the reference is requested in the form of a letter or phone call, here are a few tips to create your own template so future landlord references can be processed quickly and easily.

Be specific Details, facts, and descriptions are the most helpful information you can give to a future landlord. A phone call reference check allows landlords to ask specific questions, but a letter is much more open-ended. Saying “they were a good tenant” isn’t very helpful – stick to the facts, such as whether or not the tenant paid rent on time, were respectful, or kept the unit in good condition. Keep your own opinions and feelings out of the reference; let the facts speak for the tenant.

Emphasize how responsible the tenant is The biggest risk you take on when accepting a tenant is

the chance that he or she won’t pay the rent on time, follow the stipulations of the lease, or care for your unit. Tell the future landlord how long the tenant lived in your building, whether or not payments were made on time, and the resident’s level of cleanliness. If there were any incidents of repeated late payments or trashed apartments, make sure you communicate it.

Be honest Always be honest in your reference. You might be tempted to say good things about a bad tenant so they’ll move out, but lying and providing false information can get you in legal trouble for misrepresentation. Once again, stick to the facts, provide examples to back your claim, and be accountable for everything you write or say.

Be available Provide your contact information and let the landlord know you’re available in case of any further questions. Even if you already answered their questions and they don’t reach out, it’s professional and shows good will. (Ed. note: Under fair credit reporting act. The new prospective landlord must show the old landlord a signed application stating that the tenant has given permission to contact th old landlord.)

The Right Way to Do a Walk-Through Many property management problems can be avoided with one simple procedure: the tenant walk-through. The walk-through is simply a way to record — and prove — the condition of the rental property. This information is recorded on a Move In/Out Checklist. With this completed form in hand, you can avoid most security deposit disputes, spend less time rehabbing your rentals, and reduce the amount of time a property sits vacant. Here are some tips to follow when conducting tenant walk-through’s: 1. To be an effective record, you must record the condition of the property at move in and again at move out. Use the same Move In/Out Checklist, like the one available on our Landlord Forms Page, for both inspections. 2. While it’s not exactly a case for CSI, do get into the habit of taking photos or videos of the “scene” when a tenant moves in, and again at move out to make it easier to see the damage, and to prove when the damage occurred. (Ed. note: some judges are also requiring move-

in and move-out photes. Use the “date stamp” on the camera and take lots and lots of photos.) 3. Involve the tenant in both the move in and move out inspections. It’s appropriate to invite the tenant to make notes on the form, especially at move in. That way, the absence of any notes regarding damage at move in can quell a security deposit dispute later on. 4. Remind a tenant well in advance of a planned move out that all their belongings will need to be out before the final walk-through. Encourage the tenant to be present at that time. If the tenant is experiencing selective memory regarding damage, show them the move in photos so they can see for themselves the damage they caused. This reduces the chances they’ll file a small claims for the deposit deductions. 5. Keep a record of any changes to the unit throughout the term of the lease, including repairs, routine maintenance, and tenant complaints. Article Source: American-Apartment-Owners-Association.org

As I write this, the Washington legislature is in its fourth week of the 60-day 2014 session. There are a handful of bills in committee that could negatively impact landlords (and tenants) of Washington State. One of those bills looks to be an endrun for rent control. As this bill now reads, any time an owner wants to raise the rent on an existing tenant, the notice must be 90 days instead of 30 days as is now the law. This applies to a month-to-month agreement as well as a longer-term lease. Additionally, if the tenant can no longer afford the new increased rent, the landlord will have to provide financial assistance moving to a new home. With that being the case, most landlords won’t take the risk of raising the rent. The effect of this would be a form of rent control. Since this will apply additional restrictions on property owners and managers, there will be significant rent increases at tenant turnover, thus hurting the new renters. This is just one example of the detrimental laws that landlords have to aggressively oppose. Others may arise during the session. Hopefully these can be diverted and/or rewritten to achieve worthwhile goals without negatively impacting the housing industry. Several CCRA landlords traveled to Olympia on January 30th to visit our CLARK COUNTY RENTAL ASSOCIATION

legislators from SWW for state-wide residential housing day. After meeting with all 9 of our representatives and senators, the consensus seemed to be few negative bills would be passed this year. I have said this before and will say it again: we need to communicate our concerns and issues to our representatives. Even if they disagree with us, they need to know voter’s opposing positions. We left with mixed emotions on the effectiveness, although all of them generally listened attentively. We will keep you informed as the session progresses on the bills that appear to be gaining traction and moving forward. After all, we support some of the legislation and oppose others. I hope you have tried out the new features on our website. In addition to our monthly newsletters on-line, we now have access to writeable pdf forms provided through the WAA website. Click on the “Forms” button, follow the directions, log into the WAA website as instructed, and a window of various forms will appear. Select the form(s) you are interested in. Either fill them in on-line & print them or print them so you can fill them out at home. The cost is hard to beat as this feature is free. (If you have difficulty, consider asking a child or grandchild to help; that’s what we finally did.)

The meeting was called to order by President Lyn Ayers. Members present: Lyn & Janine Ayers, Blain & Cheryl Cowley, Patty Silver, Sue & Gregg Denning, Quinn Posner, Jeff Gough, Max Hohnbaum, Ken Opp and Jackie Maze. There were 4 visitors from the WAA including Rob Tickler President of the WAA, also Chester Baldwin and Mark Gjursic WAA lobbyists. Rob Trickler went over the current status of the various local rental associations that belong to the WAA. Rental associations are changing as is technology progressing and local groups need to keep up the changes to stay viable. Rob noted that the WAA needs to develop a better business model to be competitive, have a smaller core group that keeps up with changes and focuses on the important issues for landlords, and centralized planning and communications. The WAA is putting together a proposal to have new bylaws written and each member rental association would become local chapters of the WAA.

Patty Silver reported for Roger Silver on membership status, renewals for the 2014 dues are slowly coming in to the office. Max Hohnbaum noted that Roy Pyatt and Randy Sprenger will be the guest speakers at the January dinner meeting. Their topic will be the real estate contracts and the tax consequences of buying and selling rental property. Blain & Cheryl Cowley noted that the CCRA will be hosting the WAA Board meeting April 25 &26th in 2014. Lyn Ayers stated that Jan 23 & 24, 2014 will be the legislative day in Olympia, WA. and he will be attending with a few other CCRA board members. It was moved and seconded to adjourn. Motion passed.
