November 2011 sales were at their lowest level compared to November of 2010 and 2009. November YTD sales of 201 are running -5.2% behind last year's year-todate sales of 212.

Prices The Median Sales Price in November was $2,188,000, up 19.9% from $1,825,000 in November of 2010 and up 4.2% from $2,100,000 last month. The Average Sales Price in November was $2,632,327, up 26.5% from $2,081,212 in November of 2010 and up 21.9% from $2,159,195 last month. November 2011 ASP was at highest level compared to November of 2010 and 2009.

Inventory & MSI The Total Inventory of Properties available for sale as of November was 278, down -5.4% from 294 last month and down -4.1% from 290 in November of last year. November 2011 Inventory was at the lowest level compared to November of 2010 and 2009. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2011 MSI of 21.4 months was at a mid range compared with November of 2010 and 2009.

Market Time The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for November was 105, down -8.7% from 115 days last month and down -27.6% from 145 days in November of last year. The November 2011 DOM was at its lowest level compared with November of 2010 and 2009.

Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The November 2011 Selling Price per Square Foot of $382 was down -26.0% from $516 last month and down 14.5% from $447 in November of last year.
