A renovation of the interior spaces of a 35 year old warehouse that will be transformed into the company’s new innovative office headquarters in a Queenstown, New Zealand. The design is driven by the company’s culture, location, mission, vision, management goal, identity, and more. The design was not given any type of monetary restrictions, but it keeps efficiency of cost in mind.

AIRBNB HEADQUARTERS QUEENSTOWN, NEW ZEALAND The Airbnb Headquarters in Queenstown, New Zealand is designed with the company’s mission in mind: to create a world where you can belong anywhere. Employees are surrounded by the culture of Airbnb in this office, with such diverse ammenities.

Located in the “adventure capital of the world,” the space will be designed to bring in natural light and the breathtaking 360 degree views through the use of open windows. This design will focus on integrating sustainable, natural, and

Ergonomic-friendly materials and practices into the space. Dynamic infrastructure such as stairs, ramps, and a central atrium will encourage interaction and subconscious encounters that can lead to more collaboration and innovation.

THE PLAN INTERIOR

The main level of this airbnb headquarters is home to the lobby, a number of collaborative spaces, two conference rooms, a kitchen/break zone, the marketing, event planning, and customer experience departments, and a fitness room with access to the outdoors. The materials chosen for the space

are inspired by nature and are accented by bright colors such as airbnb pink, yellow, and lime green. Areas of green interface carpet are placed strategically in order to differentiate between walkways and work zones. All spaces are meant to be collaborative and encourage employees to seek a change of scenery.

MAIN LEVEL ENTRY UPON ENTRY, VISITORS AND EMPLOYEES ARE IMMERSED IN THE OPENNESS OF this AIRBNB HEADQUARTERS. IN ORDER TO PROVIDE A Flexible, ENGAGING WORK AREA, “AIR-PODS” ARE SITUATED ALONG THE RIGHT WALL. LOCATED IN THE CENTER OF THE SPACE, AN IRON AND WOOD STAIRCASE LEADS EMPLOYEES TO more collaboration areas, a DINING area, and departments ON THE SECOND FLOOR.

THE PLAN INTERIOR

The second level holds an oasis space for employees, the design department, a meeting area for collaboration, a coffee shop, and the ceo’s office. The second level looks down to the main level, by way of the atrium. There are iron railings surrounding the inner perimeter and floor to ceiling windows

lining the outer perimeter with views of the lake in Queenstown, New Zealand. The coffee bar is enclosed with glass windows in order to provide noise privacy below while still allowing views around the entire office. The elevators located in the upper right corner provide access to both the main level and the rooftop.

Commercial Design

The design department is the largest in the office, and the desking system selected is one that encourages collaboration while still providing privacy through the use of sound absorbing partitions. The large table along the window wall and the mobile white boards also

encourage employees to work away from their stationary desks. Research shows that people spend 90% of their time indoors, so it is important to provide amble views of the outdoors in order to promote holistic well-being. The floor to ceiling windows and skylight in the center of the space do just that.

THE PLAN EXTERIOR

The rooftop is a space for employees to grab lunch or coffee at the air-stream cafe, a drink after work at the bar, or hold meetings and get work done outdoors. The rooftop also features a puttputt area and yoga space for employees to workout together before or after work. Research shows that Exercise is the single most important avenue to relieve stress. By implementing

these amenities, both employees and employers are benefited with more productivity. In the center is the skylight that is transparent to the floors below. The garden surrounding it is a resource for the kitchen and coffee bar, as it grows local fruits and vegetables. The air-streams in the top right corner give the CEO and other important visitors the option to stay on sight and live the airbnb experience.

ROOFTOP BAR One of the main features of the rooftop is the bar. The shape of the bar is inspired by the airbnb logo and features natural materials similar to those indoors. The shelving and counters are under lit with LED strips. During the day, the stage along the east railing doubles as a yoga platform.

THE PLAN The main level of this two story lake house has 3 bedrooms, a kitchen, living room, and access to the outdoors. the fireplace serves as the focal point of the space, flanked by glass doors leading to the sun-room, with views of the lake.

The client requested the lower level be designed similar to a western saloon. The space has a game room, wet bar, and kid’s room. The open layout is paired with slip resistant, easy to clean surfaces to encourage and facilitate playing.

SELLERS’ LAKE HOUSE JACKSONS’ GAP, ALABAMA Located on the north side of Lake Martin, the lot is long and narrow opening up to a point. It is .98 acres and features a view of Young’s Island, a major landmark on the east side of the lake. Due to the positioning of the lot, the sun will set low and

the windows on the back and side of the house will experience direct sunlight. The lake is surrounded by 750 miles of forests and rolling hills and valleys. In a client interview, Mr. Sellers emphasized the importance of his guests and their ability

to stay with him in this new home. He and his guests have no specific health issues, but he requested that hypoallergenic products be used in the bedrooms. He is also the owner of a German Shepard, so materials are chosen with this in mind.

A boutique hotel located in Manhattan, New York. There are currently two existing Arlos, one in SoHo and the other in NoMad. Arlo Midtown is a 470 key hotel consisting of 26 floors. This project proposal was completed for client Quadrum Global in collaboration with design firm Meyer Davis.

ARLO MIDTOWN NEW YORK, NEW YORK Arlo Midtown is located just next door to the up and coming Hudson Yards development in New York City. The new neighborhood will bring business to an area that hasn’t always been a city favorite. With walking distance to all

this area has to offer, views of the Hudson River, ample transportation nearby, and the success of two current Arlo Hotels, Arlo Midtown will soon be the place to be. The new building is comprised of 26 floors. A main feature and

design challenge for Arlo Midtown is an expansive atrium wall in the center of the hotel. The hotel consists of two entries, a reception, lounge with bar, restaurant, bodega, and 23 floors of guest rooms consisting of 17 room types.

Arlo wants to break the stigmas surrounding the idea of luxurious living to create an environment that is luxurious and irresistible to guests. At Arlo there are no expectations. THE DESIGN

PUBLIC SPACE BAR LOUNGE The lounge is situated in the front-center of the building and is the heart of the hotel. Inspiration for the columns was drawn from ancient design with an added modern twist. The architecture is dark and carries a bold, monochromatic green color scheme with hard accents. This is juxtaposed with

PUBLIC SPACE ATRIUM DESIGN lighter green and white fabrics on the furniture. Guests are invited to either grab a drink at the bar on the left or make their way up a quick two steps to more seating set beneath the atrium. On the far right wall you’ll notice brass detailing that travels up the wall, just above two large fireplaces.

This 82’-6” wall is the centerpiece of the hotel, and it interplays with the surrounding floor and elevator design. The atrium is located just in front of the elevator shaft, and the brass beams reveal the green transparent elevators. Guests can see the interplay between the design and elevators at every level of the

the hotel, from the ground floor to the bottom guest room floors. The brass detailing also serves as a sound absorbent material in order to reduce the amount of noise produced in the bar on the main level. The bottom portion of the wall is made from a material that creates a comforting aesthetic, in contrast from the majority.

BODEGA PUBLIC SPACE BODEGA THE BODEGA works to draw people of the streets and into the space. It IS HOME TO HARNEY & SONS TEA, so GUESTS ARE ENCOURAGED TO grab a cup of tea, where guests are encouraged to grab a cup of tea and borrow a book from 23

the left lined wall. The loft featured in the front of the space holds additional lounge seating and a view of the street. The brass detailing is carried throughout this space to unify it with the rest of the hotel.

PUBLIC SPACE RESTAURANT ARLO KITCHEN IS A PLACE FOR both LOCALS AND GUESTS TO GRAB A BITE TO EAT OR A DRINK AT THE BAR. The restaurant is located in the back of the hotel, so guests have the opportunity to experience some of what arlo has to offer. THE SYMMETRICAL

Layout of Arlo kitchen SERVES A NUMBER OF functions. THE LEFT side features AN OPEN KITCHEN JUST BEYOND A CHEF’S TABLE. A FULL SERVICE BAR IS located on THE RIGHT WITH ACCESS TO THE EXTERIOR. These three areas work in union to create arlo kitchen.
