Lorraine Abney, Administrative Manager

Lorraine began her real estate career in 1997 working in the administrative department for a local real estate firm. She brought a wealth of accounting standards and implementation abilities to the table and quickly grew into managing a team of five. Licensed as a broker in 2006, Lorraine became the assistant to the managing principal broker. In 2008, she received her principal brokers license. Angela Renzi, Transaction Coordinator

Angela Renzi was born and raised in NE Washington. From 1997 until 2005 she worked for the Florida Department of Corrections as a word processor and receptionist. Upon her return to Washington State she worked for a non-profit organization as a graphic designer and webmaster. In late 2011 she moved to the Central Oregon area and obtained a position with Coca Cola. In March 2012, Angela was hired as an Administrative Assistant for Cascade Sotheby’s. In the fall of 2012 she was promoted to the position of Transactions Coordinator. One of her hobbies is singing with the Central Oregon Showcase Chorus, she also serves as Vice President of the Board of Directors.

ENTRAL OREGON Adventures will be offering multi-day snowmobile tours this season departing from the Wanoga sno-park at Mt. Bachelor. Single night or multi-night trips around the Mt. Bachelor area and down into the Crescent Lake area will be available. All trips and routes will be customized based on the groups riding ability and conditions. Why not start your trip in Sunriver? For lodging options Sunset Lodging at 541-593-2122 has a number of possibilities. Points of interest on the excursions will include... DAY 1- the high country around Mt. Bachelor which backs to the wilderness, Broken Top, the 3 Sisters, Tumalo Mountain and Tam Macauthur Rim. High lakes in the area include 3 Creeks Lake, Sparks Creek & Lake, Devils Lake. anticipate the best sunset ever before heading in for food, drinks & lodging at Elk Lake Resort. DAY 2 - after a great breakfast we will be heading south towards the Crescent Lake area. Points of interest may include Craine Praire & Wickiup Reservoirs, Davis Lake & Davis Mountain, the lava flow & the Davis burn area. Depending on conditions & riding abilities trips could head towards Waldo Lake. Some of these sites will be hit heading south and others on the return trip back to Wanoga. Lunch will be at Manley’s Tavern.

Depending on the group, riding will continue south around Crescent Lake for a great sunset and then dinner, drinks and lodging at Crescent Lake Resort. Riding would include the Deer Mountain Loop and the Miller Lake Areas. DAY-3 can continue with a ride south to Kelsey Pass, Summit Lake, Elephant Mountain with Lunch at Lemolo Lake Resort. Returning to Crescent Lake resort via Windigo Pass. Again expect a great sunset with views of mt. Thielsen, Mt. Bailey and Diamond Peak. Back to Creacent Lake Resort for dinner, drinks, and a very good nights sleep. Groups can opt out of this third day route and head back to Wanoga making this a 2 night trip. DAY 3 OR 4 - after a great breakfast the trip would turn north and head back to Wanoga hitting some of the highlighted areas mentioned earlier in day 2. Trips will be guided and supported by Central Oregon Adventures providing transportation of gear, fuel, oil, some maintenance and back up equipment.

UR HOLIDAY GIVING drive begins in November. As a group we have selected a number of charities in Central Oregon to sponsor this holiday season. We are truly grateful and humbled each year by the generosity of our associates, clients and business partners. In Bend we have selected three organizations to sponsor: The Family Kitchen, Fostering Hope and Shop with a Cop. The Family Kitchen started over 27 years ago and focuses on feeding the hungry Monday through Saturday, serving an astonishing 5,000 meals a month. The staff is made up of three part time employees and about 250 dedicated volunteers who pride themselves in doing good for the less fortunate in our community, contributing by doing everything from grocery shopping to making table settings. The family kitchen is located in downtown Bend and is always in need of canned, non perishable pantry items. Dry beans, peanut butter, canned tuna, pasta, and canned fruits and vegetables are always in high demand. Fostering Hope Ministry was set up through the Westside Church in Bend. It directly benefits children who are currently in the foster program, children who have incarcerated parents along with other Central Oregon families in need. Cascade Sotheby’s International Realty has sponsored the group before and thoroughly admires the work that they do. Last year we were able to raise $1400 in meal donations and over 90

blankets! We will again this year be collecting blankets for children of all ages as well as money to help gift a family with a “holiday meal”. Food 4 Less works in conjunction with this program and offers the fixings for a full holiday meal for $27. We will also be accepting hats, gloves, socks and board games Shop with a Cop focuses on helping make the holidays a little brighter by providing an opportunity for children to engage in a positive police interaction. The Bend and Redmond Walmarts are the contributing stores in the area this year. Selected students, usually chosen by volunteers and teachers, are picked up from their schools by local officers and driven to Walmart where they get to spend some one on one time with their uniformed partner and shop for presents for their family members as well as themselves. Many of these children often select the most basic gifts such as toasters or room heaters. This program has been widely successful at impacting many area youngsters. In 2012 there were 110 children that participated in buying over 537 gifts. Any financial support for this charity event is welcome.

In Sunriver, Cascade Sotheby’s has choosen to support fundraising activities for New Generations. This non-profit group started in 1999 and strives to provide children from the age of 6 weeks through 4th grade with a wonderful pre-school and childcare facility. The New Generations community believes highly in surrounding young children in a safe and interactive environment that will fuel their desire to learn about a variety of different things from nature, to culture and family. They are located in the Sunriver Business Park, just past the “Hammer Time” hardware store. There are currently several children attending the school on scholarships with many more waiting for such. Donations of school supplies, blankets,

And finally in Sisters we are very pleased to be supporting Circle of Friends which is a mentoring program for at-risk children. Their mission is to provide children with a loving and nurturing relationship with an adult to whom they can depend on. Each adult volunteer is paired with an individual in need of guidance. The Sisters Office Associates will be taking donations of games for elementary aged kids. EASY GOURMET Triple-Chocolate Pumpkin Pie

AKE THE CRUST: Preheat oven to 350 degrees. Combine graham cracker crumbs, butter, sugars, salt, and cinnamon in bowl. Firmly press mixture into bottom and up sides of a deep, 9 1/2-inch pie dish. Bake until firm, 8 to 10 minutes. Remove from oven, and sprinkle bittersweet chocolate over bottom of crust. Return to oven to melt chocolate, about 1 minute. Spread chocolate in a thin layer on bottom and up sides. Let cool on a wire rack. Reduce oven temperature to 325 degrees. MAKE THE FILLING: In a large heatproof bowl set over a pot of simmering water, melt semisweet chocolate and butter, stirring until smooth. Remove from heat. Mix pumpkin, milk, brown sugar, eggs, cornstarch, vanilla, salt, cinnamon, ginger, nutmeg, and a pinch of cloves in a medium bowl. Whisk 1/3 pumpkin mixture into chocolate mixture. Whisk in remaining pumpkin mixture until completely incorporated.

YIELD: One 9-inch pie (about 8-10 servings)

Transfer pie dish to a rimmed baking sheet, and pour pumpkin mixture into crust. Bake until center is set but still a bit wobbly, 55 to 60 minutes. Let cool in pie dish on a wire rack. Refrigerate until well chilled, at least 8 hours (preferably overnight). Before serving, drizzle melted milk chocolate on top. Serve immediately.

T

here’s no question that Bend seems to be experiencing a return to its trajectory leading up to the real estate heyday of the mid-2000s. A recovery in the region’s housing market led by prices below peak values and low interest rates, (both have continued to rise over the last year) has created a resurging commercial real estate economy with multiple developments on the horizon, and the majority of them are taking place on Bend’s west side. Just last year, OSU-Cascades called for community support of the school’s initiative to become a four year university by 2015. Numerous business leaders and community organizations stepped up to contribute funds to the “4 Central Oregon” campaign. “Bringing a four-year university to Central Oregon will have long-term benefits that provide tremendous opportunities for economic development and our overall quality of life in Central Oregon,” said Darren Powderly, President of Compass Commercial Real Estate Services, an initial corporate contributor to the fundraising effort. The proposed campus is already making headway. OSUCascades recently announced its purchase of two sites for development to accommodate the expansion, just a half-mile from OSU’s Graduate & Research Center and 2.8 miles from Central Oregon Community College. The site shares proximity to appealing retail amenities in the Old Mill District, downtown and along Century Drive. With OSU-Cascades’ campus developments firmly vested in the west side of Bend, Compass Commercial is seeing renewed interest in undeveloped land surrounding the site. “My clients that own land on the west side are looking at the long term opportunities,” said Pat Kesgard, CCIM. “There is such a limited amount of undeveloped land in the area that we feel a three to five-year horizon will prove to be very beneficial to those land owners.” Land in the vicinity of The Old Mill District is also experiencing a wave of activity with a new Hampton Inn hotel under construction on SW Columbia Street, new ownership of the Old Mill Marketplace between Industrial Way and Arizona Avenue, and increasing developer interest in property surrounding the aforementioned sites.

“Retailers that don’t have a presence on the west side are now realizing that their opportunities to locate there are limited,” noted Kesgard. “In any event, we will see increasing rates for retail as we move closer to OSU building the campus.” Existing retail along Century Drive stands to benefit from the increase in traffic brought on by OSU’s new campus, but how will it affect Bend’s office market? “The office market will undoubtedly continue to tighten,” suggests Howard Friedman, partner with Compass Commercial. “Companies and services that cater to students could locate near the campus, lending to space being absorbed on the west side, and offsetting the vacancy. Office rents are at 60% of what they were at the peak and this will definitely change.” Other developments include Bend Park & Recreation District’s plans for a bond funded project at SW Columbia Street and SW Simpson Avenue that promises community and OSU-Cascades student recreation use of its proposed event, recreation and ice pavilion. The Old Mill District’s trails and activity along the Deschutes River will also see benefits from bond funded improvements granted to the Colorado Dam Safe passage project. The design and construction of a new pedestrian bridge over the Deschutes River and in-stream channel improvements to reduce hazards and increase recreational opportunities surrounding Colorado Avenue are currently in progress. The increase in activity is giving a sense of urgency to developers and investors. “Bend is definitely experiencing a growth spurt that has been powered by OSU,” said Friedman.

Not wanting to lose focus of the standards we reached out to the community to help us provide an enrichment activity where students met with experts in a number of fields and learned what it takes to succeed in different careers. All while sharing the story of the Historical River Ranch property. The opportunity helped students connect the CORE standards to the real world and helped to prepare them for their future of being “lifelong learners.” In this day and age, especially among our youth, a huge amount of focus is being put on their workings inside a classroom. Passing standards and obtaining high test scores are un-doubtfully important. However, there really is nothing better than being able to venture out into today’s “working world” and get hands on experiences.

Tom McCall is of course widely reconginzed in Central Oregon. He was the 30th governor of our great state, and although originally from Massachusetts he grew up on the River Ranch Property, hence the nickname it has been deemed and the name of the local school who visited. Tom McCall became a journalist for the Oregonian newspaper after graduating from University of Oregon. He then worked in various field as a commentator, during which time he produced a documentary on the problem of pollution in our state. That very documentary prompted a lot of action to be taken in “cleansing Oregon”, such as cleaning up the Willamette River. During his time as governor, he passed the Oregon Bottle Bill and created public ownership of our Oregon beaches to name a few. Happy 100th birthday governor McCall.
