Downtown Sisters Gets Even Better

Miller’s Landing Park offers another way to access the beauty of the Deschutes River, with a boardwalk and community garden at the five-acre site at Riverside Boulevard and NW Carlon Avenue.

Cruising the Western-themed streets of downtown Sisters, whether by foot or on wheels, is even better this summer, following the completion of a $6.6 million project. Areas along the main thoroughfare, Cascade Avenue (Highway 20), have been repaved and widened, with wider sidewalks, new benches and L-shaped street-corner seating, decorative lampposts, landscaping and improved ADA ramps.

Dutch Bros. Coffee has par tnered with Redmond-based Straw Propeller Gourmet Foods, the makers of the all-natural, gourmet oatmeal in a cup. Dutch Bros., an Oregon company with 200 locations throughout the West, will sell the new breakfast product throughout Central Oregon. Dutch Bros. Coffee offers the 12-ounce, portable Straw Propeller oatmeal in varieties: Wholly Oats, PB&J, Apple Crisp and Blueberry Blitz, at $3 each. Ingredients such as curry, cherry and chia are a tasty alternative to typical oatmeal. Straw Propeller was founded two years ago by Patricia Bartelson, a former stay-at-home mother of two boys, who used to get rave reviews for the oatmeal that she would take to ball games and other events.

In 2010, the Trust for Public Land, on behalf of the Bend Park and Recreation District, coordinated the purchase of the land to close a gap in the Deschutes River Trail. The trail offers miles of riverside recreational space along the banks of the pristine river. The property had been in the Miller family for more than 85 years and once hosted stables for Miller Lumber’s dray horses about a century ago.

The work is expected to boost economic development in the community, where the business district is already vibrant. education Oregon State University Plan Progresses

OSU President Edward J. Ray praised the Bend community for its long-term vision in bringing higher education to Central Oregon and for its support in the evolution of OSU-Cascades to a four-year campus. In the past two years, Gov. John Kitzhaber and the Oregon Legislature have provided key funding. More than $4.6 million in private donations has also been raised to help expand the campus. The plan is to recruit the first freshman class by 2015, when the school will debut as a four-year university.

Outside magazine released its “50 Trips of a Lifetime” Travel Award winners, and Bend was mentioned twice: as the top Standup Paddling destination and home to the second-best “Desert Trip.” The magazine’s executive editor talked up Bend and Tetherow to the roughly five million viewers of NBC’s Today Show.

Apple and Facebook say that their massive data centers built in Prineville are models of environmental responsibility that continue to benefit the area's infrastructure. Two new commercial projects are now underway. St. Charles Prineville, an innovative $30 million health-care campus, will include primary and emergency care, a specialty clinic, surgery, imaging, and a community events space. The Barnes Butte Elementary school is expected to open in the fall of 2015. About half of a $33.5 million bond measure approved by voters is being used toward the project, with the balance going toward refurbishing school buildings throughout the district.

Silicon Valley veteran seeks to ignite Central Oregon's “maker movement” In a way, you could say that Scot Brees was guided to Bend by flashlight. The Bay Area native was working in technology management in Silicon Valley for companies such as eBay and Apple and discovered Bend in the 1990s while opening new stores for Costco Wholesale. In 2006, he became intrigued by TechShop, a center in Menlo Park that was offering access to tools, software, workspace and the allure of being able to make virtually anything. Brees made a Maglite style of flashlight. “It was a simple project, yet one of the most useful things I did with a laser,” he says. He sold his tools that filled his garage and invested in an $899 annual membership to TechShop. At the same time, the “maker movement,” a techinfluenced do-it-yourself community star ted to boom. The subculture is centered on electronics, robotics, and 3-D printing, as well as traditional ar ts and crafts. Innovation, invention, prototyping, free thinking and knowledge sharing are the hallmarks of this community. Brees realized that Central Oregon, an entrepreneurial hotbed and home to an embarrassment of outdoor recreational riches, was primed for a creative hub. In 2011, he and his family realized their dream of moving here. “There are tons of craft guilds here that qualify as makers: blacksmiths, woodworkers, quilters, bicycle makers, artisans, you name it,” Brees says. “Many of the schools have robotics programs, Summit and Mountain View high schools in particular. There are at least ten individuals and companies using 3-D printers for fun and profit.” Last summer, Brees created High Desert Makers, a nonprofit that leads projects, activities and events supporting maker culture. His goal is to establish a local makers space. “We are looking for a space,” says Brees, an IT consultant and president of the nonprofit. “We need to find one or two key partners who will help us with either a space or financial support.” Brandon Packman of Bend, founder of equity crowdfund NW Funded, is the nonprofit's vice president. “I passionately believe in the powerful economic development benefit that a community maker-space provides, by democratizing invention,” he says.

Home design sensibilities in Central Oregon shifted away from predominantly bungalow and lodge-styles in recent years toward contemporar y—a trend that came into its own with one par ticular abode in the Tetherow golf resor t community in Bend. “This was the first project in Bend that went completely in that direction,” says James Fagan, co-owner of Timberline Construction, who was project manager for the home built in 2009. “This has super clean lines with modern detailing.” While the modern design was exactly what the homeowners ordered, the end result was beyond their expectations. A Bay Area couple, who had relocated to Bend with their two daughters,

commissioned the project with an extensive list of features to include in the design. The couple wanted a home that was family-centric and took advantage of the location overlooking the Tetherow golf course and the extensive views. To accomplish that, Eric Meglasson and Pete Jahnke of Pique LLC brought sleek lines and geometric forms to strike balances between inside and outside, public and private, formal and informal, parents and daughters, and home and work spaces. The architects strategically placed exterior walls to offer privacy from passersby and buried the garage below grade. Their extensive use of glass and patios opened the house to the outdoors and provided views from every room. These outdoor vistas were as important as the lines of sight

inside. “The mother wanted to be able to visually connect with family from different areas,” says Meglasson. They designed spaces with a natural flow and small interior peek-a-boo windows. The core of the home is organized around a courtyard bisected by a creek-like water feature that flows from the front entryway to the other side of the home. The design around these elements acts as circular relief to its strong horizontal lines. On the main floor, space flows from a kitchen-dining-gathering area in various directions. One way is the formal living and dining rooms followed by the master bedroom. In another direction is what the family refers to as the fun room—where they gather as a family or where the daughters hang out with friends or host slumber par ties. The fun room’s distinguishing feature is a climbing wall that leads to the upstairs hallway outside the daughters’ bedrooms.

Temperature: Use row covers, cold frames, greenhouses or other plant protectors such as a Wall O’ Water for when nighttime temperatures drop and to extend the growing season. Tip: add fourteen days to the days-to-maturation number on the back of the seed packet. Dirt: Add compost or aged manure to improve water-holding capacity and soil health. The last task was separating home and office. Meglasson and Jahnke put the office at the top of the house on the same plane as the daughters’ bedrooms, but limited access to it with a bridge to the office space. This work space has great views, a covered patio and an outdoor fireplace. “It’s a big house,” says Meglasson of the 5,120-square-foot domicile, “but I appreciate that, while everyone needs their privacy, the homeowners really focused on family interaction. The daughters share a bathroom, and there’s a designated space for homework and computers so the kids can do homework while the parents prepare dinner. “Every piece of the house makes sense to me,” Meglasson says. The modern trend that began here continues, says broker Shelly Swanson. “Since this house was built, there has been a real shift in the market. People are relocating and bringing their interest in contemporary design with them.”

A home in Bend’s North Rim neighborhood proved just that after a steep slope behind the house prompted an alternate plan. The Leasing Process DemysTifieD By Erich Schultz, SIOR


or the average company in Central Oregon, the process of leasing space is infrequent. Moving is expensive and can be disruptive to a business. It’s hard enough for a business to stay ahead of the competition without being distracted by the time and effort required to lease space. If you have never leased space for a business before, you might be surprised at the number of steps involved in leasing commercial space. Below is an overview of the steps that go into the process. I. Identification of Real Estate Objectives Cost reduction, improved location and convenience for its employees and customers, image enhancement and flexibility are just a few of the many possible considerations. II. Specific Facilities Requirements Define and prioritize the facility requirements unique to the client. Possible criteria include building size, location, budget, product type, length of commitment, etc. Each facility should be measured by how well it meets this set of requirements. III. Market Research — Analysis and Presentation It is rare for one property to meet all of a company’s requirements. Therefore, it makes sense to remain flexible at this point and include several options that meet a majority of the requirements. Consider multiple alternatives in the event an agreement can’t be consummated on a first choice. Multiple alternatives allow a company to create a competitive environment for its tenancy and leverage in negotiations. IV. On-Site Observation Company decision makers should tour the list of properties. Often the leasing agent for the landlord will be present to conduct the tour. V. Requests for Proposals or Letters of Intent After the property tours, the company should narrow down the list based upon qualitative aspects of the alternatives and preliminary quantitative considerations. Requests for Proposals (“RFP’s”) should then be submitted to the landlords of the buildings on the short list. An alternative is to submit lease proposals. With an RFP a company is asking what a landlord can do for them. With a proposal, the company is telling the landlord what it would like in the way of business terms. Either way, the RFP or letter of intent forms the basis for further negotiations. VI. Evaluation of Proposals Upon receipt of the landlords’ responses, the terms and conditions should be summarized in a form that allows for simple comparison of the alternatives. Both a quantitative and qualitative analysis of the alternatives is recommended. VII. Selection of Preferred Properties and Negotiations The properties on the short list have been evaluated. At this point, a minimum of two alternatives should be selected as the finalists. These should be the ones that best meet or exceed the companies previously established criteria. In this step, the company should negotiate with the landlords to get to their bottom line best terms. The quantitative analysis of should be updated and reviewed. VIII. Final Selection Based upon the results of the negotiations and the review of the resulting quantitative analysis, it is time to make the final selection. This generally is followed by the execution of a letter of intent by the tenant and landlord. This document is a non-binding summary of the negotiated terms and conditions.

IX. Lease Preparation & Negotiations Generally the lease is prepared by the landlord and presented to the tenant. The business terms of the letter of intent should be reflected in the document. The tenant should consult with its attorney to assist in the review of document. There may be several rounds of lease comments that are exchanged and discussed between the parties. XI. Execution of Lease Once the parties are satisfied, the lease document is signed by both. Typically, the tenant is required to submit a check for the first month’s base rent and operating expenses along with a negotiated security deposit along with the signed lease. Only after the lease is fully executed and the consideration is passed between tenant and landlord are the parties bound by the lease. The most efficient way to move through the leasing process is to enlist the services of a qualified commercial real estate broker. Find a qualified broker by getting referrals from friends and colleagues who have been through the process. Interview brokers and find a good match. Look for years of experience in tenant representation. The SIOR and CCIM designations are another way to separate the career professionals from the casual practitioners.

If you foresee needing to lease space in the future, my recommendations to you are: 1. Hire a commercial real estate broker to assist you. Having one point of contact will save you time and money. 2. Get started early. For office and retail tenants that will require tenant improvements, 9-12 months before the space is needed is suggested. If you can’t find what you are looking in the existing inventory, you may require a developer to build a facility to suit your needs. In this case, you should start the process a minimum of 18 months ahead of the desired move in date. 3. Remember that real estate is generally the second largest expense for businesses behind human resources. The way you handle facilities acquisition will have a direct and perhaps dramatic impact on the bottom-line of your business.

Designed by Tom Weiskopf and Jay Morrish, Broken Top's golf course blends traditional design elements with modern routings, bunkers and green complexes. Each of the eighteen holes has a distinctive character that adds to the challenge. It is the challenge of the thir teenth hole that par ticularly appeals to broker Norma DuBois. “You need to pay attention to the wind, watch out for the water and not get distracted by the gorgeous mountain views,” she says. She also enjoys competing in the Broken Top Women’s Golf Association. The club’s pro staff offers one-on-one, and group lessons and clinics. Clubhouse amenities include a pro golf shop, massage and locker rooms. Tennis, pickle ball, swimming and fitness classes round out the offerings at this private club. Put the proper finish on the day at the Broken Top Restaurant. The Bend course runs 7,161 yards from the longest tees for a par of 72.

Located atop Bend’s centrally located Awbrey Butte, Awbrey Glen also bears the mark of world renowned golf architect David McLay Kidd. The new fifth hole is the first feature to benefit from Kidd's extensive plan to make this beloved course even better. When Tetherow opened in 2008, Golf Magazine declared it the best new course in the country. The David McLay Kidddesigned public course is known for its incredible views and its incorporation of Central Oregon’s high desert topography into its design. “Tetherow is a unique and ver y challenging course,” says broker Ken Renner. He notes that the 7,298-yard, par-72 linksstyle course complements the other courses here and offers area golfers a superb Scottish alternative. For example, red cinder excavated from the property serves as bunker sand, and this 7,058-yard public course is enrolled in the Audubon Signature Sanctuary Program. “It’s a fun course to play,” says broker and Bend-based golf pro Brandon Kearney. “There are a couple of elevation changes, and different shots throughout.” Facilities include a full-service pro shop and an 11,000-squarefoot putting green. During Central Oregon's sun-drenched summers, heading up to the Cascade's shimmering high alpine lakes is one of the best ways to have fun. Fantasy landscapes, animals and the human form are just some of the subjects of Barbara Hudin’s prints and encaustic paintings. The artist ushers in these images from her imagination primarily through three processes: saline sulfate etched on aluminum or steel plates; high-definition solar film laminated on plexiglass or metal plates, and computer code imagery transferred to a plate and typically worked with other techniques. All prints are hand-inked and run by hand through an etching press. In encaustic painting, Hudin collects pigments that are ground and mixed with molten dammar resin, beeswax and other waxes to create a liquid or paste. Using a propane torch and an electric tacking iron, she creates an image by fusing the layers of paint onto a birch or oak panel. Hudin studied printmaking and drawing at the Pacific Northwest College of Art, yet she learned much of the process by experimenting, and from other artists. “Most of the techniques I currently use to create art – encaustic and printmaking – are self-taught, with the help and advice of many extremely creative and generous people who have taken the time to document and share their knowledge with me,” she says. Cameron Kaseberg’s artistic journey began when he was a teenager and landed a job copying old photographs in the darkroom of a camera shop. While studying for his bachelor’s degree in graphic design at Por tland State University, he discovered the solvent transfer process in a drawing class. Solvent transfer involves moving inks and images from one surface to another. By chemically dissolving magazine inks and transferring them to new surfaces in combination with his own photographicand graphic-based imagery, Kaseberg creates artwork that can be both dramatic and whimsical. Just as a photographer can manipulate a camera image, the solvent transfer can be continually altered to express the artist's vision. Images can be also be treated with drawing or painting techniques to complete the work. Originally from Eastern Oregon, Kaseberg moved to Central Oregon in 2009 and was appointed to the Redmond Commission for Art in Public Places that year. Since then, he has joined the board of directors for Art in the High Desert, Bend’s nationally recognized fine art show held each August in the Old Mill District. En Plein Air To ABSTRACT Marty Stewart earned a bachelor’s of fine arts in painting and drawing from the School of the Art Institute of Chicago in 1970. A Central Oregonian since 1998, she concentrates on working with pastels and acrylics. When working with pastels, she starts with an under-painting of watercolors or acrylic inks on sanded paper. The technique enriches colors and provides added depth to the finished work. As she develops her composition—often on site, in the style known as en plein air—she adds values of light and dark to bring the viewer into the finished art. “Painting landscapes en plein air keeps me honest and holds me to the reality

Taking her field studies or photographs as references and inspiration, she uses her imagination to transform the literal images into abstract forms.

Emma Dahl Since early childhood, Emma Dahl, born and raised in Bend, Oregon, has had a passion for art. Though a naturally gifted artist, she developed her technical abilities by taking several Advanced Placement Studio Art classes throughout her high school career, being the ďŹ rst student at Summit High School to take all three available A.P. Art classes. Emma has gained skills in several mediums, constantly pushing herself to learn the intricacies of paints, charcoal, clay, and many others. Her passion and skill led her to win several awards, including the Regional 2013 American Vision Award. Through honing her craft, Emma also developed a passion of helping others foster their artistic abilities. As a senior, she taught an Introduction to Art class, in addition to taking two art classes of her own. After this experience, Emma decided that she wished to pursue a career in Art Education. Emma will be attending PaciďŹ c Northwest College of Arts in Portland where she will pursue a Bachelor of Fine Arts degree. She wishes to become a high school art teacher, in addition to a bright future as a freelance artist.
