D E V E LO P M E N T New Bend Mixed-Use Project

W I N E TA S T I N G NW Wine Shuttle

In response to the growing demands of pedestrians and cyclists, the Portland Bureau of Transportation announced its plan to construct a new pedestrian/ bicycle bridge on the eastside of the city. The bridge, named Sullivan’s Crossing, will connect the Lloyd and Central Eastside Industrial districts, two rapidly growing areas currently limited to pedestrian and bicycle use due to their separation by I-84. Sullivan’s Crossing will link to existing and planned bike routes and provide a safer connection for those walking or cycling between the two districts. Construction is scheduled to begin July 2019 and last until December 2020.

A six-story mixed-use development, dubbed Westside Village, will soon replace the former Ray’s Food Place on Century Drive. Heavy snow collapsed the roof of the vacant grocery store two winters ago and the building was demolished. Plans for the site were revealed in January, with room for up to 210 apartments, a ground-floor committed to commercial use, three food truck pads, open space and community amenities. The design is styled after Crescent Village, a similar development in Eugene, by the same developer. Construction is expected to begin at the end of year and take about fourteen months.

The NW Wine Shuttle is Willamette Valley’s first hop-on, hop-off wine tasting experience. Guests customize the itinerary, selecting from thirteen of the region’s top tasting rooms. NW Wine Shuttle allows customers to track the shuttles from their phones, hop on whenever ready and change itineraries on the go. Partnered with ecoShuttle, NW Wine Shuttle hopes to reduce traffic congestion in the Willamette Valley, eliminating as many as seventyfive cars on the road each day. Pickup options span from downtown Portland to McMinnville, providing a safe and eco-friendly alternative to touring wine country. nwwineshuttle.com

Located in Coos Bay, a town of 16,000 on the Oregon Coast, The Camps at Coos Bay Lagoon is bringing a bit of style and class to the RV park scene. With the first phase opened in July, this new 103-acre upscale RV park offers nearly 200 campsites, seventeen cabins and Airstream RVs all clustered around the site’s V-shaped clubhouse, to be finished in November this year. A mere fifty yards from the ocean, the property was a decommissioned 1970s-era lumberyard and mill. It now boasts amenities from an indoor heated pool and steam room to an outdoor event pavilion. This new site is a fresh take on the typical RV park and caters to guests of all ages. 8

The history of Ilwaco, a small but active port on Washington’s Long Beach Peninsula, is built into an historic home that sits high on a hill. When the house was under construction in the early 1930s, a nearby Civil War-era fort was being decommissioned, and the staircase from the captain’s quarters was dismantled and rebuilt in the house. It’s just one detail in the house that is filled with character and history. That charm is what caught Richard Ellis’s eye almost twenty years ago. He and his wife Marge Ellis were looking to move from Vancouver, Washington to the Washington coast when Richard stumbled upon this house. Staring up at the two-story home, Richard thought to himself, “I bet Marge would love this house.” He knocked on the door and asked if the owner would

be willing to sell. As luck would have it, she would. Richard and Marge lived there for eighteen years and are now moving to eastern Washington to be closer to family. “We’re so torn,” said Marge. “We just love this house.” The house is as much a fixture in the charming coastal town as the port that draws tourists year-round. Originally owned and built by a local family that owned the whole block as well as the theater and gas station in Ilwaco, the house has been through only three owners in its almost century of life. “Finding this much usable space and a well-maintained property in a home of this age, in this location, is a real challenge,” said Cascade Sotheby’s broker Heather DeFord. “It is one of the premiere homes in the area.” 

When the Ellises moved in, the bones of the house were there, Marge explained, but it did need updates. Richard and Marge were careful to preserve the integrity of the home and its craftsman style. “I like traditional builds,” said Marge. “No matter how they build today...it just doesn’t have the bones that this does.” They started by chipping away at the paint that had sealed the original large picture windows shut, breathing new life

into the home. They took the time to find the era-correct replacements for Art Deco style chandeliers and sconces that were found throughout the home. They did preserve the original maple hardwood flooring that was found throughout the first floor and the secondfloor landing. Other details like glass doorknobs, ample built-ins, a gas fireplace and French doors that lead into the dining room enhance the historic charm. Seven years ago, they remodeled the

kitchen. “We worked really hard to make sure the kitchen blended in with the house,” said Marge. Matching the dark DeWils cabinets to the wide wood trim found throughout the home made the modern kitchen blend seamlessly with the traditional style of the home. They added stainless steel appliances and granite counters as well as an island to the layout for an efficient cook’s dream. They also brought back the booth seating in a breakfast

nook of the kitchen that was taken out at some point in an earlier remodel, restoring part of the home’s original history. The four-bedroom, three-bathroom home is primed for its next chapter. There is an unfinished basement that could be turned into another living space. The large, unfinished attic, which is lined with large wooden beams salvaged from shipwrecks in the area, could be turned into a master suite. Outside, a recently added Malarkey roof is constructed to withstand heavy coastal storms. Fruit trees dot the large yard, and there is a detached two-car garage with more storage space. Fresh landscaping and white exterior paint add to the 4,500-square-foot home’s curb appeal. “Finding a home on the coast of this vintage and quality, and in such excellent condition, is no small feat,” said broker DeFord. “This home has been lovingly cared for and upgraded over the years, and is perfectly located to take advantage of all the recreational opportunities on the Long Beach Peninsula.” Ilwaco and Long Beach have recently seen a surge in tourism.

HEIDI LAEL HAD BEEN RENOVATING historic properties

for nearly two decades when she took on her most personal— and epic—project to date. A gorgeous historic Queen Anne Victorian home, built in 1891 on Parrott Creek in Roseburg, had gone back to the bank during the economic recession. Lael, who had longstanding ties to the community, could see the house’s future in her mind: a beautifully renovated destination restaurant. Now, in 2011, it was coming up for auction. Lael didn’t know if she could pull it off, but she knew that she had to try. “I built my whole business plan around the house before I even owned it,” Lael recalled. “I still have the original drawings detailing my vision.” Lael won the bidding war, and purchased Parrott House that year. Then the real work began. “When I bought it, there were four-foot-tall weeds all around the house. The lower level windows were boarded over, after they’d been broken out by vagrants. There was no kitchen. And the whole house was gutted.” In order to try to recoup some of their investment, the previous owners had scraped the home clean of everything, from doorknobs to light fixtures to the fireplace mantel. But the house had good bones, and the previous owners had completed dry rot removal and wiring improvements. And then there was Lael herself, who came to the project with plenty of skill and experience. After graduating high school in Roseburg, Lael had gone on to cut her teeth on home renovation on the East Coast, in New York City and New Jersey, before following the market to Las Vegas and renovating properties there. In the early 2000s, Lael’s mother had been working in real estate in Roseburg, and told her daughter to come back home and buy and renovate

properties in the Umpqua Valley. It seemed like the right move, so home Lael had come. “I bought my first house in Myrtle Creek in 2003, and had bought several more in Roseburg’s historic districts by the time of the Parrott purchase.” Now, more than ever before, the whole community was watching. Lael began scouring secondhand stores and building supply stores for materials to renovate the Parrott House. Astonishingly, she found the home’s original fireplace mantel in Aurora at Aurora Mill, an antique store. The owner agreed to sell it back to her for the price he’d paid the home’s original owners. “I had put everything into the auction—I was totally cash poor,” Lael said. “I paid him layaway for a year.” The renovation took years. But to gaze upon the completed product today, it’s impossible to say that all of the effort didn’t pay off. Almost all of the details of Lael’s original vision in those early drawings she still has have come to fruition. The Parrott House opened in January of 2017 as a resplendent restoration of its original glory, and a farm-to-table fine dining destination on par with any in Oregon. The original home houses two dining rooms, decorated in eclectic elegance. The kitchen is upstairs—a compromise so that most of the home’s space could be available to guests.

The Parrotts Moses and Tennesee Parrott built the Parrott House in 1891. Moses Parrott was one of the finest shoemakers on the West Coast. The couple raised ten children in the home, also becoming the founders of the Roseburg Academy, a private school for children. Their youngest daughter, Rosa, was a schoolteacher her entire career, and lived in the family’s home until the 1950s. There is a photo of her in the Parrott House living room near the fireplace.

An interior bar is distinguished by a madrone tree that rises from the back wall, as well as more hip-meets-historic décor. Perhaps the property’s real gem is the semi-detached pavilion out back. Massive reclaimed timbers form the structure that is otherwise entirely glass. Lael’s aesthetic is to use as much reclaimed and recycled material as possible. “The beams came from the original Rainier Brewery in Seattle,” she explained. The room is expansive and gorgeous, marked by a 110-pound crystal chandelier hanging overhead. Through the glass, guests see a brick and stone pizza oven outdoors to one side of the pavilion. To the other side is an outdoor patio and an outbuilding, which was originally the washhouse and is now a bourbon bar. “Originally I was thinking wine, but bourbon is so big right now,” said Lael. “And the rustic shed was perfect for it.” The dark and moody interior holds 130 bourbons, as well as vintage bar mirrors and stools. A delicious French-European menu draws on produce and products from local farms and vendors. Menu highlights include heirloom tomato carpaccio, wild mushroom risotto and pizzas from the brick oven. The site can host weddings and events, under a lovely white trellis reclaimed from nearby attraction Wildlife Safari. The Parrott House shines again, and Lael couldn’t be more delighted with the response she’s received from the community. “People just love this old house. When they walk in and cover their mouths in surprise, that’s the reward right there.” 

Whether you’re hitting the slopes, hiking the backcountry or floating a river, having a place to stow gear after a messy Pacific Northwest day is essential. For both Ann McCullough Studio in Portland and Kirsti Wolfe Designs in Bend, mudrooms are a trending remodel request. Each offered insights on what makes mudrooms functional in the homes of their adventurous Northwestern clientele and how to approach customizing a space to fit your lifestyle. The Floor Plan

The first step in remodeling your mudroom is observing your own habits. “Where do you walk in? If you use your front door,

we need to place the mudroom in your entryway,” explained Ann McCullough, an architect with nearly three decades of experience. “If people are coming in through the kitchen, put it right there. It always has to do with the way people use the house.” McCullough also dispelled the traditional idea that there can be only one mudroom—if you use two spaces for different  activities, design around those needs. offered alternatives. “Try adding extra wall-mounted hooks or fold out storage. Or you can always get some slim stainless steel racks from a kitchen supply store and add stylish baskets that can be swapped out seasonally.” Although it may not be as elegant as built-ins, it will provide storage without requiring an expert craftsman. Personalized Polish

In addition to the placement of the mudroom inside the home, Kirsti Wolfe, also a veteran designer with nearly three decades under her belt, recommends considering exterior access and floor materials carefully. “It’s a nice thing to have direct access to the mudroom from outside, instead of coming from the garage,” said Wolfe. With the wear and moisture associated with indoor/outdoor flow, both Wolfe and McCullough favor tile floors. Trends regarding size and color may change (slate-colored porcelain is hot right now), but as far as materials go, tile is the prime option, with hardwood floors in second place. 24

Built-ins Win

Now that you have a good floor plan, you’ll need a convenient place to keep gear without cramping your entryway’s style. Both designers said built-ins are preferred because they economize space while allowing customization to match your home. Plus, wall-to-wall storage cuts down on odd dust-collecting niches. When renovating an existing mudroom, efficiency is key. “Don’t completely fill a space,” advised McCullough. “My rule is that there should be thirty-six inches for someone to pass by another person taking off their boots!” If built-ins aren’t a viable option, Wolfe

Now, let your imagination take over. In winter sport-crazed Bend, custom features usually revolve around warmth. “We often provide outlets for heating up ski boots and gloves,” Wolfe said. She has also noticed a trend toward inserting professionalquality dog washing stations. It’s ideal for dog owners, but clients also find other uses—like washing down boots when it is freezing outside. McCullough has seen a spike in radiant floors in mudrooms. “It may add $1,500 to $2,000, but everything dries faster and it is just more pleasant to take off your wet things and stand on a nice warm floor.” Finally, a finishing touch that many overlook in mudrooms is great lighting. “You really want to have good lighting in a mudroom so you can see what you’re doing!” McCullough said. And that entryway light fixture is just one more piece that can express your unique style. Mudrooms are a gateway, a space where striking a balance between form and function is imperative. Whether you have children with backpacks to stow or live your life hiking, biking and hitting the slopes, remember to start with yourself, pursue storage efficiency and polish with dream features that will make your mudroom as comfortable as it is fashionable. 

DIANE RUMINSKI WAS 12 years old when her family moved

to Lake Oswego. It was the summer of 1967, and she and her sisters spent the dog days at the lake, working as lifeguards and swim instructors at the swim park and at the snack shack on the shore. She remembers walking around downtown to the city library and playing in the Willamette River at George Rogers Park. She still lives in Lake Oswego today, and raised her own family in the small city just south of Portland. Not much has changed since that first summer. Kids still spend hot summer days at the lake, or walking around downtown in search of ice cream. They ride bikes to each other’s houses or explore Tryon Creek State Natural Area. “It felt like a small town,” said Ruminski, now retired and living with her husband in the Westlake neighborhood. They decided to buy a house and raise their family there because the community atmosphere remained even as it grew. Today, Lake Oswego’s population is just shy of 40,000. In the

McNeil Point Deep within the Mount Hood National Forest, McNeil Point offers views of the Columbia River Gorge, lush wildflower meadows, and Mount St. Helens, Mount Rainier and Mount Adams. This moderate 10.4-mile hike starts at the Top Spur Trailhead and weaves through an old-growth forest before coming to several viewpoints. Take a quick detour around Bald Mountain to enjoy up-close views of Mount Hood’s westside before cutting back to the main trail. After traversing across meadows of wildflowers and streams, the hike concludes at a stone shelter. Pitch a tent here and take in the spectacular sunset views or head down and call it a day.

Neahkahnie Mountain As one of the highest points on the Oregon Coast, the three-mile out-and-back hike up Neahkahnie Mountain is a short, familyfriendly hike with an astonishing pay-off at the top. Start at South Neahkahnie Mountain Trailhead at a trail lined with wildflowers and make your way up gradual switchbacks through a Sitka spruce forest. The trail concludes with a rocky scramble up the exposed summit. As one would expect of the Oregon Coast, this hike is often buried in fog, but that just makes the views of Manzanita, Neahkanie Beach, the Nehalem Bay and the Pacific Ocean all the more mystic.

A rigorous hike, with an elevation gain of 2,800, Dog Mountain boasts panoramic views of the Columbia River and Mount Hood. It’s a must-do in the spring and summer for wildflower-filled meadows, but the viewpoints of the Gorge make it worth the trek in the fall. To avoid high traffic, consider arriving before 8 a.m. or after 5 p.m. 36

Triangulation Peak This four-mile hike within the Mount Jefferson Wilderness Area is a hidden gem. Only a mile and a half from the trailhead is an upclose view of Spire Rock, a large basalt formation bulging out from the side of the mountain. Ascend to the summit of Triangulation Peak for views of several peaks, including Mount Hood, Three Fingered Jack, Mount Washington and the Three Sisters. For an extra bonus, backtrack a couple hundred feet from the summit to find a less maintained trail bearing east to Boca Cave for a picture-frame view of Jefferson. 

Misery Ridge When the heat starts to die down, the crowds subside and the smells of autumn begin to sink in, Smith Rock State Park becomes a high desert oasis, making fall one of the best times of the year to hike the appropriately named Misery Ridge Trail. From the Crooked River Bridge, a three-quarter-mile trail climbs up continuous switchbacks to the summit, but the astonishing views at the top make it well worth your while. Enjoy views of farmlands, many of Oregon’s major Cascade peaks and Monkey Face, Smith Rock’s famous pillar. Make your way back down from here or continue around the ridge for a 3.7-mile loop.
