2011 Board of Directors Installed At Annual Dinner

CARW, the voice for commercial real estate brokerage in Wisconsin, hosted the annual Awards & Installation Dinner on October 6, 2010 at the Grain Exchange in downtown Milwaukee. The dinner featured over 150 commercial real estate professionals recognizing the most notable professionals and transactions in the industry for 2010.

The program included the presentation of the CARW 2010 Commercial Real Estate Awards. These prestigious industry awards are presented annually to the REALTOR® and Affiliate of the Year; as well as special honors to the Deals of the Year in multiple categories.

REALTOR® of the Year:

Andrew Jensen, SIOR, The Boerke Company/Cushman Wakefield Alliance. Andrew is a past member of the CARW Board, serving as the Chairman in 2008, and is the current Chairman of the Technology Committee.

Affiliate of the Year:

Sam Denny, The Brewery Works/ Schlitz Park. Sam has been a member of CARW since 2006. He serves on the Programs Committee and the Social Events Committee and is active in planning a variety of different CARW programs and outings.

The CARW Board of Directors has unanimously endorsed Milwaukee County Executive Scott Walker for Wisconsin Governor. Why Walker? Wisconsin is facing a

budget deficit in excess of $2.5 billion, which the next governor will need to bring into balance. This, along with the challenge of reigniting our state’s economy to encourage business growth and job creation are critical to our industry. The Board of Directors believes passionately that Scott Walker’s plan to reign in government spending and to foster a climate where businesses want to grow and hire more employees is on target and exactly what our state and industry need. CHAIRMAN’S CORNER I would like to offer a special thank you to all CARW members for your ongoing support of our outstanding organization. It is my great honor to serve as Chairman for the next year and I look forward to working closely with our members to continue the tradition of CARW’s exemplary representation of our industry and our businesses. A significant component of that representation is in public policy. We James T. Barry, III, CCIM Cassidy Turley Barry stand at what will prove, in retrospect, 2010-11 CARW to be a very crucial moment and Chairman of the Board political history of our nation, our state and region, and for our industry. It is incredibly important, for the greater good as well as for our ability to earn a living in commercial real estate, to cast your vote tomorrow for leaders that will give us a seat at the table as they chart through the challenges that lay ahead to grow our economy. On behalf of the Board of Directors I strongly encourage you to support our endorsement of Scott Walker for Governor when you cast your ballot tomorrow. Looking ahead to the coming year I would ask for not only your support, but your direct involvement in CARW. You will see on page four that we are looking for participants to serve on our membership committees. This is an excellent way to expand your networking base while providing your valuable knowledge and expertise to the planning and execution of CARW’s mission. Again, thank you for bestowing me the honor of serving as Chairman. I am committed to working with you to advance our organization and our industry.

PRESIDENT’S CORNER In this edition we showcase the exceptional work of our members in 2010 as well as looking at what is ahead in the next year. Congratulations to all of our 2010 award winners for your outstanding work and peer recognition! As we close in on the end of the year please consider the importance of Jim Villa renewing your CARW dues for 2011. CARW President & CEO Dues support our programs, events and our advocacy efforts, which will be especially important in 2011. We are again offering a number of incentives to pay your dues early. All members that pay their dues in full by November 30, 2010 will be entered into a drawing for several prizes, including VIP registrations to the majority of our 2011 events. Continuing Education Credits Deadline Approaching

Starting with the 2009-2010 biennium, the Department of Regulation and Licensing requires real estate licensees to complete 18 hours of continuing education during each twoyear licensing period through six approved 3 hour courses. Courses 1, 2, 3 and 4 are mandatory, as well as two of the elective A - F courses in order to renew their licenses. The WRA’s continuing education courses are approved courses and satisfy this requirement. CARW is pleased to provide our members a comprehensive commercial real estate Continuing Education Program in 2010. CARW’s CE Program satisfies state requirements, which is necessary for licensed practitioners to renew licenses by December 15, 2010.

CARW advocate November 2nd Elections Voter Guide CARW Seeks Priorities for 2011 Legislative Agenda Tomorrow is Election Day and an important opportunity for CARW members to shape the direction of our region, state and nation. Your vote is important – if you do not know where to vote, https://vpa.wi.gov/AddressSearchScreen.aspx?Language=en-us CLICK HERE to search for your polling place. Wisconsin voters will elect a new governor, cast a ballot for Attorney General, Secretary of State and State Treasurer, and choose State Legislators for the biennium (2011-2012). All 99 seats in the State Assembly and 17 of the 33 seats in the State Senate seat will be determined on Election Day.

Governor

CARW and WRA have endorsed Milwaukee County Executive Scott Walker (R) for Wisconsin Governor over his opponent, Milwaukee Mayor Tom Barrett.

The next Governor and Legislators will return to Madison in January and begin working on the state’s budget, which faces a $2.5 Billion deficit. CARW will be there, along with WRA, to promote a pro-business and growth agenda and to fight proposals that hurt you and your business. The CARW Government Affairs Committee is looking at specific items that should be priorities for CARW – items that can promote commercial real estate brokerage and/or rescind policies with negative impacts. An example of this in the past was the suggestion to make changes in the Commercial Lien Law which resulted in the passage of those changes. Do you have specific ideas of state policies, regulations, rules, etc. that should be proposed, adjusted and/ or eliminated that would positively impact our industry? Now is the time to let your voice be heard.

Attorney General

WRA has endorsed Attorney General J.B. Van Hollen (R) for Wisconsin Attorney General over his opponent, former DNR Secretary Scott Hassett (D).

State Assembly and State Senate

All 99 seats in the State Assembly and 17 of the 33 seats in the State Senate are on the ballot. Democrats currently hold a majority in both houses.

US Senate

Democratic incumbent Russ Feingold (D) is being challenged by businessman Ron Johnson (R) in what has become one of the most competitive and watched Senate races in the country. Johnson, a political newcomer, has led over Feingold in nearly all public polls and national pollsters are calling the outcome of this race a potentially determining factor in which party will control the Senate after the elections.

Send your ideas to Jim Villa at CARW (jim@carw.com), being sure to include as much information as you can about why the idea should be a priority and any real-life experience to illustrate the reason for the change. Ideas will be collected and reviewed in December and January so time is of the essence.

City of Milwaukee Sick Leave Update

House of Representatives

The Wisconsin State Supreme Court has returned a case regarding the City of Milwaukee mandated Sick Leave Ordinance back to the State Court of Appeals without making a ruling. The Metropolitan Milwaukee Association of Commerce is seeking a permanent injunction against the Ordinance, an effort CARW supports.

The 3rd Congressional District is held by incumbent Ron Kind (D). Kind is being challenged by State Senator Dan Kapanke (R). In the 7th Congressional District former Ashland County District Attorney Sean Duffy (R) is challenging State Senator Julie Lassa (D) for the seat held for more than 40 years by Dave Obey (D). In the 8th Congressional District, incumbent Steve Kagen (D) is being challenged by builder/businessman Reid Ribble (R). It is believed that at least 2 if not all three of these races are highly competitive and the outcomes of one or all of them will be an indication of the mood of the country and which political party will control the majority after January.

The injunction MMAC won to block the Sick Leave Ordinance remains in place while the matter is considered by the Court of Appeals.

All 8 Wisconsin Representatives are up for re-election with Republicans Paul Ryan, Jim Sensenbrenner and Tom Petri, along with Democrats Tammy Baldwin and Gwen Moore all appearing to be headed to easy victories. The remaining three districts all have very competitive races.

CARW & Xceligent 3rd Quarter Market Report Office and industrial commercial real estate markets in Southeastern Wisconsin remained relatively constant according to market data released for the 3rd Quarter by the Commercial Association of REALTORS® Wisconsin (CARW) and Xceligent. Vacancy rates echoed this sentiment with the office rate remaining at 21%, the same as the 2nd Quarter. The industrial vacancy rate was essentially the same, dropping to 9.1% from 9.2% the last quarter. Absorption in both market segments was positive, although in both instances the net change could be accounted for by a relatively small number of properties/transactions. Net positive absorption in the office market was just over 5,600 square feet and just under 165,000 square feet in the industrial market. The average increase in vacancy for the surrounding markets is 1.2% while Southeastern Wisconsin remains constant. Changes in vacancy, even small decreases, can have a potential impact on the market. The .4% increase in vacancy in the Chicago market, for example, represents approximately 4,000,000 square feet of new vacant space. http://www.carw.com/story.asp?a=660
