One of the most frequent frustrations I hear about is the continuing education requirements imposed by the State of Wisconsin on real estate licensees. Every two years we are required to fulfill educational requirements and in the 2009-2010 biennium the number of credits jumped from 12 to 18.

CARW has worked very hard to establish these classes and to provide them for all of us, but in order to continue to make them available I’m asking CARW members to utilize them in 2010. While we all must get our credits and renew our license with the state by mid-December, it’s not too early to be thinking about how you will accomplish this task. CARW will offer each of the six (6) classes needed for renewal twice, once in September and again in November. You can pick the dates for each of the 3 modules that work best for you and you do not need to take the classes in a specific order or in the same month.

CARW Advocate: Lien Law Changes Move Forward

Changes to the state’s Commercial Lien Law proposed by CARW and WRA made it over a critical hurdle in early April when committees in both the State Senate and State Assembly approved the proposal. The Senate and Assembly will each consider their own draft of the proposal (they are identical) and, if approved by both, one house will concur with the other sending it to Governor Jim Doyle. CARW remains cautiously optimistic that the proposal will be considered by the full Legislature prior to the end of the Spring Legislative Session in late April/early May. Passage by both houses of the same proposal is required for Governor Doyle to consider signing it into law. If you haven’t already, contact your State Legislators and ask them to call on leadership for a vote in favor of Senate Bill 587 and/or Assembly Bill 821.

CARW Chairman’s Challenge

As an organization CARW has placed a priority on impacting public policy to enhance our members’ business and the commercial real estate industry. To do so the organization, and all of our members, must work together and be diligent not only in the public policy arena, but also the political arena. CARW Chairman Scott Furmanski has issued a challenge to all CARW members to get more involved in these efforts. To do so the Chairman is calling on each of you to take two small steps that will have a huge impact on our results;

Join the Direct Giver Conduit The Direct Giver Conduit is a way for members to direct their political contributions to candidates of their choice while also giving CARW credit for their efforts.

Have you ever wondered how to get more out of your CARW membership? Are you relatively new to the association or at least new to being involved and wonder if there are some tricks to saving money, getting more, and generally being more informed about CARW? Then we have a presentation for you. Beginning in April CARW will host a number of Member Orientation presentations throughout the year to give members a more in-depth look at their organization. While the program will be geared for those newer members, or those that have joined in the last few years, more seasoned members that are looking to get more involved as well as office administrators that help members stay on top of association activities are certainly invited. Each program will have a limited seating. The program will cover the benefits of CARW membership, how to take advantage of them, who to contact for information and/or assistance on a variety of topics, and a general overview of how CARW works and what we do. It will also feature some testimonials so that you can hear from your peers on how they have taken advantage of their CARW membership and used it to enhance their career. Get to know your association by signing up for the April (or future) Member Orientation. We look forward to seeing you there. What are your predictions for the local market in 2010?

We are on a slow but steady improvement, as we are seeing users begin expansion plans once again. Most of the activity has derived from cautious companies having to act on their pent up demand from 2009. We have numerous large users (40,000sf – 350,000sf) that have recently relocated or are in the letter of intent stage. We look forward to a stronger 2010 than our previous 2 years, with positive absorption, coming from internal growth and relocating companies from other states.

Which project/deal/success are you most proud of?

My favorite transaction was my most recent sale. I recently helped a great client move two of his businesses (Radiant Electric Heat and Raffel Systems) into a 57,000sf facility. We worked on this project for over two years and were able to fill a building that has been on the market for over four years. It is great watching his companies quickly expand over the last couple years, as we started the search at 7,000sf! It is neat watching this company and their clean and efficient heating processes gain popularity and being a part of their growth.

Which project/deal/success are you most proud of? I would have to say that I am proud of everything that we have accomplished with the transformation of a blighted brewery into a project that gave life to a part of the city that many people had given up for dead and a project that has continued to expand through the development and addition of the Manpower building to Schlitz Park. It humbles me to be a part of a team that has transformed over 45 acres of downtown real estate.

Married to Marsha for 29 years. We have three daughters, Caryn who lives and works in New Jersey, Alyssa who is a sophomore in engineering at Purdue, and Lani who is a senior at Nicolet.
