Welcome As we enter the second half of 2019, it’s an ideal time to look back on the last few months and reflect on the state of the property market across the board. The general decline over the last 12 months is slowing across the country, and in many suburbs prices are already picking up again. In the aftermath of the federal election, buyer confidence is growing and the outlook is becoming clearer. In particular, the election of a Coalition government means no changes to negative gearing or capital tax gains – a policy stability which is likely to be good news for anyone wanting to sell their home. Estate, selling 36 properties,with the highest selling price of $1,100,00.00, for a quality 4 bedroom home in Yaroomba. While other states have felt the effects of the downturn, Queensland has been a steady performer over the last quarter, with house prices remaining consistent across the state. The Sunshine Coast property market is diverse covering a wide spectrum through the various sectors of units, dwellings (homes) and rural residential properties. One of the big draw cards is the coastline and the magic beaches on offer and the huge infrastructure spending taking place. The diversity of the property mix on the coast and hinterland provides a number of opportunities for owner-occupiers and investors. It is difficult to identify


one location, however being as close to the beach as you can would be a good start. The positives continue to be the massive infrastructure projects underway. The Maroochydore CBD, Sunshine Coast Airport expansion and the Sunshine Coast International Broadband Submarine Cable project are all under construction and all massive for the area. When looking at the unit market there is no doubt the most popular spots are within a kilometre of the coast. Some coastal towns such as Coolum Beach have increased in popularity, especially for new product. Drift by the Mosaic Group has completely sold off the plan and the developer is looking to release a new project at the Bays off the back of the increased interest. As you move higher up the value levels, permanent style occupancy units remain highly sought after as these have provided a real alternative for those looking to downsize from prestige dwellings.

The middle to prestige markets have had some good levels of growth from Mudjimba to Noosa. The coastal strip in the sub $800,000 price range is expected to continue to be in demand. As always, the beachside areas have been performing well relative to areas further inland. The coast lifestyle is the major driving factor and this is expected to continue albeit at a slower pace.
