Mortgage Rates Now Lower than last year, Inventory is Up… and Huntington Beach Market is Starting to Heat Up
A review of the March 2019 Residential Closed Sales shows: Days of Supply: In early January 2019, this measure hit 125 days… the highest level seen in over 5 years. It has since dropped to 65 days (4/18/19). Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. During a strong seller's market, this measure may fall into the 40 day range. In a strong buyer's market, the measure may increase to over 200 days. A "balanced market" is 90 to 120 days… but, to judge the market for your home a measure must be taken for your market segment.

Go to my website to watch a detailed market update video. www.scotcampbell.info - Market update under Resources tab Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18, Mortgage rates have since come down to 4.17% as of 4/18/19. Today rates seem to be even lower… a quick review of mortgage rates being quoted by large lenders on the web showed 4.0% for 30-Year Jumbo loans… mortgage rates have not been this low since January 2018! After high mortgage rates slowed the overall market in the 3rd & 4th quarter of 2018, the Huntington Beach real estate market has picked up steam again thanks to the lower mortgage rates and continuing positive economic growth in Southern California. The "Days of Supply" of homes (the best measure of overall market conditions) showed a vast improvement in the last 60 days. On January 10th 2019, this measure reached a high of 125 days… this reflected the slowest market conditions in over 5 years. However, Days of Supply plunged to just 65 days last week. This shows that the number of homes selling relative to the number listed has increased substantially. Absorption of homes in the $1.5 million+ market is slower than the under $1 million segment, but things seem to be moving in the right direction during the Spring Home Buying Season. Interestingly, many buyers are successfully completing transactions contingent on the sale of another home… sellers are no longer holding out for "non-contingent" and/or cash offers. These are the best conditions for "moving up or down" that I have seen in years. In essence, the market is strong enough to get your old home sold, but the seller of the house you want to buy does not already have multiple offers. Price Disclaimer: It should be noted that an increase in average price and average price per square foot of sold homes does not 100% correlate with appreciation of all homes. If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly "fixer homes" in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.
Homes Sold: In March 2019, the entire Huntington Beach market saw a total of 123 houses, townhomes, and condos sold… 68 detached properties sold and 55 attached homes sold. The sales level was 9.56% lower than the five-year average for the month of March. Detached home sales were down 24.4% and attached home closings dropped 6.8% compared to March 2018 (the last month before mortgage rates spiked). Average Days on Market until Under Contract: The days on market was 46… March 2018 was just 33 days. Price per Square Foot: The March 2019 Average Price per Square Foot ($PSF) for the entire market was $494 (Detached homes $515 and Attached homes $458). Flat from 2018. Average Price: The average price of detached homes sold in March 2018 was $1,092,293 a decrease of 1.8% compared to March 2018. For attached homes the average price was $702,235 a decrease of 6.0% from the same period last year (the market activity was concentrated in the lower priced properties). Sellers: Your home is worth more money than in years past, but the higher prices & tax law changes have eroded affordability (especially in the $1.5+ million price range). Be patient, and hire a great Realtor to effectively market you home… then: Price your home correctly, prepare it for sale, and be ready to negotiate on terms that are acceptable to you. Buyers: Mortgage Rates have dropped to their lowest level in a year… and there are more homes on the market to choose from. When is "the" best time to make a move? For prospective buyers and sellers, the current housing conditions and trends point to NOW. How can it be both an excellent time to buy and sell at the very same time? For buyers, it is all about interest rates. For sellers, it is all about top dollar and cashing in on this year's consistent, growing demand.
Interest rates retreated from 5% in November 2018 to 4% in early April 2019. Since then, they have risen slightly to about 4.2%, where they stand todayâ€Ś mortgage rates are back down to historical lows. It is a great time to be a buyer, because affordability improved radically. For a buyer with a payment of about $3,000 per month with 20% down, they are now looking at purchasing a home priced at $762,500 with a 4.25% mortgage rate. Compare that to last November when rates were just about 5%; that $3,000 per month payment allowed a buyer to purchase a home at $698,750. The drop in rates has allowed a buyer to purchase $63,750 more home, yet the mortgage payment did not change.

Why is it such a great time to sell right now? Lower rates have pushed the market from a slight Buyer's Market at the end of 2018 and start to January of this year, to a Balanced Market in February, to a slight Seller's Market today. In the past two weeks alone, demand increased by 11%, while the active inventory only increased by 1%. As a result, the Days of Supply (the number of days it would take to sell every home on the market at the current rate of sales if no new homes were listed) dropped from 84 to 76 days.
