Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. On February 6, 2020 the reading was 40 days for the entire Huntington Beach market. This is the lowest reading since Spring 2017‌ there is a shortage of homes available relative to the numbers of buyers who want to take advantage of the low mortgage rates! In Huntington Beach, strong "Seller's Market" conditions are observed when this measure falls into 40 to 50 day range. The weakest conditions (Buyers Market) we have seen in the last 10 years was January 2019 with a 125 day reading. "Balanced Market" conditions appear to be in the 65 to 90 day range. There was a 10 Month Sales Slump in the Huntington Beach Real Estate Market, but we are now experiencing a Sales Recover The sales slump persisted from June 2018 thru March 2019. We saw ten months straight of home sales volume below the five-year average. However, the slump has ended, in the last ten months, the sales volume has been higher than the five-year average in 6 of the 10 months.

Mortgage Rates spiked at 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18. Now, rates have come down to 3.49%: "The low mortgage rate environment continues to spur homebuying activity, with applications to purchase a home up fifteen percent from a year ago. We've seen new residential construction surge over the last few months, on pace to reach the highest level in more than a decade. This is a good sign for the inventorystarved housing market and is a promising indication for the spring homebuying season." (Freddie Mac 2/20/20).

A review of the January 2020 Huntington Beach Residential Closed Sales shows: Homes Sold: In January 2020, the entire Huntington Beach market saw a total of 93 houses, townhomes, and condos sold… 55 detached properties sold and 38 attached homes sold. The sales level was 18.13% lower than the five-year average for the month of January, and 6.9% higher than a year ago. Detached home sales were flat, and attached home closings increased 18.8% compared to January 2019. Average Days on Market until Under Contract: The average days on market for January 2020 was 45. This measure reflects homes selling rapidly, and many homes which had been listed for months being sold in the Fall & Holiday markets. Price per Square Foot: The January 2020 Average Price per Square Foot ($PSF) for the entire market was up 5.2% at $552 (Detached homes $559 and Attached homes $490). Average Price: The average price of detached homes sold in January 2020 was $1,132,078 an increase of 3.7% compared to January 2019. For attached homes the average price was $674,723 a decrease of 8.3% from the same period last year. Insight/Trend: Low mortgage rates are driving the market. With fewer homes on the market this year and more buyers looking to take advantage of the low rates, homes which are priced reasonably and prepared for the market will sell briskly this Spring/Summer (especially homes below $2 million).

Now is great time to transact real estate for both buyers and sellers. Favorable mortgage rates are helping to sell homes for sellers and decreasing payments for home buyers. Homes priced under $1 million are experiencing more activity than the higher end of the market… but conditions have improved across the board. Sellers: If you have been thinking of selling this year or next… all indications are that "this is the year to do it". Understand the relative strength of your market segment, and then use it as your guide for pricing & marketing strategy. Buyers: Mortgage Rates have dropped… This is a great time to be in the market… the best time in over 3 years!

Orange County Days of Supply varies across price segments The Days of Supply for all of Orange County is now at 55 days. When the Days of Supply drops below 60 days, the market is considered a Seller's Market. Last year, Orange County never dipped below the 60-day threshold. It appears as if 2020 is going to be much hotter than the last couple of years. There are many price ranges that have dipped below 60-days. For detached homes, it is everything below $1.5 million, 84% of current detached demand. For attached homes, it is everything between $250,000 to $1 million, 87% of attached demand. When the expected market time dips below 40 days, the market shifts to a sizzling hot seller's market... and price appreciation is to be expected. However, the Orange County market does not lean in the seller's favor for detached homes priced above $1.5 million and condominiums priced above $1 million… segments which are considered "luxury housing". These segments represent 30% of the inventory and only 9% of demand. The higher the price, the slower the market. Yet, the luxury market has improved considerably since the start of the year and the Days of Supply has been consistently dropping.
