Orange County Real Estate Market Update City Spotlight: Huntington Beach December 2019

Letâ€™s start with a summary of Orange County Market Conditions
As the year comes to a close, Closed Sales Activity, Demand, and the Active Listing Inventory are all significantly improved from this time last year according to Reports on Housing. The 30-year fixed-rate mortgage averaged just 3.9% during 2019, the fourth lowest annual average since 1971 when Freddie Mac started its weekly survey. Heading into 2020, low mortgage rates and the improving economy will be the major drivers of the housing market with steady increases in home sales, construction and home prices.
Mortgage Rates After spiking in late 2018 at nearly 5%, mortgage rates dove during much of 2019 reaching the 3.5 to 3.75% by the 4th Quarter. The spiking rates and SALT tax law changes combined to cause a significant reduction in closed home sales during late 2018 and early 2019. However, continued gains in Household Income & Job Growth, combined with a reduction in mortgage rates (which are now hovering at 3-year lows) have resulted in an astonishing â€œturned aroundâ€? in buying & selling conditions.
Orange County Unemployment falls during a period of strong job growth Orange County gained 10,500 jobs over the month and 19,000 jobs over the year. As a result, the unemployment rate in Orange County fell to 2.5 percent in October 2019 well below the year-ago estimate of 2.8 percent. This compares with an unadjusted unemployment rate of 3.7 percent for California and 3.3 percent for the nation during the same period. In October 2019, total Orange County nonfarm employment was 1,682,800.
Closed Sales Volume Although the 2019 sales volume remains lower than 2016 & 2017, the volume has been substantially higher than 2018 in August, September, October, and November according to Reports on Housing. There were 2,242 closed residential resales in November, 10% more than November 2018â€™s 2,047 closed sales.
Demand ~ Pending Sales Demand, the number of pending sales over the prior month, decreased by 221 pending sales in the past two-weeks as is customary for this time of year. The current pace of pending sales is very similar to what was observed in 2016 & 2017. Demand now totals 1,949 pending sales. Last year, there were 1,508 pending sales, 23% fewer than today. So, Demand, like closed sales, is showing a significant improvement over the same period in 2018.
Active Listing Inventory Ultimately market price for any commodity depends on supply and demandâ€Ś and a strong volume of sales depends on ample inventory of homes for sale. The active listing inventory dropped by 389 homes in the past two-weeks, down 8%, and now totals 4,546. This is the lowest level of homes for sale since March 2018. Last year, there were 6,395 homes on the market, 1,849 more than today, or an extra 41%. The current level of inventory is similar to what was observed in 2016, but it is slightly higher than 2017.
Days of Supply Days of Supply is a measure of market conditions which tells us how many days it would take to sell every home on the market (if no new homes were listed) at the current pace of sales. It is the best overall measure of market conditions. The Days of Supply for the overall Orange County Housing Market dropped from 91 days in July to 70 days in the middle of December 2019. The Housing Market is hotter today than it was in July (peak the market in most years)!
What happened? How is housing hotter today than July? With mortgage rates dropping all year, the housing market slowly thawed. The thaw continued through the Autumn Market as rates reached their lowest levels of the year and remained between 3.5% and 3.75%. Demand climbed and the housing inventory dropped. That is the recipe for a Seller’s Market where housing stands today. Year over year, the differences are staggering. The active listing inventory is down by 36% compared to December 2018. There are 1,836 fewer homes on the market. Demand is up by 29% year over year. That is an extra 441 escrows. And, the Expected Market Time is down by 44%. It was a slight Buyer’s Market last year with an Expected Market Time of 127 days. Today, it is at 70 days, a slight Seller’s Market.
Orange County Days of Supply varies across price segments As one would expect, there is more demand for lower priced homes, than for homes at the top of the market. It is customary to see a higher “Days of Supply” at the top market segments. However, it becomes troubling when demand at the top of the market falls to very low levels… causing Days of Supply to increase dramatically. This time last year homes categorized into the $2-4 Million range and $4+ Million range had Days of Supply of 429 and 732 respectively. The Days of Supply is improved in all price segments compared to last year as one can see in the above table. Homes categorized into the zero to $1 million price segments are seeing market conditions reminiscent of a strong seller’s market. The $1 to $1.25 million price segment is in a slight seller’s market range, and the $1.25 to $2 million segment are in the balanced range. Although still elevated, the most significant improvement in Days of Supply over the last 12 months has been in the top price segments.
How is Market Trending? While the December housing market may be the slowest time of the year in terms of activity, ultimately it tees up the coming Spring Market. The New Year will start with very low inventory and decent demand. And, with rates projected to remain around 3.75% next year, the market will tilt further in favor of sellers.
Prediction: A housing warm front has arrived in Orange County, paving the way for a hot Spring Market in 2020â€Ś provided mortgage rates remain attractive.
City Spotlight Huntington Beach Real Estate market is gaining momentum! The big story moving into the 4th Quarter of the year is the increase in sales volume and the improving relative strength of the Huntington Beach real estate market. The relative improvement in the market is attributable to lower interest rates and increasing home sales.
Huntington Beach Real Estate market has gained momentum! Homes Sold: In November 2019, the entire Huntington Beach market saw a total of 135 houses, townhomes, and condos soldâ€Ś 81 detached properties sold and 54 attached homes sold. The sales level was 5.33% lower than the five-year average for the month of November, but most importantly it was 12.5% higher than a year ago. Detached home sales decreased 3.6%; however, attached home closings increased 50% compared to November 2018.
There was a 10 Month Sales Slump in the Huntington Beach Real Estate Market, but we are now experiencing a Sales Recovery The sales slump persisted from June 2018 thru March 2019. We saw ten months straight of home sales volume below the five-year average. However, the slump has ended, in the last eight months, the sales volume has been higher than the five year average in 5 of the 8 months.
Days of Supply Indicates the Huntington Beach Market is “Balanced” or a “Slight Seller’s Market” in most price segments. On December 12, 2019 the reading was 64 days for the entire Huntington Beach market. Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. In Huntington Beach, strong “Seller’s Market” conditions were observed when this measure fell into 40 to 50 day range. The weakest conditions (Buyers Market) we have seen in the last 10 years was January 2019 with a 125 day reading. “Balanced Market” conditions in the last 5 years in Huntington Beach appears to be in the 65 to 90 day range.
Huntington Beach Average Sales Price: The average price of detached homes sold in November 2019 was $1,186,907 an increase of 7.6% compared to November 2018. For attached homes the average price was $613,938 a decrease of 7.4% from the same period last year. Price Disclaimer: It should be noted that an increase in average price and average price per square foot of sold homes does not 100% correlate with appreciation of all homes. If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly â€œfixer homesâ€? in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.
Huntington Beach Price per Square Foot: The November 2019 Average Price per Square Foot ($PSF) for the entire market was up 3.6% year-over-year at $524. Detached homes were at $551, an increase of 5.7%, and Attached homes were at $460, an increase of 6.9% compared to the same period last year.
Huntington Beach Average Days on Market until Under Contract: The average days on market for November 2019 was 51. This measure is higher than recent months, but it reflects many homes selling which were on the market since the spring and early summer. Inventory levels have fallen dramatically since the summer months. A lot of inventory which was sitting on the market for many months is now being absorbed by buyers who can now afford to buyâ€Ś thanks to lower mortgage rates.
Hun�ngton Beach Market Insights & Future Trends: The “Summer Selling Season” is over, and we are now in the “slow �me” of the year. However, the Fall & Holiday markets are outperforming the Summer Market: June, July, & August sales were 148, 156, & 163 respec�vely. September saw 174 closings, October had 168, and November is a respectable 135. With Days of Supply hovering just above the strong “Seller’s Market” level, it can be said that the Hun�ngton Beach Real Estate Market is strong. Higher mortgage rates are the biggest threat to the strength of the real estate market; however, they are projected to be stable as we move into 2020. Employment in Orange County increased 19,000 jobs year-over-year, and wage growth has also been increasing. So, the at the present �me household income also appears to support a stable real estate market in 2020.
Conclusion and Advice for market participants: Now is great time to transact real estate. Favorable mortgage rates are helping to sell homes for sellers and decreasing payments for home buyers. Homes priced under $1 million are experiencing more activity than the higher end of the market… but conditions have improved across the board. Sellers: Hire a great Realtor & Brokerage to effectively market you home… then: Price your home correctly, prepare it for sale, and be ready to negotiate on terms that are acceptable to you. Understand the relative strength of your market segment, and then use it as your guide for pricing & marketing strategy. Buyers: Mortgage Rates have dropped… This is a great time to be in the market… probably the best time in over 3 years! The pace of home sales will definitely increase in the spring… the best conditions for buying are now through February 2020. Thereafter, the competition for listings will heat up… this is especially true for the lower end of the market.
