Cameron Knoll Homeowners Association Board Meeting November 5, 2012 Home of Julie Podolsky, 37 Fendall Ave.
Call to Order
President Julie Podolsky called the meeting to order at 7:00 pm. Attending: Julie Podolsky, Heather Winkelmann, Vicki Moeser, Doug Stone, Marc Dluger, and Elaine Curry from Rice Property Management.
A homeowner addressed the board to request that a healthy pine tree in the common area near his home be removed. The tree is dropping needles and sap, necessitating expensive cleaning of his deck and car. Board will discuss and vote on removal of the tree.
Approval of Minutes
Minutes for the August 2012 board meeting were approved.
Old Business President's Report: Julie requested that for 2013, supervision of Association projects be shared among the members of the Board. Heather volunteered to supervise the painting project, Doug volunteered to supervise the tree and landscaping projects. Julie will continue to supervise the property inspection process and manage the website. Treasurer’s Report: Financial Report from August 2012 was reviewed and is in good shape. 2011 Audit draft was approved, Board is waiting for final draft. Committee Reports: Welcoming Committee – no news. Landscaping Committee: Needs a charter. Safety Committee: Heather wants to reach out to our police liaison for information about upgrading Cameron Knoll's existing City lighting. Rules Committee: No news.
New Business ACC Requests: Two homeowners submitted architectural requests, both were approved. 2013 Tree Maintenance Contract: The Board approved a proposal by Bartlett Trees for $7,440 to prune trees, reduce crowns, remove debris, etc., for trees in common area. The Board rejected Bartlett’s additional proposal for soil management (analysis and treatment).
The next board meeting is scheduled for 7:00pm on Monday November 26, 2012 at the home of Heather Winkelmann, 85 Fendall Ave.
