Job description In this management development program you will “travel” through various jobroles after a brief assessment every 6 months: Property Inspector, Property Manager, Guardian Manager, Marketing & Sales. The basic jobroles will rapidly offer you an understanding of each department in the company and we will constantly offer “challenging extra projects” to work on.

Main Responsibilities Property Inspector:           

Inspecting a portfolio of properties, to the standards set out in the Camelot Quality Management System. Ensure properties under management are Safe for occupants, by reporting hazards, Managing Fire Risk Assessment improvement actions ). To take ownership of incident reporting, and final inspection of any works generated. Liaison between property occupiers and Camelot Property Management. Building relationships with new and existing property occupiers. Resolution of maintenance/ safety incidents and occupier issues while on site. Produce routine reports for property owners (Client liaison). Perform key holder duties and operate within Camelots Key Management System. Record monthly property meter readings (electricity, gas and water). Final inspection and supervision of property hand back to client when necessary. Covering Emergency Phone duty for 2 weeks of the year.

Property Manager: 

   

To ensure maintenance incidents are recorded on the Camelot database (CPM) and resolved within the agreed service levels, using the agreed processes of approvals in the Quality Management System. To use Camelot’s approved contractors list, and understand the process contractors need to follow to become approved. To manage approved contractors to resolve incidents in line with agreed service levels. To provide regular status reports to all parties (inc. Account Managers, Clients, Guardians, Contractors) when resolving incidents. To liaise with client representatives to adequately deal with issues raised.

To train and manage your appointed intern. To ensure all financial issues connected to incidents are processed via Camelot’s purchase order system and invoices are paid in line with the respective payment terms. To issue warning letters as raised by Property Inspectors. To ensure all Incidents and complaints are entered into the CPM. To review and audit incidents to ensure they are being resolved within a given time frame. To adequately field and forward all incoming calls received by the Maintenance Helpdesk. Control stock ordering. To raise Purchase orders as and when required. Manage access to and from the Key Room in line with Camelot’s KMS.

Guardian Manager:         

To recruit, interview, select and place occupants (guardians) into properties.. To manage a portfolio of property spaces in a Client Team realizing the highest possible occupancy rate to minimise vacant rooms, and maximise property income. Liaise with guardians over issues of finance and operational matters. To regularly visit property, in order to allow prospective residence to view the property’s as well as ensuring that properties run smoothly. Administration of the guardian paperwork, including financial details. Liaise with Account Manger and other Senior managers to prioritise workload and give regular reports on empty spaces. Move guardians between properties when property is due to be handed back, to maximise the property security in the remaining management time. Working with colleagues in other Client Teams to fill properties within the region. Line manager for the guardian manager interns.

Camelot Reader Concept --> update and maintain the various media assigned to your Account Manager Commercial Correspondence via Salesforce by using the SalesForce Library Camelot Competitor Properties; find them and get all relevant data to come to the sale To assist with development of communications materials Preparing logistics & helping onsite during press filming/ photo shoots

To assist with Camelot events e.g. Vacant Property Conference To research into relevant third party events

Administration/ Internal Comms 

To help accurately maintain database including data entry and lead sourcing

Ensure full Sales administration in SalesForce (Activities, Campaigns and Opportunities)

Provide new ideas for marketing activities Attend professional networking events to introduce Camelot Conduct marketing campaigns and mail outs, complete the process through to sending daily brochures packs Identify new sales leads from various sources, including trade publications and personal observation. Accompany and represent Camelot at auctions and trade shows to include leaflet handouts Have meticulous attention to detail and accuracy with client data entry and manage campaigns on line with Salesforce. Answer the telephones and take messages accurately.

Key attributes and qualifications       

At least three GCSEs (grade A-C), one in English and Maths Good computer skills, using Microsoft and in house products – further training will be provided Clean driving licence. SIA Licence Creativity and ability to work on own initiative and meet deadlines Good research and internet skills Attention to detail Personal attributes

Good communicator Personable, reliable and flexible Decision maker, capable of using initiative and judgement Well organised, methodical and conscientious Smart and presentable at all times (uniform will be provided) Self confident and able to deal with internal staff and clients Willing to travel to regional offices as required Willing to undertake SIA Accreditation training, and associated FRA, HSE and maintenance training as required. Salary and benefits

    

On occasions unpaid overtime may be required to complete your duties. Eyesight testing. 20 days holiday rising to 22 days after two years service. Additional annual leave earned through Emergency Phone duty. Every 3 months we assess if you have met the qualitative goals. If yes, you’re entitled to a bonus, being 25%.

0830hrs to 1730hrs, Monday to Friday. 0830hrs to 1730hrs, One Saturday in four.
