FIT OUT MANAGEMENT SERVICES

We have been successful over the last few years in developing a substantial track record in the procurement and management of both routine and complex fit outs and space alterations for a number of Tenants within the office sector. This work may come about through our involvement with particular schemes as dilapidations specialists or perhaps via a tenant’s desire to reorganise office space to account for modern working practices, relocation or restructuring. We are able to provide a full management service for both Category A and Category B fit outs, acting for Landlord/Developer or future occupying Tenants. A thorough understanding of the complexities of office fit out, Landlord and Tenant, occupation issues, spatial requirements and health and safety mean that we are ideally placed to provide a full service to Landlords and Tenants wishing to take advantage of our skills, to bring either shell and core space to the market or to reconfigure Category A space to Category B space ready for occupation. The services we provide include: Full brief development; Space planning; Option appraisals; Budget costings and cost control; Detailed design, specification and tender/negotiation; Associated Mechanical/Electrical and IT services; Health and Safety Consultancy; Liaison with Landlord and procurement of license for works; Furniture design and procurement; and Move management, relocation and closing down of former accommodation.

Our Building Surveyors are ideally placed to manage such works and are complemented by our Architects, Engineers and Quantity Surveyors. It is important when embarking on any fit out works that tenants are fully appraised of the implications on expiry of the Lease under which the premises are held. Our Building Surveyors will provide full advice as to reinstatement obligations and how to best mitigate the costs when embarking on Category B fit out works.
