RETHINKING THE WAY WE BUY AND SELL. When buying or selling a home, vehicle, electronics, antiques, services, or just about anything under the Louisiana sun, Cajun Classifieds has you completely covered from cover to cover. Each month we take the traditional approach to buying and selling through classified advertising and turn it on its head. Our publication’s attractive print quality and convenient size provides plenty of space to display “for sale” items in simple text, or paired with eyecatching, full-color images. By organizing our classified ads into clear, easy to navigate color-coded categories, we’re helping buyers find what they’re looking for with ease, and sellers sell their goods much faster. The added value of our relevant articles and expert tips, combined with the power of our website’s classified advertising engine, means more eyes on your ads in every single issue. You can go to to place your listing today or join us on Facebook to see how we are “Rethinking the Way We Buy and Sell.”

13 APRIL 2013

hen it comes to improving the appeal and value of your home, Robbie Ingle of Ingle Safari Realty, LLC knows best. Her experience in utilizing interior design trends when staging homes has proven to be extremely effective in not only selling a home quickly, but also getting the most out of it.

“One buyer liked the staging so much that the contract stated all staging items must remain with the home…so I had to sell all the items to the seller to include in the contract.” - Robbie Ingle of Ingle Safari, LLC The first step to Staging is to have a pulse on local trends. “French country design homes have been hot,” Robbie says. “The colors are mostly neutral with a few accent walls. They often feature wrought iron posts, high ceilings, fleur des lis designs, copper awnings, bronze fixtures, and antiqued cabinets. I spoke with designers and other realtors at the National Convention in Orlando and they are selling mostly modern, contemporary, ecofriendly “green” homes in other areas of the country.” “Once you understand what people are looking for you can then begin to meet that standard. Before moving anything new in, focus on moving things out. De-cluttering a home is essential in helping buyers mentally “move in” with their own things. Keeping accessories and objects on furniture restricted to groups of 1, 3, or 5 items, freeing countertops of unnecessary items (especially in the kitchen and bathrooms), and taking down, reducing, or rearranging pictures and objects on walls can all help create an open and clean feel. Don’t be afraid to pack up and store or sell unused items to clear space.” “Walk through each room of your home with “buyer’s eyes.” Think of what they would want in a new home and what they wouldn’t want. Make your living room open and be sure that the living room furniture is positioned for conversation as well as entertainment. Painting the

walls a neutral tan or khaki color ‘warms’ the space, allowing painted wood and other pieces to stand out. Also add splashes of color. Our best staging tip is to add bright, bold colors to the kitchen and bathrooms with accessories, towels, and plants. Red is a call-to-action color – which can be accomplished simply by placing red flowers in a vase on a kitchen island. We like burgundy or black towels in a neutral bathroom and green silk plants in the living areas. Invoke the outdoors. Simple additions, like placing dried flowers and/or crafting a small cutting tied with raffia around a pillow will draw eyes into a room but doesn’t overpower the viewer. Each room should have plenty of natural light, if possible, and something from nature to complete the theme. I have even used a branch cutting to make a ‘tree’ in an empty corner. One important note: Always check for insects!” “Part of staging is conveying the pleasures of living in the marketed home. Once the home is staged and ready to go, the final step is having sellers create a few personal touches like creating a DVD of the fun times they shared in the home and the surrounding area and have that video playing on a loop during showings. I also have them write a one-page letter to the prospective buyers detailing less evident benefits, such as the annual Easter egg hunt at the end of the cul-de-sac, the amazing sunrise from the breakfast nook window, and the fact that the school bus stops at the corner. I copy these on pretty paper and put them at the front of the property profile book on the kitchen counter. Steps like these make the difference. Proper staging is done to sell the house…but personal touches like these sell the home.”

e covered how to stage the interior of a home, now we will learn about staging the exterior. Here to provide us with information about Landscaping in SWLA is Luke Woodard, owner and operator of Luke’s Landscape Service. “A home’s exterior design is just as important as the interior,” Luke Woodard notes, “because in Real Estate, especially when it comes to purchasing a property…books are judged by their cover. A positive first impression can mean the difference in the selling or renting price of a property, not to mention, it enhances the level of enjoyment you get from being around your home. When installed and maintained by a professional, landscaping can be one of the wisest investments you put into a property.”

“Your yard should be around 4% of the value of your home-which you will get in return on its resale value.” - Luke Woodard of Luke’s Landscape Service

Here are some of the most common questions customers ask Luke before beginning a project.  What services can you provide to refresh current landscaping? Mulching, fertilization, and trimming of existing landscaping will definitely get you a quick and easy “refreshed” look. Now is a great time to get started on those much wanted “to do” projects. Spring is here, and Summer is nearing!  What are the most common and affordable landscaping ideas to increase the value of a home? Any landscaping that you do to your home will increase curb appeal as well as your home’s overall value. One key function in maintaining your landscaping investment is supplying water, and that is where an irrigation system will protect your investment, and in the end, bring you more money for your home. Also, adding sod to your yard, if not already done, will increase curb appeal and help with erosion matters.

something called “hardscaping.” Hardscaping involves putting pavers down or even flagstone with rocks in-between. The most common reason people elect not to use hardscaping is because they think it will not hold up to the elements. But with proper professional installation using 4 inches of aggregate, fill sand, and polymeric sand, hardscapes hold up for years. With many styles to choose from, hardscaping provides diversity, functionality, and can be easily maintained when installed properly by a professional.  What are some local trends in landscaping? Slacked Flagstone walls are trending now. Softscape is also really popular, because it has a two year color that gives the look of pine straw, but the added benefit of appearing like the mulch was just installed. Palms are also popular, especially when planted around pools or other water, because they don’t shed much…which keeps you in the pool and not cleaning it. Make sure the palms you buy are hardy for this area - just ask an expert before purchasing them. Spring is here, and Summer is nearing! Give Luke Woodard of Luke’s Landscape Service a call now to schedule an appointment.

 Briefly explain “Hardscaping” and its benefits? Hardscaping is something that is seeing an increase in popularity, especially in Southwest Louisiana. Instead of installing a regular cement slab in your backyard, you can do
