DURLEY HOUSE

The

Overview Sloane Street has been a destination for the wealthy and fashionable since its development for the 1st Earl Cadogan in the 18th century.

Significant renovation is underway to create an exciting space for the right operator to make their mark in style on the London scene. Originally two Georgian townhouses, a rare planning consent has been granted to convert the building into a highly desired neighbourhood restaurant and bar, with spacious guest rooms above. The elegant Georgian façade will be restored to enhance the character of the Hans Town Conservation Area and setting of neighbouring heritage assets.

Durley House sits in a prime position in the middle of the Street, overlooking Cadogan Place Gardens – at the centre of Chelsea’s close community, yet enjoying the international cachet of Knightsbridge.

Sitting opposite the Grade II listed Cadogan Place Gardens, there will be the opportunity for staying guests to enjoy this green oasis complete with 300 year old Mulberry trees, tennis courts and dog walking garden.

Extending for 1km, Sloane Street is the globe’s longest, most elegant fashion runway.

An

Exceptional location

“As the majority, long-term landowner, we have a singleminded objective – to ensure Sloane Street remains the most elegant and desirable luxury shopping destination in Europe. We have committed £40million to make it more beautiful, inspiring, greener, cleaner and better connected”

Hugh Seaborn Chief Executive, Cadogan

Both local and international, akin to Avenue Montaigne in Paris and New York’s Madison Avenue, Sloane Street serves one of the world’s most affluent local neighbourhoods while attracting ultra high-net worth visitors.

The Street is bookended by Harrods and Harvey Nichols in Knightsbridge and Peter Jones on Sloane Square – perfectly representing both the strong flow of international visitors and large local, loyal catchment.

Sloane Street offers a luxurious shopping experience, including the only UK stores for Tom Ford, Giorgio Armani, Versace, Emilia Wickstead and most recent signings Giambattista Valli, Tanner Krolle and Balenciaga. Gucci, Hermes, Chanel, Louis Vuitton and Tod’s have all recently undergone significant investment in their Sloane Street stores.

Cadogan’s centuries old stewardship of the area means that it takes the longterm view of developing and improving Sloane Street, both now and for future generations. An exciting multi-million pound programme is underway to establish Sloane Street as the most elegant luxury shopping destination in Europe, which will include ‘greening’ the Street and upgrading everything the eye touches with the finest materials. 8

PLANNING

Originally built as two terraced houses in the eighteenth century, Durley House was substantially altered and combined into a single block of flats in 1946. This unlisted property, located in the Hans Town Conservation area, has a lawful use as a C1 Hotel – and in 2015 full planning permission was granted by the Royal Borough of Kensington & Chelsea for the erection of a single storey first floor rear extension, rebuilding the fourth floor front mansard and front façade, works to rear and other ancillary works associated with continued use as a hotel. In 2017, a non-material amendment was obtained for an enlarged 60 seat restaurant at ground floor and basement levels, including a private dining area. In addition, there is a large bar at ground floor capable of accomodating an

additional 20 seats. The scheme also provides for 14 new bedrooms at first to fourth level, with an average 33m2 in size. This planning consent enables Cadogan to reinstate the original character of the building, replacing the outer skin of yellow brickwork with new stock brick, replacing the later fenestration with multi-pane sash windows and introducing an entrance door case, light well railings and first floor iron work all in keeping with the Georgian period. In summary, the external appearance of the building will be improved dramatically while internally allowing for efficient operation of a high quality restaurant and bar with 14 luxurious bedrooms above.
