What a wild world we are living in! I don’t think there is one person in Australia that has not been impacted by the Covid-19 pandemic and at Cabin Connect, we are no different. The past year has been a very interesting time in the cabin and manufactured home industry. Unexpectedly, builders have been inundated with requests for new builds, with some builders not able to deliver until September 2022 due to demand. We have seen issues arise with materials and we have seen all Australians forced to stay home, resulting in a huge downturn in the tourism sector. At Cabin Connect, we were prepared for a situation similar to the global financial crisis, we assumed (never assume) that we would be inundated with listings as people would fear they could not keep their cabins, the reality was the complete opposite. We have seen a downturn in the number of listings the platform is receiving and this is because supply is low and demand is high. On a positive note, sellers have been selling for record prices and the opportunity of owning an onsite holiday home in a caravan park has become an option for many. As we now push into the end of 2021, the team at Cabin Connect are looking forward to again being allowed to exhibit at expos and conferences and to get out and about in the car and visit builders and

Things to be mindful of when buying a cabin

At Cabin Connect, we list cabins for sale, and we’re here to give you a few tips to help that buying experience run smoothly. Buying a cabin is buying an asset. In many cases, there is no stamp duty payable and the majority of the time, owners exchange funds and go on their merry way. However, there are a few things that you should consider and check before handing over your hard-earned cash. Below are 10 tips to be wary of:

Get pest inspection complete. Just like a house, cabins can be exposed to termites that cause serious damage. Ensure the cabin has a compliance plate fixed to it. This compliance plate should tell you the name of the manufacturer, the engineer who signed off on the design and the date of manufacture. This is often needed for council applications or inspections. Ensure that the cabin has a hardwired smoke alarm, not just a battery-operated alarm. This is often a requirement of councils.

Ensure you enter into a Sale Of Asset Agreement. This is a legally binding document that stipulates the agreement between the two parties in regards to the price, deposit, inclusions and settlement date

If buying in a caravan park for holidaying purposes, thoroughly read over your occupation agreement and be clear on how many days you are allowed to occupy your cabin and all the associated fees and rules for that park.

If you are buying a cabin in a caravan park or lifestyle village, ensure you have your solicitor read over your residential tenancy agreement. This is a must! If you plan to live in your cabin, you can not do this on a casual occupation agreement.

Ensure your cabin has been installed on adequate footings and tied town in accordance with the manufacturers guidelines.

Ensure your cabin meets all separation distance requirements from neighbours. For example, in NSW, all cabins must have a 2.5m clearance between them to be deemed council compliant.

Check that all appliances and electrical equipment that is included in the sale is safe and functioning, you don’t want to be sold a dud fridge or shonky air conditioner!

Ask the park or village management if they have any plans for development and if they foresee your site being under threat of redevelopment. You don’t want to find yourself having to relocate in the future.

Sustainable living options are in demand The past 18-months have been a crazy time globally, and one thing we have seen is an increase in demand for eco-friendly sustainable living solutions. At Cabin Connect, our phone has been ringing hot and our website bustling with consumers interested in eco-friendly and sustainable living solutions. Some of the key interests of these consumers are:

1. A multi-generational living solution on a property by installing a cabin. Many people call Cabin Connect looking for a builder to build a self-contained dwelling for their parents or children to live in. This option provides so many solutions. It can reduce the need for elderly people to enter the aged care system and it gives young families the opportunity to live close to family and with less stress and with lower living costs as expenses are shared with the entire family group. To further support this the Government’s 2021-22 budget will be to provide a capital gains tax exemption for granny flat arrangements (see link below to find out more).

2. Off-grid living and an independent property. If there is anything this global pandemic has taught us, it's that independence is key and that is exactly what many people are interested in. Building a home that is transportable, uses solar power, bottled gas and a septic system is in high demand. This means bills are low, and when the cabin is installed on a property that grows its own food, true sustainability can occur.

3. Cost-effective solutions Building a traditional bricks and mortar home is time-consuming and expensive. Cabins can be built in a short period of time, with cost-effective materials, are cosy to live in and with the right manufacturer, look stunning (check out the Cabin Connect directory to find our recommendations).

This one is a little harder to deliver on at this present moment as some companies have been greatly affected by material shortages and qualified tradies. ULURU Of course, Uluru was going to make the list. Big Red is a magical place and I believe holds a special place in every Australian's heart. I recommend taking a pushbike when visiting Uluru (1) so you can ride around the base. The distance is 10 kilometres and has options for you to stop and read the information signs and has plenty of photo opportunities. There is even a free guided tour every morning.

KINGS CANYON If you love hiking, then Kings Canyon (3) is the hike for you. Take the 6-kilometre rim walk and bask in all the glory from above. The luscious rainforest walk through the Garden of Eden will have you feeling like you just stepped into a Rainforest.

DALY WATERS This quirky town is in what feels like the middle of nowhere. The street is filled with helicopters, cars, and the iconic Daly Waters Pub (4) where you will find other traveller's bras, undies, hats…. well basically anything that can and could be left behind.

1 MATARANKA Mataranka (2) is famous for the hot springs that run just behind the town. The water bubbles from underground and is crystal clear so you can see the fish swimming below. Hot Tip: take a pool noodle and get there early to beat the crowds.

DEVILS MARBLES These extraordinary boulders can be found along the Stuart Highway. The way these boulders lay, defy the law of gravity. The best part is that you can camp here! Make sure you stay and check out the sun setting over the horizon and see the bright orange boulders come to life.

KAKADU Kakadu National Park is filled with gorges, swimming holes and trails that will have you busy for at least a week. I do highly recommend visiting Cahills Crossing at high tide to catch a glimpse of the many crocodiles coming to catch a feed of the barra in the river. Then finish your day doing the Ubiru walk at sunset, the view is breathtaking.

LITCHEFIELD Litchfield is like the sister to Kakadu. Florence Falls is a popular swimming location with a short walk to the bottom of the falls that will leave you refreshed and speechless. You will love floating around the bottom staring up at the gushing water flowing over the large rockface.

ADELAIDE RIVER When in the Northern Territory you visit the crocodiles. The Adelaide River Cruise comes highly recommended. This guided tour will get you up close and personal with some of the largest crocodiles in the river. These jumping crocs come within touching distance of the boat and give you the best view for photo opportunities.

KATHERINE GORGE Katherine Gorge is a very well-known gorge within the NT, and for very good reason. It is simply stunning. The short walk to the top will give you an amazing treetop view of the river.

DARWIN Darwin is a city like no other. It has this laid-back feel that makes you forget the days of the week. Grab a bite to eat at the Mindil Markets or eat crumbed crocodile at Cullen foreshore while watching the sunset. Darwin is the best place for a family friendly holiday with so many free activities available.

Prices going up on depreciating assets As hard as it is for some park owners/managers to get their heads around, cabins (which are notoriously depreciating assets) have gone up in price. At Cabin Connect, we see a huge range of cabins, manufactured homes and onsite vans for sale and the trend we have been observing over the past 12 months is that prices are going up! Some cabins have been listed for sale on the Cabin Connect marketplace more than once and in their latest listing, have increased in price on some occasions by over $30,000! So, the question to be answered... Why are depreciating assets such as cabins going up in price? The answer is simple, in Australia, we have a supply and demand issue. We have more people wanting to buy onsite cabins or residential lifestyle homes than we can supply. Therefore, demand is higher than supply and this pushes up pricing. We also have a lag time in cabin manufacturing. Some of the leading manufacturers have extended delivery times due to demand and in some cases, due to delays in obtaining materials. Whether it be windows, flooring, timber or other essential materials to build a cabin, having just one delay, delays the whole project.

Another factor increasing the value of cabins, lifestyle homes and onsite vans and annexes is the simple fact the parks are getting better and are offering more and more to their guests on a yearly basis. With the addition of jumping pillows, pools, waterparks, peddle carts and more, an increase in appeal offers sellers the opportunity to increase their asking price. So, is this a bad thing? More people are becoming aware of the opportunity to own a cabin or onsite van in a caravan park, it means families are enjoying quality time together and it indicates that the industry is strong and on a good trajectory.
