hen it comes to financing your home, finding an expert is important. If you’re 62 or older you can qualify for a reverse mortgage, but where can you find an expert in such transactions? John O’Connor, the Reverse Mortgage Doctor, specializes in this product, making him an expert in the field—the one to go to. O’Connor opened this branch of American Nationwide Home Mortgage in 2011 and specializes in reverse mortgages for senior citizens. “With my experience in helping literally hundreds of people obtain a reverse mortgage, I felt it was important to concentrate on our core business, and specializing in something means to not get sidetracked by offering additional types of products that you are not an expert in servicing,” O’Connor says. Reverse mortgages are a special type of federally insured loan that allows seniors to convert the equity in their homes into cash, he notes. All proceeds are tax free and do not affect Medicare or Social Security benefits, he adds. To qualify for a reverse mortgage a homeowner must be 62 years old or older and have equity in their home. Credit scores are not looked at, and job and income verifications are not necessary, he adds. Additionally, no payments are due on a reverse mortgage for as long as one of the homeowners is still living in the home, he says. “The reverse mortgage will be paid back after the home is sold whether that is in the homeowners’ lifetime or upon their heirs settling the estate,” O’Connor adds. O’Connor helped his parents find the correct reverse mortgage about 15 years ago, researching the products to find the right kind—even before he started in this industry. At first I was skeptical about the product, but after speaking to many people—and doing my due diligence—I found that the reverse mortgage is a viable product for seniors who want to keep up with expenses, pay off debts and increase their quality of life,” he says. O’Connor says the number one misconception about reverse mortgages is that the lender takes the deed to the property, which is not the case. “The borrower remains on the deed just like with a regular, conventional mortgage.” American Nationwide Mortgage Company is a lender who funds, underwrites and closes in its own name. “We are not a broker or middle man in the transaction who has to know three or four different lender underwriting standards, which makes the process simple for everyone,” he adds. Clients deal with O’Connor from start to finish—ready to answer any questions that

Blue Ridge Home Builders Association Announces New President, Officers and Directors for 2014 On January 16, 2014 at the Old Metropolitan Hall on the Downtown Mall, BRHBA celebrated the Installation of its 2014 Board of Directors. Troy Yancey, the 51st President, and the remaining Board Members were sworn in during a great evening that was graciously sponsored by Dominion Virginia Power. “It is truly an honor and privilege to have been chosen by my peers to lead the Blue Ridge Home Builders Association in 2014. I plan to continue in the footsteps of our previous Presidents, to help continue what this organization stands for today. With over 150 Builder and Associate members, the industry leaders in this organization help BRHBA be “The Face of the Building Industry,” said Troy Yancey, President/Owner of T.E.A.L. Construction. Jen Jacobs, Executive Director for the Albemarle Housing Improvement Program (AHIP), was the keynote speaker and shared heartwarming stories about the people AHIP helps in

our community. She further inspired BRHBA members to continue a very important partnership BRHBA has with both AHIP and the Charlottesville Area Association of Realtors (CAAR) the Seniors Safe at Home Program. This program helps senior citizens make critical repairs to their homes to keep them safe, warm, and dry. It was a great celebration to honor and recognize the members of the 2014 BRHBA Board of Directors and partners, AHIP and CAAR.

Cathcart Group To Break Ground On Luxury Apartment Community Rip Cathcart of the Cathcart Group, a Charlottesville based real estate developer, is pleased to announce that the company has begun construction on the first 168 units of what will eventually be a 396-residence luxury apartment community at full build-out – The Reserve at Stone Port, just off Port Republic Road. BB&T is providing the construction financing. Located in the mixed use development of Stone Port, The Reserve at Stone Port is perfectly located just 1.7 miles east of Interstate 81. The Reserve at Stone Point is within close proximity to leading employers such as Rockingham Memorial Health Campus and James Madison University. Residents of the community can easily access Port Republic Road and the future Southeast Connector Road for their daily commute to work, school, or play. Featuring a 27-acre Village Center, the development will blend a large grocery anchor or regional attraction with Main Street shops, restaurant, hotels, pharmacies and service amenities – all surrounded by attractive green spaces and water features. “With the downturn in ‘for sale’ housing markets and subsequent drop in homeownership rates, we see a significant demand in the market for a luxury rental community in Harrisonburg,” said Todd Dofflemyer, President and CEO of Cathcart Group. “We are excited to fill this market niche with what will be the finest luxury apartment community in the area. Just steps from Harrisonburg’s employment base and the conveniences of living in a town center, coupled with the fact that we will NOT rent to undergrads, sets us apart from all other communities.” Cathcart Group’s quaint Craftsman-style architecture and attention to details aim to elevate the curb appeal of the community. “Unlike other apartment communities with standard amenities, our amenity package is unparalleled” said Rip Cathcart, Chairman of Cathcart Group. “With our residents in mind, we offer a vast number of modern living and community amenities.” Amenities such as: The Reserve Club featuring an elegantly appointed 7,000+ sq. ft. clubhouse offering a place for community sponsored social gatherings, professional chef’s kitchen, 24hour business and fitness center with cardio theater and children’s play room, cyber café, wide movie screen theater, billiard room, ping pong room and WiFi hot spots. Adjacent to the clubhouse will be a resort style salt water pool, kiddie pool, hot tub, cabana with men’s

The AIA’s 10 principles range from Designing on a Human Scale and Preserving Urban Centers to Varying Transportation Options and Protect Environmental Resources. The exhibit features both built projects and those still on the drawing boards. In addition to adhering to the principles for livable communities, Timberlake Place is among the handful of examples shown that have been built, opened and completely occupied.

Active Aging Expert Colin Milner To Speak At Senior Center Colin Milner, a leading authority on the health and well-being of the older adult, will speak at the Senior Center in Charlottesville on Friday, February 14th, at 2:30 pm. With “Redefining Aging,” Mr. Milner shares insights into how the latest trends in active aging can help people live healthier, more vibrant lifestyles. The importance of this topic is underscored by the Centers for Disease Control and Prevention, which has called the aging of the U.S. population one of the major public health challenges we face in the 21st century. In the greater Charlottesville area, the number of older adults is more than doubling—from 27,000 in 2000 to 56,000 in 2025. Increasing the number who live high-quality, productive, and independent lives is vital for community health. Milner, founder and CEO of the International Council on Active Aging, believes we can change the way

Designed by Charles Hendricks, AIA, CSI, CDT, LEED AP OF the Gaines Group, Timberlake Place is owned and managed by JABA. Located at 1512 East Market Street, in the historic Woolen Mills District of Charlottesville, Timberlake Place provides 27 units of low-to-moderate income housing and one market-rate apartment for persons aged 55 and over. The new housing combines the historic rehabilitation of the Timberlake-Branham House with 22 newly constructed one- and two-bedroom apartments in three buildings behind the original house. The new construction was carefully designed to fit in with the scale and character of the Woolen Mills neighborhood, and features both “senior-friendly” universal design, and energy-efficient EarthCraft construction throughout. A rare infill development within an established mixed-income and mixeduse community, Timberlake represents a departure from the trend towards large and isolated senior housing projects. Rezoning for the site was accomplished in partnership with the Woolen Mills Neighborhood Association. The project leaves undisturbed close to one-half acre of existing woodlands, as well as an additional large open space that will be dedicated to a community garden for the residents and neighbors. Livable Communities for Virginia runs through March 23, 2014 at the Virginia Center for Architecture, The Branch House, 2501 Monument Avenue in Richmond, VA 23220. Television mini-series rights to this book are currently being negotiated with a major network. Long before John Edward or Sylvia Browne there was a poor Kentucky farm boy named Edgar Cayce whose life transforming concepts and amazing psychic readings made him the father of holistic medicine and the engine behind what became the New Age movement. It has not been until now, however, when Sidney D. Kirkpatrick was given full and unrestricted access to Edgar Cayce’s papers that the full story of the “sleeping prophet” can be told. In this program Kirkpatrick will discuss what Edgar Cayce said about the role of women in the founding of

er classes there,” reports REALTOR® Sara Greenfield, broker/owner of Charlottesville Fine Homes and Properties. “They’ve helped me in my work.” Other programs focus on health and fitness, lifelong learning, recreation, arts and community service. Try It Out Tuesday, where visitors may sample programs and events, is held the first Tuesday of each month from 8:30 a.m. to 8:30 p.m. Many seniors enjoy OLLI, shorthand for the Osher Lifelong Learning Institute, which offers university-level, daytime courses at well over 100 locations across the U.S. Operated through UVa, local spring course offerings range from The Search for Amelia Earhart to Hearing Jazz, Tibetan Buddhism, Traditional Japanese Theater and many more. The Jefferson Area Board on Aging— better known simply as JABA—aims to help elders remain as independent as possible as long as possible. Each year JABA helps older adults and their families by providing food, health care, cooling and heating assistance, insurance counseling, transportation and companionship. JABA nurses make home visits and provide checkups at JABA housing, community centers and adult day care centers such as the one at the new Jefferson School City Center. JABA also operates several affordable independent living facilities, as well as Mountainside Senior Living, an affordable assisted living community with memory care in Crozet. JAUNT, Inc. is a regional transportation system providing independence to seniors who cannot drive or easily get to a bus stop. Transportation is available to get to doctor appointments, the airport, employment, shopping and social activities.

Seniors Love to Volunteer “THE CHARLOTTESVILLE REGION is a wonderful place for retirees,” declares REALTOR® Janet Matthews, owner of Charlottesville Town and Country. “There are so many things for older residents to do—from music to the arts to volunteer work—and there are also wonderful activities for visiting grandchildren.” What do people look for when choosing a place to retire? Checklists usually include a reasonable cost of living, a pleasant climate, an airport served by major airlines, sports and recreation options, arts and culture. In addition, most retirement experts say a college town, a teaching hospital and a variety of dwelling options are important considerations. Central Virginia can certainly mark off everything on that list. There are

housing options, including developments specifically for the over-55 crowd and the exceptional medical care provided by the University of Virginia’s Healthcare System and Martha Jefferson Hospital. Add in abundant recreation activities from hiking to skiing to golf and a remarkably vital arts scene, and you have a vibrant community for seniors.

Activities and Services Abound Once seniors are settled into their new dwellings—see the long list of op-

tions later in this story—most get involved in the community. Some join one of many musical groups, which are as diverse as the Charlottesville Municipal Band playing since 1922, and the Charlottesville Threshold Choir that sings for hospice clients and those in need of peace and comfort. Others opt for sports activities, religious organizations and volunteer service. Many seniors gravitate to the Senior Center, Inc. on Pepsi Place, with membership open to those 50 and older. “I’ve taken some great comput-

There are many avenues to volunteering in the area. Recently, for instance, www.volunteermatch.org listed nearly 100 volunteer-needed requests for everything from a Sustainable Climate Advocate to Literacy Tutor to a variety of positions at Monticello. JABA offers a variety of volunteer positions such as home visits, mentoring, working at the JABA Thrift Ship, delivering meals, recording for the blind and other services. Local SPCAs need foster homes and dog walkers and many local entertain-

ment venues use volunteers. For example, volunteers at Live Arts—a community theater—serve as performers, create sets and costumes, usher at performances and more. The Paramount, Charlottesville’s beautifully restored former movie house, also needs unpaid help. “We have approximately 250 volunteers,” says Jason Williams, Facilities Manager at The Paramount. “I’d guess that at least 60 percent are over the age of 65.”

Housing Options Abound “I’d say a third of my buyers are retirees,” says Pam Dent, a REALTOR® with Gayle Harvey Real Estate, “and most are still very active.” Retirees have a wide range of what they’re looking for in housing and our area can fulfill most needs. Here are some examples from completely independent living to options for assisted, nursing and memory care. Mixed Generation Community. This is the classic American community. It could be a long-time intown neighborhood or a brand new development encompassing townhouses, apartments and detached homes. A good example, says Dent, is Lake Monticello in Fluvanna County, home to retirees and young families alike. The community offers several beaches with picnic facilities, a marina, golf, tennis, and a clubhouse with a pool. Glenmore is another case of a community with multiple options and includes a fitness and swim complex, tennis, golf and an equestrian center. “The Glenmore cottages section is mostly one-level living with a first-floor master,” Dent explains. “Owners enjoy all the amenities of Glenmore, but the yards are smaller and lawn maintenance is included.” “Old Trail in Crozet also offers a range of housing choices with both existing properties and new construction,” she continues. Selections include golf course homes, townhouses, one-level new construction, and even Senior Living at The Lodge. Old Trail also has a swim club and a golf club. “Still another good option,” she suggests, “is Spring Creek, a golf community at Zion Crossroads with one-level living in attached or single family detached homes. ” Active Adult Communities “Many seniors are interested in active adult neighborhoods or an age-restricted community,” Dent points out. They appreciate the social interaction with other seniors and are often interested in purchasing a smaller, one-level home.

THE INDEPENDENCE

BRANCHLANDS

VILLAGES AT NAHOR

Typical options include cottage-style single-family homes, attached one-level villa-style home with first-floor master suites and townhouses. Generally these developments require that at least one person in the family be 50 or 55. In some cases, children visiting may be limited to a certain number of days each year. Other child-related restrictions may include specific hours of use at common facilities such as pools or clubhouses. One of the first such communities in Charlottesville was University Village, which requires most buyers to be 55+, although a portion of the units are for persons of any age. “There’s a fitness center” itemizes Dent, “a 75foot heated indoor pool, conference rooms, guest suites, a dining room where you can have all your meals, library, chauffeur service, underground parking—lots of amenities.” Branchlands is another community catering to 55+ homeowners looking for low-maintenance living and convenience. Branchlands includes condominiums and attached homes and is an easy walk from the Senior Center. A newer development is Four Seasons of Charlottesville. Located in Ruckersville, it provides several floor plans in “senior-friendly” detached homes as well as a Clubhouse with a fitness center, cyber café, billiards room, library, sports TV area, tennis courts, indoor and outdoor pools and spa, a putting green and five miles of paved walking trails. Another example is the Villages at Nahor, Fluvanna County’s first active adult community. Amenities include exterior maintenance, a swimming pool, fitness center, tennis courts, a fitness track, picnic pavilion, and community gardens. On the other hand, some seniors no longer wish to be homeowners. The Independence in the Pantops area of Charlottesville is an example of rental apartments for seniors. This was the choice of Jane Holbrook, who moved from Minneapolis a few years ago to be closer to her daughter. “That’s me on their website holding the little dog,” Holbrook says with a grin. Apartments have full kitchens and there’s a fitness center, scheduled transportation, personal garden plots and even a fenced “bark park” for residents’ pets. Branchlands (which is adjacent to, but entirely separate from, the owner-occupied properties also called Branchlands) is another 55+ Charlottesville senior apartment community combining independent living with some of the amenities of assisted living. Residents have most meals pro-

vided in the refurbished 1860 Manor House and other amenities include housekeeping, laundry, transportation, local outings, and visits by lecturers and musicians. “Although we don’t offer health care,” Branchlands executive director Jennifer Koeniger explains, “we can help our residents arrange for extra help on a private basis. Many of them are in their 80s and 90s.” Jefferson Heights, also in the Pantops area, is a sort of bridge between independent and assisted living with rental apartments termed “as care-free as you would like.” There is a fitness center, as well as an indoor therapy pool, business center, lending library, regular social events and outings. Optional personal extras include meals, in-home health care, housekeeping, and laundry service.

For A Little More Help Assisted Living Communities typically offer meals; medication management; assistance with dressing, medications, bathing and other daily needs; and transportation to personal appointments. Often an activities director arranges for pastimes such as exercise classes, outside entertainment, bridge and outings. Staff is available around the clock. Heritage Inn in the Pantops area of Charlottesville is an example of such a place and also has a memory care facility. Each unit has an activities director and central dining room. Skilled Nursing Communities offer assisted living plus medical care. Some offer temporary rehab for persons recovering from surgery or an injury. Meals may be offered in a central dining room or in a person’s room which may be private or shared. Many have activity directors. Examples are Golden Living near the Barracks Road Shopping area and The Laurels near the Senior Center on Pepsi Place. http://www.helpguide.org/elder/ continuing_care_retirement_communities.htm Continuing Care Retirement Communities Often called CCRCs, these establishments provide a ladder of care from independent living to assisted living, nursing care and often memory care on one campus. Once residents move into the independent living portion, continuing care allows them to move to a higher level of care. This can be especially valuable when one partner may require temporary or permanent nursing care, or the safety of memory care. The other partner can remain in the in-

dependent portion of the community and still be able to visit easily. One such CCRC is The Colonnades, which offers rental independent and assisted living, skilled nursing and memory care. Our Lady of Peace is a non-denominational rental community with independent or assisted living plans in the same apartment. There is also an assisted living facility and those residents always have priority admission to the skilled nursing care center or memory care. Charlottesville’s Westminster-Canterbury of the Blue Ridge is a “buy-in” CCRC with accommodations from cottages to apartments. It has a Fitness and Aquatic Center with exercise classes and a heated indoor pool and hot tub. An important feature of this “Life Care” community is that monthly fees do not increase when a resident must move to catered (assisted) living, nursing or memory care. It’s clear there are many excellent choices for seniors in Central Virginia. That’s why so many come to visit and n return to stay. Marilyn Pribus and her husband chose Charlottesville as their retirement home, and moved from California well before time. They currently live in a Mixed Generation Community in Albemarle County.

with a Limited Credit History

BY CELESTE M. SMUCKER, PHD

How to Buy a Home

your institution reports and pay off 21 your balance the day before, Domenic advises. Also, a good rule of thumb is to keep the amount owed at less than 30 percent of the total. The type of credit you have also affects your score. An account with a finance company can work against you as people often turn to these institutions in times of financial stress, or when other sources are not available. Department store credit cards are easier to get, Domenic said, but national cards like Visa or Mastercard are a better choice. If you do open a department store card, it is important to use it to keep it active. Just keep the balances low and pay the amount due monthly and on time. As you build your credit, avoid the temptation to close some of your accounts. Longevity of good credit can increase your credit score, while closing cards can reduce it because the total you owe will be a larger percentage of the total credit available to you. Credit scores range from a low of 300 to a high of 850. A score of 760 and above is considered excellent, 700 is good, 660 to 680 fair. Your score needs to be at least 620 to have a realistic shot of obtaining a mortgage, Domenic said.

Fixing Your Credit

tience you can establish a credit history and/or repair existing credit to the point where loan approval and home ownership are real possibilities.

Building Credit When your lender evaluates you for a mortgage loan, your credit score (based on an algorithm that predicts how much of a risk you are) is key. Payment history is one factor, but the formula also takes into consideration the amount of credit you have available and how much you owe compared to the total. Length of credit history

These days most underwriting is done electronically, Domenic said. Your credit score is a snapshot in time and depends, in part, on the day of the month that the institution reports. So for example, if you have a $500 credit limit and you have a $400 outstanding balance on the day they report, your

score will suffer since you owe such a high percentage of the total. This is true even if you pay the whole amount off each month and are never late. On the other hand, if you owe $1,000 but have a $10,000 limit, your score will be much higher. If you want to tweak your credit, find out what day

If you have credit lapses, you can increase your score by paying down balances, establishing a track record of paying on time, and resolving serious problems like collections or judgments. Avoid companies that promise to fix your credit. Most are scams, Domenic said. Increasing your score is definitely worth the effort. Not only does it make home ownership possible, but your mortgage rate is closely tied to your credit score with substantial savings associated with higher scores. Your score also impacts the rate you pay for your mortgage insurance, adding to your savings. Before moving forward on fixing or establishing credit, ask your lender for advice. Many will work with you for as long as it takes to get your score to the place where qualifying for a loan and owning a home become reality for you. n Celeste Smucker is a writer, blogger and author. She lives near Charlottesville.

According to bankrate.com your payment history is only 35 percent of your total credit score. Another 30 percent of the score reflects the percentage of the total that you owe.

HOME FINANCE

and type of credit are also important considerations. To build your credit history, start with obtaining at least three lines of credit, such as credit cards or an auto loan. Try your bank or credit union, Domenic said. You may need to start with a secured credit card, which means putting some money in an account to act as collateral. After you demonstrate that you pay regularly and on time, the bank may release the funds. When you apply for credit, be sure to ask the financial institution if they report to one of the credit bureaus. If not, it won’t help you to have the account. According to bankrate.com your payment history is only 35 percent of your total credit score. Another 30 percent of the score reflects the percentage of the total that you owe.

t’s a great time to buy a house and an equally good time to buy a first home. Prices are rising but they are still very reasonable, while interest rates continue to be very low. However, if you are a first time buyer and you have limited or no credit history, then obtaining a mortgage could pose a problem. According to Jay Domenic, a Branch Manager at Movement Mortgage, individuals with no credit history have very limited options. While FHA allows for loan approval based on non-traditional sources of credit such as a rental payment history, most mortgage companies still will not consider you a viable candidate. If this is your situation, or if you have experienced credit setbacks in the past, don’t give up. With time and pa-

we age by staying active, to the fullest extent possible, within all areas of life: physical, spiritual, emotional, intellectual, professional, environmental, and social. In other words, by staying engaged. For the past five years, the World Economic Forum has invited Milner to serve on its Network of Global Agenda Councils, recognizing him as one of “the most innovative and influential minds” in the world on aging-related topics. “I’ve rarely been so engrossed with a speaker for a full hour session,” says Senior Center executive director Peter Thompson, who heard Milner speak at an Aging in America conference. “His passion for the issue of aging as something that impacts virtually every aspect of public policy at the local, national, and global level was inspiring.” The Senior Center is bringing Milner to Charlottesville as part of its national accreditation celebration. Accreditation by the National Institute of Senior Centers (NISC), a constituent unit of the National Council on Aging, recognizes that the Center meets nine com-

prehensive standards of excellence. As one of just seven senior centers in the country to have achieved accreditation for a third time, the Charlottesville organization is held up as a model for others. About the Senior Center: The Center creates opportunities for healthy aging through social engagement, physical well-being, civic involvement, creativity, and lifelong learning. Through its volunteer program, members donate tens of thousands of hours of volunteer service annually, improving quality of life for people of all ages. The nationally-accredited Center has served the Charlottesville area for 54 years with no government funding.
