Landscape as Proof of having-been-there The Kluge-Ruhe Aboriginal Art Collection of U.Va. will exhibit the work of photographer Nici Cumpston, January 17 – May 18, 2014. Cumpston is descended from the Barkindji people of New South Wales and also recognizes her Afghan, English and Irish ancestors. She is the curator of Australian Paintings, Sculpture and Indigenous Art at the Art Gallery of South Australia. having-been-there is a series of images created by Cumpston to document the evidence of Aboriginal occupation in Australia before European settlement. Tree engravings, ring trees, and remnants of stone tools abound in Barkindji country in central western New South Wales. These act as subtle signifiers of

the spiritual ancestors that once lived in and created the landscape, and of food and water sources that ensured survival. They also serve as undeniable proof of Aboriginal people “having been there,” before and amidst the colonial assertion of terra nullius, the idea that Australia was a “land without people.” Additionally they are records of the Murray-Darling Basin river system’s natural beauty, as well as its gradual destruction over time as a result of pollution, salination, and re-routing. Cumpston is refreshingly purposeful about her process, which combines the hand-drawn and the photographic. “Using medium format film cameras enables me to slow my pace,” she says. After printing the images in black and white on canvas, she colors them by hand with acrylic, watercolor or pencil, which gives her “time to reflect on the cultural stories shared with me by our senior cultural custodian and law man.” The opening reception for havingbeen-there will be held on Friday, January 24 from 5:30 – 7:30 p.m. Cumpston’s residency at UVa, sponsored by Australia Council for the Arts, will take place in March and April 2014.

he note was taped to the front door of a rural house that rather grandly called itself a Bed and Breakfast. The dog was indeed friendly and the two rooms had obviously belonged to the kids—basketball trophies and scouting awards still punctuated the, um, décor. Still, the owners were cordial when they showed up after work, breakfast was generous and the price was small.

More typical in the Charlottesville area, however, is a historic hotel designed for travelers from the start, which now calls itself a B&B, and offers evening wine and treats along with a morning meal and even a full restaurant. Smaller properties may have been converted from a residence. Some people romanticize about what it would be like to own a B&B. But the personality tests, caveats and checklists of things to consider—busi-

ness plan, marketing, clogged commodes at midnight, and visitations by vegans—are a “whole ‘nother story.” Here, we’ll focus on the real estate perspective. Is it better to buy an existing B&B or to convert an existing dwelling? Is a B&B a good investment? What questions should you ask? “I started my business here in November of 1993,” says Scottsville resident Peter Scherman of The B&B Team, inn consultants and brokers. “My original business partner and I wanted to be the source of info for B&Bs in central Virginia.” The business has gradually expanded to become national and Scherman has joined up with Rick and Janet Wolf, who have an office in Maine, to bring B&B expertise across the country. “Without the Internet, this would never have been possible,” he says. “Twenty years ago people would go to a B&B and that was the experience,” he says. “Today the trend is toward providing an experience for people looking for high-end amenities, plus great access to dining and activities. If they find what they are looking for, they’ll pay for it.” Travelers do their homework these days, he continues. “They decide where they are going and what they want to do and then they look at their choices for a B&B—all on the Internet.” Websites like Yelp and Trip Advisor rate B&Bs, so owners have to have fancy, inviting, competitive websites, which can be expensive.

Important Considerations When Seeking A Property Obtaining a mortgage on a property for use as an inn or B&B is usually a key factor and mortgages depend on the type of property being purchased. Scherman divides B&Bs into three categories: lifestyle, feasible or financially viable. “First, potential B&B owners have to understand that size matters,” Scherman says. “Small properties with three or four rooms are probably going to be a ‘lifestyle’ B&B, where the business generates supplemental income and tax benefits, but doesn’t provide enough income to pay for the real estate.” A feasible property probably does not have a lot of appeal for residential purposes. It may be an under performing B&B or being used for something else. While it is not currently generating enough income to justify a reasonable price for the real estate, it has the potential to pay for the real estate and add additional value. “Fundamentally,” says Scherman, “if you step away and ask, ‘would a reasonable person buy this for a home?’ and

the answer is yes, its best use is as a residence. If you think no reasonable person would buy it for a residence, perhaps its best use is to be a B&B or inn. If it’s already a B&B, the buyer should be able to put down 25 to 30 percent and get a loan.” A larger property with more rooms is different, he adds. “A larger property may have the ability to generate enough income that the cash flow makes it financially viable to cover the mortgage and generate a profit.” Of course, the larger the property, the more it will demand at sale. As with all real estate, another key is location, location, location. “Location impacts the value of any real estate and also impacts the ability to attract guests. Who will come? Who will stay here? Can someone afford to buy it?”

Buy a B&B or create your own? “It’s better to buy an existing B&B,” recommends Scherman. “You’ll know the occupancy rate and can review financials. It’s easier to finance because there is a track record.” Regulations and zoning are also important to research before buying. “It’s amazing what intelligent people can do because they get caught up in their own dreams,” Scherman says, citing the case of a couple who spent much time and money renovating an old urban residence only to find that zoning prohibited overnight lodgers. “People think they don’t need advice because they’ve been successful in other fields.” “There are so many rules, regulations, and safety issues, it’s easier to buy a property that is already a B&B,” agrees REALTOR® Francesca San Giorgio, broker/owner of Four Seasons Realty in Nelson County. “Just for example, if you have more than five bedrooms, you have to have handicapped access and a commercial kitchen.” In addition, she warns, almost every jurisdiction is a little bit different. “In some counties, since a B&B is commercial, you must have upgrades to the septic system, emergency lighting and emergency exits in every room. Sometimes a flashlight in every room. All these things you must know. “ The key, says Scherman, is to ask questions. Ask lots of questions. His company is one of many offering seminars and workshops for people interested in various aspects of buying or

operating a B&B. “The decisions people make, especially when it involves their life savings, are really big decisions,” he cautions. “If their premise is mistaken, it can be very very costly. People need to have their eyes wide open. The most expensive mistakes are foreseeable and avoidable, but people haven’t asked the right questions.” While it’s easier to purchase an existing B&B, if someone wants to be in a particular area it’s a different story. “Where there is nothing for sale, the potential owners have to start up and make their own,” he points out. “Then there are many more questions to ask. It’s essential to know your

goals and objectives and whether they can be realized.”

Do-It-Yourself B&B Deb and Richard Bulissa are the owners of the Orchard House Bed and Breakfast in Lovington in Nelson County. He says, “For me, a B&B is a smaller, home-style type of ‘grandma’s place.’ I think of larger facilities with 10 – 12 rooms and a full restaurant as inns.” The couple operate the place themselves. “We don’t have employees,” he points out. “It’s just Deb and I and it’s a way of life for us. We’ve been profitable for the past four years, but that’s not our bottom line.” While some people seek an already operating “turnkey” property, that wasn’t the Bulissas’ choice. “When I retired,” he says, “my dream was to renovate my own ‘This Old House’ and I did it.” He and his wife, living in Vermont at the time, spent a dozen years searching for the right place. Finally, they shifted their focus to central Virginia and encountered REALTOR® San Giorgio who, coincidentally, was operating her own B&B at the time. “It had nine bedrooms and I had it for about 15 years,” she says fondly. “It was wonderful for me because everyone was a repeat customer. By the third visit they were ready to buy here, so I became a buyer’s agent.” She sold the B&B about two years ago because she became so busy as a REALTOR® she simply couldn’t juggle both jobs. As a B&B owner, San Giorgio had a good feel for what the Bulissas were seeking and showed them the 1874 residence of a circuit judge. He says they were smitten before they even walked in the front door. “It was exactly our vision of a B&B,” he recalls. They bought it in 2004 and added five bathrooms in the process of renovating and remodeling. Bulissa had a decided advantage in this operation. “My dad was a master plumber and carpenter, so I grew up with all that experience,” he says. “I did every bit myself. Everything was by the book with permits and inspections.” It wasn’t cheap. He estimates the cost of converting to a B&B was an

additional 40 percent of the purchase price. And that doesn’t include the value of his ongoing “sweat equity.” If he’d had to engage contractors, the cost would have been much higher. The Orchard House B&B is “more or less” on the market today. “But we’re not pushing the sale right now,” he says. “With any venture in life, you should always have an exit strategy and we’d decided, even before we bought, that in 7-10 years, we would do something else. But right now I’m doing something I enjoy that’s centered around this B&B way of life and taking each day as it comes. We don’t feel an urgency to sell. It’ll happen when it does.”

Potential problems “It’s essential to understand financing, what your resources will buy and what can you afford to put at risk,” states Scherman of The B&B Team. “It is definitely not an if-you-build-it-theywill-come situation.” These days it is a competitive market and a sign by the road simply isn’t enough. Marketing is an important part of operations. Finding employees for larger properties can be challenging. Then there are utility expenses, wi-fi fees, property and liability insurance and unexpected maintenance demands. In some cases, people get a great deal on a house in poor condition in the middle of nowhere. “It’s easy to spend a small fortune on bathrooms and whirlpools and fireplaces, but that is money that will never come back,” he says. In other cases, he explains, people change a property with the idea to make it more marketable as a B&B. “But then, if it doesn’t generate enough business, it is less marketable as a residence.”

An important decision An essential decision when considering the purchase of a B&B, concludes Scherman, is whether you plan to operate a business-model or a lifestyle B&B. In either case, ask questions from people who really understand the ins and outs of the B&B life.
