Ridley wasn’t quite sure what to expect coming into this market because it had been a while since a semi-custom builder had been on-site. “We were hoping to sell five to seven homes per year and we are already on pace to exceed that, even though we just got started a couple of months ago. We have six models to choose from, to start your semi-custom design package. “We are working feverishly to get our model home completed, but that’s not slowing down any of our customers. They like what they see in the Spring Creek community and they know we can deliver on the home they want.”

Buyers wanting to move to Spring Creek also have the option of bringing their own builder. And when it comes to choosing a lot, pick your favorite view. There are three choices available: golf course, neighborhood, and conservation. On a golf course lot, you’ll have spectacular views of the award-winning golf course and the players who frequent it. A neighborhood lot will give you easy access to amenities and neighbors—of the human variety. On a conservation lot, some of those neighbors may be non-human. Abutting preserved land, these lots offer increased privacy and the opportunity for close-up views of local wildlife.

High Demand from All Sectors Almost twenty years after the original zoning was established for Spring Creek, the gated community is closing in on 700

homes out of the original 1,200 allotment. But you can bet that the remaining 500 units will sell much quicker than the first 700 did. Girouard says “This has been a crazy year, insanely crazy!” And he’s not just talking about the presidential election. “COVID-19 has really put getting out of THE city—whatever city that might be—and building your ‘forever home’ at the top of people’s list. “We did shut down for a few months when COVID hit. We’ve made quite a comeback since late spring. That’s when the frenzy began, and we have been in an aggressive building mode since then. We have several years of inventory left, several more phases to get to our maximum of 1,200. Don’t doubt it for a minute; we’ll get there long before the current trajectory predicts. “There is such an extensive product line available at Spring Creek, and the location and amenities come together in an outstanding package. So, we appeal to all sectors of the population. We have seen a drastic upward spike in interest due to COVID-19 from Northern Virginia and the DC area. Whether they are older retirees, early retirees, or people that can now work from home, it’s like we have a direct pipeline into Spring Creek. We also have buyers joining us from California, Texas, Florida, you name it. “And with the easy highway access, this location favors people who are still working. We get lots of younger working people with or without kids. Our community really is reflective of the entire population.”

There is no doubt that COVID-19 has had an impact on how some sectors of the market view and define their home and what they expect from it. Some people want to move where there are no neighbors around for miles. Many are looking for a home that delivers on all the demands from working and studying at home and being comfortable and secure at home. Others are looking for that and easy access to unlimited recreational and fitness outlets and limited social interactions they can control. While the original formula for Spring Creek hadn’t factored in a pandemic 19 years later, the concept has held up well. Proof is in the demand, not only for new buyers moving into the community but in the existing residents that are buying here again. According to D’Elia, “Many of the existing houses on the market are available because people are ready to right-size their house but love the community and want to stay here.
