e have Bodos for bagels and City Market for produce and, as generations of UVA undergrads can testify, for a 3:00 a.m. cheeseburger with a fried egg on top we have The White Spot. Barbeque—how do you like it? Pizza? Well this is a college town, after all. Yes, we have our longtime favorites and our comfort food standbys, but the Charlottesville area is also a foodie paradise, blessed with environmentally responsible farmers, innovative chefs and entrepreneurs, extraordinary markets, and enticing eateries for all tastes and budgets, from food trucks to bistros. We have inquisitive appetites around here, and the ways and means to satisfy them. What are you in the mood for? From locally sourced, artisanal and organic to old-fashioned, good and

greasy, if you’ll eat it, somebody here will make it for you. “You could go out to eat every day for months and not hit the same restaurant twice, there are so many restaurants in Charlottesville,” says Stephanie Levin, who’s given us our first Jewish deli. You could start at her place.

Modern Nosh Levin comes naturally to the restaurant business; her family owned a small diner in Norfolk, and she grew up cooking. “There’s a picture hanging in our restaurant of me as a five-year-old with a rolling pin,” she says, “with my grandmother over my shoulder teaching me how to bake.” Levin matriculated at UVA, married, and raised a family in Michigan, but opening her own place, she says, “was something I wanted to do. I always did big parties, and food was a big part of

our lives up there. When I got back to Charlottesville I said, ‘Huh, there’s still no Jewish deli in Charlottesville. Maybe I’ll do that.’” Modern Nosh opened at the end of January to a predictably enthusiastic reception. “We have a lot of people who are transplants from the Northeast, so you’d be surprised how many people

are coming in and saying, ‘Oh my gosh, I haven’t had a good pastrami sandwich since I left New York,’ or ‘Oh my gosh, matzo ball soup; the last time I had that we were in D.C.’ So they’re pleasantly surprised they can get the food they miss. Or they’ve come in and said ‘I’ve heard of this, I need to try this now.’” The Reuben sandwiches, from the Traditional side of the menu, and the Combo Reuben (with pastrami added to the corned beef) from the Modern side, are Levin’s biggest selling sandwiches. Matzo ball soup and Latkes draw folks looking for comfort food, as does the Sweet Noodle Kugel, an egg casserole topped with crunchy sugar and cinnamon. The “Colossal” slice of New York style cheesecake is over three inches high. As for Levin, she really likes the Reuben Fries (Modern), a Rueben sandwich sans bread on top of “a good thick cut sidewinder fry.”

Myriam and Claudio Hernandez opened Al Carbon (“to the charcoal”) there in 2014, selling “street food from Mexico,” as Myriam describes it. Like Levin, Hernandez learned her way around the kitchen as a child, from her grandmother who lived with the family and helped to raise her. “She

Born in Costa Rica, the brothers were raised in Nicaragua and Miami, and have been in the restaurant business for over a decade. Over at Feast, in the collection of gourmet shops known as Main Street Market on West Main Street, sandwich maker Dan Frosaker has offered over 70 different sandwiches from 70 different countries so far in a weekly series he calls Sandwiches of the World. “We started this in March of 2018 as a way to learn more about different cuisines,” Frosaker says, “and I hope to keep it going until March of 2020. When possible, I try to recreate a sandwich that is famous in the country. When a country doesn’t have a signature sandwich, I will take pieces of the cuisine of that country and put a Feast spin on it.”

Pearl Island Café “Soul of the City” is the slogan you see inside the Jefferson School City Center room that Pearl Island Café shares with VU Noodles, and Caribbean soul is what Pearl Island serves. “We wanted to do something that shows where we are, location-wise, but is also an ode to the history of the Jefferson School, and that space being the soul of the city,” says Pearl Island owner Sober Pierre, who created the café with Executive Chef Javier Figueroa-Ray. “What we’re trying to capture is the essence of the Caribbean. Javier brings more of an Afro-Latino perspective, being Puerto Rican, and my background is Haitian. Jamaican cuisine is always easily identifiable, and that particular cuisine is one that we also wanted to feature. We try to mix it up a bit.” Their Haitian-style coleslaw, Pikliz (“spicy” in Haitian Creole) is made from cabbage, carrots, onions, citrus

The unfairly unloved South Korean street toast was a cabbage, carrot and egg combo, fried and served on white bread with chili sauce. “It was great. I could eat it for breakfast every day, but it didn’t really take off,” Frosaker says. His mouthwatering line-up for the next couple of months includes Thai fried chicken, Jamaican Jerk Chicken, hot roast beef from Costa Rica, fried fish from New Zealand, and a concoction with egg and beets from Australia. Creative cooks work long hours. Where do they go for a bite when they leave their own kitchens? “Mas Tapas, The Alley Light, and Tavola,” Levin says. “Those are my top three and they’re each different.”

“My kids like Bodos,” Hernandez answers, “and my husband and I enjoy the Ivy Inn Restaurant or Public Fish and Oyster.” Mayorga is impressed with Brazos Tacos in IX Park, and is partial to the Super Amanecer Latino Market near the 250 bypass on Route 29. “They sell great papusas there. I’m making a tradition of every Sunday getting papusas after work. I’m calling it Papusa Sunday.” Frosaker lives near Taste of China, and eats there with his wife every couple of weeks. “We always go for the Crispy Beef with Green Onion Szechuan style, and then try something else. I also recently went to Guajiros Miami Eatery,” he adds. “I had a great Cubano and plantain chips.”

f you plan to sell your home and your roof looks old, your kitchen is outdated, or your front door isn’t welcoming, you may wonder whether to remodel before going on the market. Will any of what you invest come back to you when you sell? And how would you know? A good place to do preliminary research is Remodeling Magazine’s 2019 Cost vs Value Report (CVR) at costvsvalue. com. Remodeling’s annual article compares cost estimates for remodeling projects and REALTOR® estimates of what each one adds to a home’s value at sale. The result gives homeowners an idea of the percentage of a project’s cost they may be able to recoup when their home sells. National results are available as are figures by region and city. Central Virginia is represented by both Roanoke and Richmond. While these figures are a good place to start, your REALTOR®—who is familiar not only with your home but with others in your neighborhood that have sold recently—is always your best source of information.

Curb Appeal Curb appeal is critical for getting a home sold, and many projects that add

to its outside appearance can also offer other benefits along with a nice return on investment. For example, the CVR reports that replacing your entry door with a new steel door returns 80.6 percent in Roanoke and 70.5 percent in Richmond. Not only does the new door improve your home’s appearance, but it also adds an element of security. New windows are popular in both locations, with wood being preferred in Roanoke at 74.1 percent and vinyl in Richmond at 74.8 percent. Windows are an upgrade that not only improve your home’s appearance but add value in the form of energy savings. Similarly, an asphalt roof replacement has a reasonable rate of return— over 79 percent—in the Richmond area. Roanokers like a new roof as well, but prefer metal (73.8 percent) over asphalt (63.4 percent). A nice new roof not only keeps you dry but communicates to an anxious buyer that you care about your home and have kept it in good repair. Adding a wood deck is a good investment in Roanoke where you may recoup as much as 83.6 percent of your investment compared to just 55.6 percent in Richmond. The difference may reflect the mountain views and cooler climate in Roanoke.

And in Richmond, at least, the return is high, 80.9 percent. In our area, buyers at all ages appreciate design features that allow them to stay longer in the homes they love, and according to Keith Smith with Roy Wheeler Realty Co., there is more interest today in “transitioning in a house,” even among younger buyers.

Charlottesville home buyers also appreciate rooftop terraces on their townhomes which are especially popular when they come with a great view says Jodi Mills with Nest Realty. While the CVR focuses on remodeling, another feature that improves your curb appeal is landscaping, which studies show can add thousands of dollars of value to your home.

Interior Space The very highest return in this year’s report is for a minor kitchen remodel, which comes in at 96.1 percent in Richmond. While still very respectable, Roanoke’s figure at 76.5 percent is low in comparison. Major kitchen remodels fare less well in both locations. The difference between major and minor is in details such as installing stone countertops compared to plastic laminate or custom cabinets instead of opting for replacement doors and hardware upgrades. Another option worth attention is a bath remodel that incorporates universal design features such as a walk-in shower, rocker switches for fans and

Energy saving features can reduce utility bills every month you live there, and if your family enjoys cooking and entertaining, a major kitchen remodel may be a good choice for the quality of life it brings. You may only recoup a little over 60 percent of your investment, but not climbing stairs every day can save years of wear and tear on your joints. Green updates (often called high performing assets), like an improved HVAC system, better insulation, a tankless water heater, a programmable thermostat or the removal of carpet containing toxic chemicals, can also add substantially to your quality of life while repaying you in the form of greater comfort and savings on monthly bills. And you can take advantage of companies like Pearl Certification, a Virginia-based organization “that provides third-party certification of high-performing homes: homes with ‘performance assets’ that make them healthy, safe, comfortable, energy and water efficient.” Pearl’s approved contractors evaluate and document your home’s high performing assets, and provide feedback on renovations that make the greatest impact. Your REALTOR® can use this info when marketing your home and the appraiser can use it to justify a higher price.
