intergreen’s new state of the art snow equipment whips up the wet white stuff in pretty much any conditions on the resort’s numerous slopes, and makes Wintergreen an ideal destination for winter sports enthusiasts looking for second homes. “We have people who buy property to use in the wintertime and then discover spring, summer, and fall, and we have the group that buys it for the spring, summer, fall experience and then discovers winter,” says Wintergreen General Manager Hank Thiess. “Once people become property owners, they discover the season that they weren’t necessarily focused on.” Let’s focus on winter, and why Wintergreen, twice named the “Best Ski Resort” by online readers of Washington Post, attracts a quarter of a million sport and nature lovers in the winter season. “When people come up here they’re amazed that it’s such a drop dead beautiful place on top of the Blue Ridge Mountains,” Thiess says. “And in the wintertime they’re amazed by how much snow there is.” Wintergreen’s 11,000 acres contain 26 ski and snow-

And thanks to what Thiess calls “one of the better snowmaking systems in the world,” they are open all season long. “We can pump 8,000 gallons a minute onto our slopes.” Thiess says. “If we could focus all of that snowmaking into one confined area the size of a football field, it would be the equivalent of making up to 37 feet of snow in a 24-hour period. It’s a really remarkable system.” Those impressive numbers come after a $6.5 million upgrade in 2012 that doubled pumping capacity by nestling a 70 by 112 foot water storage tank with a capacity of five million gallons into the side of a hill. New, energy efficient snowmaking guns have the capacity to make more snow in marginal temperatures than the equipment they replaced. Skis, boots and poles are available for rent by individual session or for the entire season. Four competitors at a time will race through a specially designed terrain park. The event is open to skiers and snowboarders of all ages. Skaters can enjoy views of the Blue Ridge Mountains too, on the 45 by 90 foot Shamokin Ice Skating Rink, where a 150-ton “chiller” ensures a frozen surface even in balmy weather. The park may be booked for skating parties, birthday parties, broomball events, and the like. Tubing fans can head down the Plunge – over three football fields long – at almost 30 miles per hour, or zoom down the Zip – a mere 900 feet – at over 40, then take a conveyor lift back up the hill. Homes Wintergreen’s bucolic setting and close proximity to the George Washington National Forest make it a paradise for nature lovers, but the resort is also within driving distance of major urban areas. “It’s close to Charlottesville, but you’re unencumbered by people,” Chase says. “The pace of life is moderate and enjoyable. You have this picturesque setting and access to world class amenities without the rush of people and urban energy.” In recent years, lovely Nelson County itself has sprouted wineries and micro-breweries and crafter’s studios, attracting foodies and arts lovers in turn. “A lot of people are falling in love with the area,” says REALTOR® Pamela McKeithen, who’s been selling Wintergreen real estate since the 70s.

On and Off the Mountain Fresh snow, fresh excitement, and surprisingly low home prices make this

an excellent market for folks wanting to winter at Wintergreen. “Absolutely,” REALTOR® Brian Chase replies, when asked whether the current market favors potential homeowners. “It’s a remarkable time to be a buyer.” Prices in a planned mountain community like Wintergreen, Chase observes “would be impossible to duplicate if you were to start from scratch and buy the land.” While sales have picked up pretty dramatically over last year, “prices are staying about the same,” McKeithen says. “There are some excellent buys in this marketplace.” Homes close to Wintergreen amenities may be found at the resort itself, and in the valley community of Stoney Creek. Almost 100 homes are presently for sale on the mountain, with prices beginning at around $250,000 and topping out at $1.5 million. Of the 27 area homes currently for sale in Stoney Creek, 10 are in the $300-400,000 range, while prices top out at over $1 million. In terms of demographics, “Stoney Creek is skewed to retirement and preretirement,” Chase says. “The mountaintop is much more heavily skewed towards second and third and vacation homes.” The Wintergreen mountain village is predominantly second homes, McKeithen agrees – “probably 80 percent if not more,” McKeithen estimates. “A lot of people are getting to retirement

age, however, and they’re spending more and more time at Wintergreen, so that is changing. Often people buy something at Wintergreen and then their needs change and they move up or scale down, so we see a lot of people who buy at Wintergreen stay there. I am now seeing people who grew up having a home at Wintergreen and they want to have a home there for their families. So there is that kind of commitment to the area.” Chase and McKeithen are such avid Wintergreen fans because they’re such longtime Wintergreen residents. A former skiing instructor on the mountain in the late 70s whose “passion” is downhill skiing, Chase first learned how to ski there himself. “The apple didn’t get very far from the tree,” he laughs. “I grew up, went away, and came back to Wintergreen because it’s such a special place to live and work.” McKeithen bought her first Wintergreen home in 1977. “My children grew up in Stoney Creek and learned to ski and had the run of the place growing up,” she says, “and I now have grandchildren who are skiing at Wintergreen and using the facility.” Mountain resort living “can be a very meaningful experience for families and extended families,” she says. “It’s just a great place to be.” Since Greenbrier Resort owner Jim Justice purchased Wintergreen in 2012, “Wintergreen’s future is extremely positive,” McKeithen says, noting both the expanded snowmaking capability and a renovated fitness center. “I think Wintergreen gets better every year.”

Beyond Snow – Wintergreen’s Winter Arts Besides sports on the mountain, winter at Wintergreen offers the fol-

lowing arts and social events at which to get to know the community. On January 26 at 6:30 p.m. the Wintergreen Performing Arts à la carte Series will present An Evening at Downton Abbey, a fund raising dinner at the resort’s Lake Monocan clubhouse. Chef Dean Maulpin of the C & O Restaurant will prepare a six-course themed dinner. Guests are invited to dress in period costume or in elegant “modern.” Tickets are $125.00 per guest. On February 9, 2014 at 4:00 p.m. the Wintergreen Performing Arts Concert Series will present the United States Air Force Heritage Brass Chamber Group at Rockfish Valley Community Center. There are many reasons to become a homeowner. Your friends are buying homes. You want a yard, a workshop, an up-to-date kitchen, and maybe a garage. But can you afford to buy? And should you? It’s important to ask yourself some questions first. Are you going to be in the same area for at least three to five years? How stable is your income? If you will be buying with a partner, how stable are both incomes? What if you or your partner becomes disabled, loses a job, or must take time off to care for a child or elderly parent?

How Much Can You Spend? When people start house hunting, they often turn to the Internet to check out for-sale listings and run numbers on mortgage-calculating websites to get an idea of a logical price range for a new home.

Whit Douglas, Senior Loan Officer with First Heritage Mortgage in Charlottesville, says those online calculators can give a rough estimate of how much house you can afford. Still it’s just that—a rough estimate. A far better strategy, he says, is to become pre-approved before you start looking for a property. This entails a detailed analysis of income, assets, debt, and credit history. “Most REALTORS® will want their clients to be pre-approved because it really helps with the process of finding a home,” Douglas says. “There’s generally no cost—although some lenders may charge application fees—and you’re not obligated to a lender just because you have been pre-approved.” He points out that knowing your price ceiling ahead of time can save house-hunting time and the disappointment of falling in love with a place you simply cannot afford. “Instead, you have an honest take of where you are so you’re okay to go find your house, sign a contract and come back for the loan,” he says.

Pre-approval Questions “It’s helpful when clients have their documentation available,” Douglas continues. “If possible they should

bring W-2s from the past two years, pay stubs from the past two months, and a bank statement from wherever the down payment is coming from. Even better are a couple years’ tax returns, which give a better overview of their financial scenario—especially for the self-employed.” He says there are extras to consider when calculating debt. The bottom line is that the total of existing debt such as student loans, credit cards, car payments, obligations such as child support, plus the potential mortgage should be no more than 43 percent of total income. “Then there are always extra expenses like taxes and auto insurance and cell phones,” he says. “And eating.” He adds that most lenders have moved away from the “no-doc” days when borrowers didn’t have to document their income. “People used to just state their income and could get a loan

Starting next week, on January 10th, lenders must be even more careful. That’s the effective date of the new Qualified Mortgage (QM) rules instituted by the Consumer Financial Protection Bureau (CFPB) to create safer loans by prohibiting or limiting certain high-risk products and features and adding protections for both lenders and borrowers. “The CFPB is putting a bigger burden on mortgage companies to prevent people from getting into so much trouble,” explains Douglas. Some examples are limits on upfront points and fees, and no “toxic” loan features such as interest-only loans, negative-amortization loans, balloon loans, or mortgage terms going beyond 30 years. “QMs will hopefully be good for borrowers,” says Douglas. “They will assist in limiting someone borrowing too much. On the other hand, QMs may make it more difficult for some people to obtain a mortgage.” While a REALTOR® can help find the right house for you, you definitely should prepare ahead of time to get the best possible mortgage terms. Review your credit report for errors and fix any problems. If you have a number of small, unpaid balances, polish them off, but don’t necessarily close the accounts. Most lenders look for borrowers with low debt balances and a long history of on-time payments. “What I look for,” explains Douglas, “ is the borrower’s credit score and debt-to-income ratio. A long debt history of on-time payments can assist in having a higher score and I focus on that score, not the actual balances.” That “score” Douglas refers to is the FICO score, which is compiled from a number of factors. (FICO stands for the Fair Isaac Corporation, creator of the FICO score.) Generally, the higher your score, the lower the interest rate you are likely to be charged, because lenders want higher yields on riskier investments.
