he latest technology innovations cover a wide range of possibilities from the lowly toilet to security systems you can activate from your smart phone and television sets that stream movies at the push of a single button. In some cases, advance preparation is a key when you are building a house while in others, remodeling and renovation projects are a golden opportunity to upgrade. Technology addresses two major areas—convenience and energy conservation. Let’s talk about conservation first, starting with the ENERGY STAR program, which is a real key. Most people recognize the ENERGY STAR designation on appliances, but many don’t know exactly what lies behind that label. ENERGY STAR is a governmentbacked symbol for energy-efficient products and practices. The program was established in 1992 to reduce greenhouse gas emissions and other pollutants and to make it easy for consumers to identify and purchase products that offer savings on energy without sacrificing performance and features. To earn the ENERGY STAR rating, products must provide measurable and verifiable energy savings while still delivering features and performance. If a qualified product costs more initially, it must make up that difference in utility bill savings within a reasonable time. Although most people think of ENERGY STAR in connection with home appliances and electronics, other devices such as furnaces and air conditioners can also earn this rating. According to ENERGY STAR, keeping your home’s indoor temperature comfortable can account for up to half of your home’s energy consumption, so technology which

reduces your heating and air conditioning energy usage can have a substantial impact on your utility costs. While heat pumps, which exchange heat from the outside air in the winter and heat from inside your house in summer, are nothing new, the increasing use of geothermal heat pumps can reduce heating and cooling costs by as much as 30 to 40 percent. The geothermal heatexchange apparatus is buried underground, where temperatures are generally cooler than outside air in the summer and warmer in winter. Installing a geothermal heat pump is typically more expensive than a standard heat pump. However, in addition to offering substantial energy savings, the underground installation means there is less danger of damage to the system from weather and it is virtually maintenance-free. In addition, geothermal heat pumps are eligible for a Federal tax credit of 30 percent with no maximum through December 31, 2016, as long as the heat pump meets ENERGY STAR requirements. Some people are turning to solar energy. Essential considerations are a substantial south-facing unshaded roof, possible neighborhood building restrictions, adequate wiring and, for some applications, broadband connections. Just as with geothermal heat pumps, the 30 Federal tax credit with no maximum is available until December 31, 2016 provided the solar system meets the ENERGY STAR requirements. One of the best ways to conserve energy is through home energy man-

agement technology using a monitoring system that shows where you’re using the most power. These home energy monitors range from simple— tracking energy consumption on a single outlet—to a full-home energy monitoring system. This full-house system plugs into a standard outlet and communicates with a smart power meter to measure energy usage by room and time of day. Some can even track usage by individual outlets. The information is sent to your computer or smart phone so you can see where the most energy is being used and possibly wasted and take corrective measures. Another way to conserve is to control the loss of energy to “vampires.” Many devices such as TV sets, DVD players, computers and even coffee pots keep using energy even when they are off because they “hibernate” or go into a stand-by mode which is still drawing current, hence the vampire designation. Vampire power loss is estimated to account for as much as 10 to 12 percent of residential usage, but smart power strips can stop this loss. Many people already use power strips because of a shortage of wall outlets around their media system, for example. But smart power strips have a control device to cut all the power when it’s not needed. Many smart strips have a few outlets that are always “hot” in case there are devices—such as a DVR set to record a show at 2:00 a.m.—you wish to have powered all the time. Water is another important resource that needs to be conserved. Many people are startled to learn

that toilets generally use more water than another other home fixture with older toilets using as much as a quarter of the water in a typical home. Upgrading to a low-flow fixture can save significantly on water usage and installing a dual-flush toilet can reduce usage even more. A dualflush toilet uses less water for liquid waste and a different mechanism to flush away solid waste. A dual-flush toilet doesn’t need an upgrade to the plumbing, but it may require a plumber. Simple kits are available to convert a standard toilet to a dualflush system and many people can install them themselves. While many of these energy-saving strategies can be adapted in existing homes, Piedmont Realty & Construction of Crozet aims to incorporate a number of energy-saving ingredients into all its new home construction. In support of that goal, Piedmont has entered into an agreement with the Residential Energy Services Network (RESNET) to be designated as an RESNET Energy Smart Builder. RESNET provides homeowners and homebuyers with an important measurement of long-term energy performance and consumption. “Today’s new homes are much more efficient in comparison to homes built just a decade ago,” says Steve Baden, Executive Director of RESNET. “These homes are more affordable to maintain, comfortable and have a higher value. This is good for consumers, the environment, the local economy and our national security.” To measure this increased efficiency, RESNET created a nationally recognized Home Energy Rating System (HERS) to measure a home’s overall energy-saving performance and efficiency. Certified RESNET Home Energy Raters conduct inspections to verify a home’s energy profile and determine what improvements can be made to increase its efficiency.

Such features include a high-efficiency heat pump system, a home ventilation system, ENERGY STAR appliances, ENERGY STAR low-emissivity double-pane windows (with Argon gas sealed between the panes to provide extra insulation), masticsealed ductwork to reduce energy loss, leading-edge open-cell exterior wall insulation and even an insulated garage door.

The Convenience of High-Tech The category of convenience has “wow� features in addition to saving energy. “The biggest thing right now is multi-room audio with mu-

sic through the Internet, controlled from your desk top, smart phone or laptop,� declares Crutchfield’s Shawn Pendleton. “You can play any music in any room with either wired or wireless systems. A lot of those units can even be alarm clocks, so you can have music turn on at different times. You can have up to 32 different rooms with 32 different kids of music for 32 different people.� Pendleton says the cost depends on the number of rooms and whether a wired or wireless system is installed. Wireless options are about $350 and up for each room depending on the number of rooms and the number

of zones. (A zone can include more than one room.) He says wired options usually run less, and ideally are installed during initial construction. “In-wall and in-ceiling speakers are much better now,� he adds. “They can be painted to match the wall or ceiling and are virtually invisible.� Also popular now, Pendleton says, are the new large LED television sets up to 75 inches, which are so improved they can garner an ENERGY STAR rating. They are extremely thin—some as thin as an inch. He notes that HD formatting means that the distortions seen in earlier large-screen TVs are minimized.

Some technology is really more gadget-y rather than functional, but still can be fun and handy. There is, for example, a device that replaces an existing deadbolt with a batterypowered motorized deadbolt with a customized access code eliminating the need for keys. The system can be monitored from your smart phone and can even send you a text when the door is unlocked. And finally—yes, Virginia, there really is a robot that will vacuum the floors. (But no, it doesn’t do windows. Yet.) The Roomba can be controlled wirelessly from anywhere in a home. In fact, it can be programmed to do the cleaning when it’s home alone. It automatically adjusts when vacuuming carpets, tile or hardwood floors. And if it runs low on power, it heads back to its dock to recharge. It’s not cheap, but it makes cleaning almost fun.

here are many reasons to sell a home, whether it is a job transfer, upgrading to a large home, downsizing, going into retirement, or some other lifestyle change. While those are all good reasons to sell a home, the financial benefits and consequences need to be considered before starting the process. Ensuring that selling a home makes financial sense will alleviate any problems or snags down the road. This process starts by determining how much the homeowner will net at closing. The first step is to estimate the current market sales price. Sales price is different from the listing price in that the listing price is what the homeowner wants to receive while the sales price is what the market will bear. Homeowners will get in their heads that their home is worth a certain amount and have a hard time understanding why the market is not in agreement. A homeowner could choose to get an appraisal if they want an unbiased third party opinion of what the market value would be, or the homeowner could look at comparable homes that have actually sold to conduct an informal appraisal of their own. Once the top line is established, it is time to turn your attention towards the expenses that will be subtracted from this amount. These expenses have a hierarchy to them in terms of which ones are paid first. This is a sample—but not a complete—list that a homeowner may see. • The first is any back taxes owed on the property that might be in the form of a tax lien on the title. • The second is normally the largest and that would be the mortgage

currently on the home, which includes any accrued interest. • Third would be prorates of any expenses such as real estate taxes, association or utility dues that might be paid at a future date for time or services experienced while the seller still has the home. • Fourth would be fees such as escrow fees, title policy fees, recording and transfer charges, attorney fees, survey charges, septic/well certification and any home warranty programs the seller might offer as a condition of the sale. • Finally, the brokerage commissions and seller contributions finish the expenses to be subtracted from the sales price.

It helps to list and estimate what these expenses will be. Reviewing them individually can do this. Tax liens might have a specific dollar value, but the accrued interest needs to be factored in which will require calling the party with the tax lien to determine the payoff amount. Contacting the lender of the mortgage and asking for a payoff letter with a specific date will enable them to provide an amount required to satisfy the outstanding balance and any interest accrued, assuming the monthly payments are made up to that date. This figure normally will be the largest expense as the result of leveraging at the time of purchase or of subsequent refinancing. If there is a second mortgage, such as a HELOC on the home, be sure to include this pay-

off amount. Prorated expenses can be calculated by determining how much will be due at a specific date and then estimating a closing date. Then determine the number of days, which is the responsibility of the current homeowner, and divide by 365 if it is a yearly payment. This can also be a source of funds for the seller if expenses have been prepaid and work in the opposite manner with the seller being credited based on the number of days prepaid that occurs after closing. The next group of expenses will vary depending on the parties being used, the complexity of the sale and the dollar amount of the sale. Homeowners can use either an average or a range for each expense item they foresee being necessary for their transaction. Lastly are the brokerage commissions and seller contributions, which can be a percentage of the sales price or a specific dollar amount. These values can be estimated by using the current market offerings, but these are almost always negotiable amounts. When the homeowner does sell their home, the settlement statements will itemize where the money is coming and going with a net owed or due to the homeowner. There is normally a summary page that condenses the sources and uses of funds onto one page with the details of each item on later pages. Estimating a sales price and expenses to come to a realistic net expectation can help stop the homeowner from being caught off guard by having a negative net, i.e. having to bring money to the table just to sell their home. Knowing what a homeowner will net also will help in planning for their next home purchase, which might even be a contingent purchase. There are many reasons why a homeowner would want to know how much they will net should they sell their home but doing it for the purpose of financial planning is the most important. Financial planning requires knowing as many variables as possible to determine which options are available. Before a homeowner lists their home for sale, they should take the time to estimate how much they will net at closing and factor that into their decision to list the home in the first place.
